    You’ll get a better inspection with a trained, experienced insurance adjuster. I took many pictures of slipped tiles as I found them and then kicked them back as best I could to shield the underpayment. I showed the homeowner what I did. I learned to hate these kind of roofs after 30 years of looking at them. Boomtown in the Southwest, very few original installations were done with care and even common sense. City inspections during construction were obviously a joke. Tar paper underlayments were often exposed from the date of installation, and would generally last past the builders guarantee, but valleys and ridges would often leak with a wind blown rain. These roofs look good, and homeowners think they have a “lifetime” roof. Nothing could be further from the truth. The best roof is a well installed metal roof, and after that a dimensional, or architectural asphalt roof, again well installed. Weak spots in all roofs are valleys and roof projections such as walls, vents, air conditioners, and skylights. In a boom town, the guy installing your roof may be hanging drywall or painting the next day. I’ve had to buy 3 tiled roof houses in my day, I had problems with them all, just like all my neighbors, all basically due to poor installations and low quality underlayments. A heavy rain with wind will expose poor installations and wear and tear to that usually cheap tar paper underlayment. A new leak on these tiled roofs may not leak again for years depending on the right combination of heavy rain, wind and wind direction. God forbid you put a solar array on your roof which was most assuredly not installed correctly, and then you are going to trust a solar company to drill numerous holes through the tiles and week underlayment to save pennies for electrical costs.

      A roof is suppose to last 50 years but due to crooked/incompetent roofers you are lucky if your roof last 10 years problem free. Build/repair as fast as possible with the cheapest materials by incompetent workers. That is most businesses nowadays.

    Good tips for a basic tile roof inspection. At least you guys go up on the roof! Many roofers do it the lazt way and just inspect the roof from the ground!

      how do you walk without breaking the tile? I am always concerned that contractors may cause damage while up there

    OK, so what happens if he cracks a tile or more while taking his walk? He would probably say that has never happened and I know it has a number of times at our condos and then the inspectors say it wasn't their fault. It is well to have the realtor or buyer requesting the inspection to take responsibility for any damage.

    So, is a tiny bit of felt degredation some kind of big deal? Would it not be easy to slide a small roll in the hole, cover the bad patch then slide the tile that slipped back in?

      A very big deal if left unchecked.... Repair, not hard to do, but first it must be discovered then repaired...

      You should try to walk on the very "crown" or highest point where the two tile meet. That's the strongest area of the tile...(two tiles are stronger than one). Also, those tile are called "Spanish S" concrete tiles.

    Why not use a drone with high quality camera, then you don’t have to climb the ladder, walk on the roof and do more damage to it.

      You are commenting on a video that was posted 10 years ago, before high quality drones were available and before the FAA regulated using them for business.

      I get paid to perform inspections. To use a drone, and get paid for it requires a pilots licence, a 24 hour flight plan and it is not allowed to be out of your line of sight. (Of course those rules only apply if you want to obey federal laws.

      @@ScottWarga … drone home inspection don’t require any special permits and give a fantastic view. They come a long way and you can go back and review the video with the customer.

    So you find several slipped tiles, and rather than just sliding them into position, you leave them and simply report slipped tiles to homeowner. Lazy !

      He was just showing an example of how you can't really see any problems from the eve line...you must go up on the roof to check the tiles. I bet he fixed the problems right after the video was shot.

      You forget what sort of sue happy world we all live in. People have sued inspectors, (under the pretense that the inspector went above their scope of practice and entered into a home repair capacity there-bye creating an implied contract of capable repairs) for doing the exact thing you're suggesting just to try and get a re-roofing for free.

      BMAD - Correct! It is beyond the scope of a home inspector.
      Put the damage in the report and recommend further evaluation from a professional roofing contractor.

    Ha Ha I would love to see felt paper that lasts 5 years in the sun. Felt paper lasts 30-60 days in the sun, max!!

      This is not paper it's much thicker and is common under most roofs around the world.
