There are Pros and Cons with everything. I don't ever want to rent ever again, I would downsize before I rent. Your landlord can sell your place and then what?? I rather have a mortgage where I have a longer time span to pay my mortgage before it's considered late versus relying on a landlord with their 5 day grace period vs my 15-30 days or longer. ESPECIALLY with how Everything is falling apart NOW Around Us, no way. I kept begging this sister years ago to buy her a house since she was renting because anything could happen, well it happened, her landlord gave her a notice that they were selling then changed his or her mind. I kept telling her that's a sign, you and your man need to consider a home (and she worked for the bank for years, I know, right) well long story short, a year later, the landlord sold their home, and she had to find a place to stay ASAP because the new owners were kicking her out. She was FRANTIC!! Been in my home over 3 years now. Got a great rate. Nothing transpired as planned concerning my woman and family moving in. I was initially purchasing a home for (my woman and immediate family) but my sister passed unexpectedly before she and my dad moved in, my dad passed a year later with me, and my ex didn't come back as planned after I moved into my new home ( I still have her things stored away from the other house) I HATE THAT MY Homeowner Insurance went up and how they can get away with it, like How you charging me something for Something I don't need WHEN MY HOME IS IN A NO EVACUATE ZONE!! So I quickly stopped complaining to myself and told God I trust him, he will take care of that extra 90 bucks a month and he did with my raise on my job. I'm now making almost twice what I was making when I was approved, I'm doing very good. Year after moving in, I got my equity out of my house and was considering buying the house down the street from me. Definitely not looking for a wife, a f**k buddy only needs to apply but NOT A WIFE because I'm too far along in my life and experiences and I'm at the age of NO BS from people who don't appreciate hard work or the fruits of another's labor. I think i know why there is a lot of home buyer regret. When financial advisors suggest our debt to income (DTI) ratio be no greater than 28%, many new home buyers divide their monthly mortgage by their monthly gross income. In my opinion, it would make more sense for it to be the sum of all monthly bills divided by the monthly net income. For example: (mortgage+HOA+property tax+city tax+utilities (water/sewage/electric/trash)+car note+car insurance+gas+food) / (net monthly income) The regret part comes when after all the bills, there's very little left for savings, investments, entertainment, trips, eating out, buying clothes, toys, etc. And if the DTI ratio is close to 100%, then most likely, one will likely be living paycheck to paycheck. As a single male in his mid 40s (in the top 10% as salaries goes), I myself have been looking for a home since 2018 and haven't won any bids because I refuse my DTI ratio to be above 28%.

I rent. I'm the only one cooking in my building, no pest, no loud noise accept a loud car radio riding by outside, no repairs to pay for, and haven't ever had an increase in rent. The money I've saved was invested and now I can buy a home with cash. But I won't just yet because I want to keep on using the money saved to pour into more investments that bring in passive income.😊
Aye, you not wrong I have a house and theres apartments next to them and 2 units burned down on the second level. They still putting the first back together and the second one still burned farther month or so has passed. The only pain in the ass part is I'm renovating and the next thats a dick big ass tree has fallen in my yard and he won't clean it up but other than that owning is not bad and the complex won't tow your car if you don't have a tag or if it hasn't moved much.

Almost every state has a "first time homebuyer program" you take a six hour course that covers ownership and receive $15-100k afterwards from the state. The classes tell you every contingency that can happen. I don't feel sorry for anyone who doesn't do their due diligence

Put a mortgage on a home in 2021, property taxes is a mfer but I like my own space, I got a brand new home, 4 bed room 2 1/2 bath, w/ two car garage 2,200 sq property with a natural lake in the back. 10 year warranty on the roof. House increase in value by 120k-150k if I was to put it in the market. I have never rented. Went from my parents house to getting my own. Put 22% down. If worst comes to worst I’ll get a room mate. But I be damn if I make somebody else rich with my money with nothing to show for it 🤷🏾♂️
I've rented, never had an increase in rent , and what I have to show for it is investments that grew and allow me to purchase homes with cash. No mortgage.

44, single, living in an apartment. Been in the same one for 7 years now. Repairs happen within 24 hrs of reporting a problem. I'm close to work, shopping & tourist areas. My rent is cheaper than most homes (in my area) annual property tax. My neighbors are friendly and unobtrusive. My net worth is respectable and steadily growing. I'm honestly hoping to continue living here until my parents require a live in caretaker.

