Thanks Daniel, what an excellent informative video! If possible, can I please pick your brain a little more? We gave notice on the property we were renting because a 30% rent hike was demanded and we were threatened with a Section 21 if we did not accept. I suspected the landlord would 'try it on' with the deposit, and I requested several times we do a walkthrough together prior to handing in the keys, but he flatly refused, as did the agent, citing there was no requirement to do so. Now the landlord is trying to keep most of the deposit alleging cleanliness/wear and tear issues. This is codswallop as far as I'm concerned, but it is a subjective call and cannot be proven beyond doubt one way or another (photos are inconclusive). My quesions are 1) If the dispute goes to arbitration, is the presumption in favour of the landlord or the tenant where no irrefutable evidence can be provided by either side ? 2) If I end up having to go to Court, do I claim against the agent (to whom I gave the deposit) or the landlord? If you could reply it really would be appreciated. Many thanks.
My previous landlord deducted the cleaning fee unreasonably, but I found out that he didn't put the deposit in TDS, so that I can't complain. Please let me know how I can report him?
i have been renting a House for the past 8 years. unfortunately my landlord passed away and her children want to sell the house, they gave me 4 months notice. I will not pay the last months rent and use my deposit instead, because my deposit has never been protected as required by law !
There is only one way to get your deposit back and that is to withhold the last months payment when you give notice. Write the landlord a letter of your notice and withholding of one months rent, they won't like it and will send letters explaining that you must pay the rent and then they will pay you back at some later date but from my experience it is just a lie, you will never see the money again. In this world you have to take what is rightfully yours, nobody is going to give it to you.

Help! any advice? I still in a property,how can anyone claim my money...and without any "open claim", agency/landlord takes deposit for a tenancy that still active?...reported long time agoi to DPS and nothing been done by them since start of the year when I have noticed that on account says "agency/landlord reported you moved out"...how is that legal...

The Letting Agents are holding on to the deposit and not letting me use it to pay for damages to the flat.I had to instruct solicitors on this matter.
