    As a commercial roofing estimator myself I must say you did very good job of explaining the inspection process on this particular building. The fault finding in these comments is so irritating. The answers to several of these other comments are in your video. The caulking is a temporary seal of the core sample because this building is being reroofed soon, there is absolutely no reason to install a patch during an inspection. If needed a repair crew can install a patch over the core when they are welding patches on the other leaks you found. The core sample is required to give an accurate bid period! Since you stated you were giving the customer a bid you clearly need the core sample. You can't tell additional roof layers, insulation layers, thickness, or insulation type from a thermal scan.... Therefore there is no way to give an accurate reroof bid based on a thermal scan alone... I've found that half the people offering an thermal roof scans have inadequate or no thermography training and have no business operating a thermal camera.

    Good video my comments would be a drawing that locates and reports roof equipment and leak locations. The report should include photographs. You didn’t mention typical flashing heights. You mentioned repairs and replacement but not maintenance such as sealant replacement that may extend the serviceable life of the roof. You also didn’t mention if the client knows the history of the roof. Make sure this roof is not under warranty, that cutting a core may void. Other services not mentioned is a moisture survey to confirm the condition of the existing roof.

    Sure it leaks when it is not raining. That would be your dream. But my silicone by Flat Roof Pros would be a good example of ponding six months after applied you would love that you spent $24K on this piece of junk. No underlayment, Just poured latex paint on top of stone and dirt. But when one if 78 yo and they bring a party who says they are a security company the day they come and say it looks great and pay them the full amount, since I cannot climb the ladder with peripheral neuropathy and have falls on flat ground, he was working with them. Collusion. Says he was an ex cop and ran a security business and liked to help seniors, out of their money.