I financed my current house at 2.25% interest. I'm divorced, my "kids" are grown, my houses have all been financed though VA loans. I always figured if I'm going to be paying every month for a place to live, I'd rather end up with something in the asset column eventually. My home currently appraises at almost double what I paid, so I don't regret my decision.
Same here. My home is financed through the VA at 2.63%. I just recently got my 100% Va disability rating. So I'm exempt from property taxes. Do not let these internet folks tell you that buying a home is a bad investment.
Assisted a female friend with the process of purchasing her first home. She was more than able to handle the financial part alone. But once in the home she was constantly blowing up my phone every time when she needed something as simple as a lightbulb being changed. When she needed something fixed, or furniture moved she would call. I very quickly put an end to that crap ! Long story short she definitely didn’t consider all the things that came with home ownership.
Saving and investing is so important before buying a house. Spreading your money in mutiple categories. Get a skill or side gig without experience and/or without education needed. It's my plan before buying a house

Single and I have a home. Best thing about it is I don’t have to worry about some non cooking MF burning down my building, pests and loud noises.
I rent. I'm the only one cooking in my building, no pest, no loud noise accept a loud car radio riding by outside, no repairs to pay for, and haven't ever had an increase in rent.
The money I've saved was invested and now I can buy a home with cash. But I won't just yet because I want to keep on using the money saved to pour into more investments that bring in passive income.😊

Aye, you not wrong I have a house and theres apartments next to them and 2 units burned down on the second level. They still putting the first back together and the second one still burned farther month or so has passed. The only pain in the ass part is I'm renovating and the next thats a dick big ass tree has fallen in my yard and he won't clean it up but other than that owning is not bad and the complex won't tow your car if you don't have a tag or if it hasn't moved much.

Almost every state has a "first time homebuyer program" you take a six hour course that covers ownership and receive $15-100k afterwards from the state. The classes tell you every contingency that can happen. I don't feel sorry for anyone who doesn't do their due diligence

Property taxes mean that even after you pay off the mortgage, you'll still be paying rent(The Property tax is your rent and the City/State is your landlord) and insurance and repairs

I coulda dialed back my contributions to my retirement account...but nah, I wasn't gonna do that. I'm making sure I retire wealthy, even if I make average money right now.
I still intend to own property and a home, but not in this high-tax shithole state I live in currently. This place is dying and I have doubts about being able to get my money back out of it.

Put a mortgage on a home in 2021, property taxes is a mfer but I like my own space, I got a brand new home, 4 bed room 2 1/2 bath, w/ two car garage 2,200 sq property with a natural lake in the back. 10 year warranty on the roof. House increase in value by 120k-150k if I was to put it in the market. I have never rented. Went from my parents house to getting my own. Put 22% down. If worst comes to worst I’ll get a room mate. But I be damn if I make somebody else rich with my money with nothing to show for it 🤷🏾♂️

My rent is cheaper than most homes (in my area) annual property tax. My neighbors are friendly and unobtrusive. My net worth is respectable and steadily growing. I'm honestly hoping to continue living here until my parents require a live in caretaker.

She is way ahead.. She would have had to pay rent right???? So @ $2500 per month for 3yrs/36 months= $90,000 in rent that would have been paid to someone else. The 90gs + the equity and now do the math.

I financed my current house at 2.25% interest. I'm divorced, my "kids" are grown, my houses have all been financed though VA loans. I always figured if I'm going to be paying every month for a place to live, I'd rather end up with something in the asset column eventually. My home currently appraises at almost double what I paid, so I don't regret my decision.
Same here. My home is financed through the VA at 2.63%. I just recently got my 100% Va disability rating. So I'm exempt from property taxes. Do not let these internet folks tell you that buying a home is a bad investment.
Assisted a female friend with the process of purchasing her first home. She was more than able to handle the financial part alone. But once in the home she was constantly blowing up my phone every time when she needed something as simple as a lightbulb being changed. When she needed something fixed, or furniture moved she would call. I very quickly put an end to that crap !
Long story short she definitely didn’t consider all the things that came with home ownership.

Saving and investing is so important before buying a house. Spreading your money in mutiple categories. Get a skill or side gig without experience and/or without education needed. It's my plan before buying a house

As a homeowner and someone with investment properties. If you have money to buy a home buy a rental first so you have an asset instead of liability and then use the money to buy a home for yourself. I wish I would have done that first.

Single woman here. Personally, I find it irresponsible for single individuals to purchase a home. If they make well more than the combined mortgage, property tax, upkeep fees etc. then great! Go right ahead. But if you can't handle it on your own then rent a room out to help with finances.
