    Beau, curious to know how you track closings in your market?

      Great question. The only definitive correct source for closings in Florida are the tax assessor websites because tax assessors want to raise taxes so they track every closing. We check them every 2 weeks. Each 2 weeks we do a search for closings for the last 120 days because sometimes tax assessor websites can be slow. Then we verify each closing to make sure it was legit. Sometimes this means we call the buyer, seller, or broker if we don't already know it was a legit sale. Also, just being in the business we know about assets for sale, or that are under contract, or that are about to close and I put a "to do" in my CRM to follow up on those transactions when they close. It is a lot of work but pays big dividends to track every deal.
