I just passed my licesing exams on Friday. Isn't the statement, "...I'll share a plan that will cause buyers to overpay for your home..." considered, "Puffery?"
Well lets say a FSBO is only have 1 or 2 showings a week. You have a plan that will entice multiple offers. Thats how you get people to overpay for the house.
I’m getting sellers saying “aren’t buyers overpaying for every home, how’s this different?” Average list to sale price is 103% in my market regardless of the agent.
