      our tenant in here Turkey is an American lady who is a retired teacher. She is a lovely woman, she helps us to get our chickens fed when we go to our village house for weekends :)

You probably have no idea what life is like in the UK at the moment. Your use of the English language is very very poor and demonstrates that you are clearly not a native English speaker. Maybe you are Turkish, and I'm sure you are right that life in Turkey is great, but please stop pretending to be something you are not.

    I am a South African and the crime here will force me to look for a safer place on our beautiful planet.
    I have been somehow excited about Turkey around a year ago, but never paid much attention.
    Now its serious business as i have mentioned, the crime levels is unacceptable.

      ​@@rosean374 Everywhere in mediterranean region are risk of earthquakes. The safest region in TR regarding earthquakes are sea shore from more or less Alanya up to Silifke

    Thanks for your videos. I'm very pleased that real estate agents have to be licensed now and that there are laws to ensure that buildings are built to code. As an additional note; there are many countries besides Turkey where foreign buyers have lost their money and property, Spain being an example where this has occurred even by the local governments. Turkey is certainly not alone in constructing poorly made buildings and apartments; take Australia for example, it has a flood of overpriced and very poorly built apartments, some completely unfit for human habitatation and there is no protection or remedies for the buyer under Australian law.

    You should do an information vlog on renting property please, long term and short term, I would never commit to buying myself a property! Much prefer the freedom of travel as have been to over 50 countries but not Turkey yet, I loved Greece when I was younger, Iam 68 now so am semi retired.

      UAE good for no more than 1 week then you are done. Also way too expensive. Turkey is much better and much more beautiful nature wise. Also not to mention, Turkey is an open air history museum. Anywhere you go you will see traces of past civilizations. Hotels and restaurants are very affordable. Foreigners should consider Turkey for their travel plans and maybe settling in. 🇹🇷🌹🇹🇷🌹

      I prefer traditional structure and nature to the skyscrapers' landscape. Besides, Turkey has a diverse landscape (oasis, lakes, canyons, beaches; mountains, forests as well as deserts), diverse and open culture and rich gastronomy.

      I'm with you on that Bahadir. Ten years ago we booked into a luxury hotel in your country. Speaking to several members of staff they disclosed the derisory pay and conditions they worked under. I thought that given time things might change - it obviously hasn't. Hopefully though in the near future the people of Turkey can turn it around.

    Also check out Turkish inheritance laws and correct land share under Condominion Law if buying on a complex. Get site fees in writing. Best not to buy but rent.

      @@b2tfuture696 Generally, the shared gardens, pool, paths and roadways etc are supposed to be common and the site run by a manager, selected and supervised by a committee elected by the owners. Annual meetings of owners set site fees to cover security, gardening, pool and other maintenance. Your lawyer must check and confirm that your complex is fully compliant with this. If not, walk away as you will have no control and could be exploited. Some sites leave all this to the original developers who may or may not provide a good service at a fair price..You need to speak to some residents to see if they are happy with their situation.

    I can't think of any good reasons to buy property in Turkey, look at the long term exchange rate there's only one way the lira goes - down! Long term renting is a wiser choice and if there are any issues you can at least cut your loses and get out. A friend of mine has lived in Kas for about 15 years and some of the stories regarding property deals he's told me you wouldn't believe!

      Moving to Turkey right now with this financial recession, Lira collapsing, dictatorship government with warmongering plans is a bad bad idea. So many civilized countries in the Mediterranean, why Turkey? Don't get fooled by the low prices, you'll get ripped off. Turks do not respect westerners.

      @@MrGengad Ankara is not a good choice for living. It is crowded and its climate is harsh and cold.. Choose coastal cities for a pleasant life

      @@turkkartal964 Thanks for coming back to me, The reason why I said Ankara is because of the international schools and also Islamic schools. I have young family. Am not sure if the coast offers this kind of facilities. Maybe get a holiday home close to the coast is not a bad idea. Turkey is rich in terms of history and I am interested to explore this country. Of course I don't not like crowded areas as well.

    Guys, a tip, Fethiye is on an earthquake zone and you should be careful to buy an house at least built after 1999 or more, BUT that is my hometown and happy to see you all!

      BUT although the city is on an earthquake zone, it is one of the most regulated cities in Turkey with building heights and other checks by the municipality.

    Turkey is a earthquake zone , minor quake can cause a lot of structural damage . not sure insurance will cover any damage.Also older structure are not built to withstand earthquake & the building standard may be over looked

    I read a few days ago that the housing glut is close to 2,000,000 new unsold units in Turkey, built with borrowed foreign money, and which is a heavy burden on many real estate co. because they are heavily in debts , no sales with many bankruptcies. .. and no relief in sight!

    One way to avoid a scam is to finance the purchase with a reputable bank. They will be wise and prudent. As a partner in due diligence and proper documentation.

    NOTE...this video is old and outdated. The process and fees are always changing. There is also a new policy also to not change currency into liras before signed off by official bank letter first. Then you can transfer to liras with bank only

    Turkish citizens do not have to go to a real estate agent, but I am not sure about foreigners. If there is no such obligation, I would not recommend that you go, because you pay a commission of about 2% of the property you buy

    You do not buy a property from a country just because it is cheap or people are friendly. You should check how reliable it's health system, how the future environmental changes ( -I strongly recommend you to read the articles about Kaz mountains or the deforestation in Fatsa area...alternatively just look at their before and after pictures -) that you have no power to influence would have an impact in the vicinity of your dream house, natural beauty does not come wıth immunity... but one thing I agree with Mick, do come and rent a property if you are serious...Renting a house for winter is half price of the summer in many seaside towns( w. furniture) and sun does not bake you in minutes, it is really a nice time to have a proper decision I should think...

      I live in Uk London and as a Turkish citizen I can say, Turkey health system is one if the best in the world. Lots of very good private cheap hospitals and very good doctors. We are going to Turkey from London when we need. Better doctors and no waiting time.

    1 Pound is equal to 10.3 Turkish Lira. If you invest 250 thousand dollars you can even get citizenship. It is so bad for Turkish people but for foreigners it is heaven. If you are thinking to buy house I think you should find a trustful Turkish friend so they can make bargain for you.

      @@mickandtrudie partly agree with you, however we have also seen many of price increasing samples in many different areas of Turkey due to the foreigners' buying like Kaş-Kalkan. Prices multipled 4x or 5x within the short time of period. You (all the people from abroad) are very welcome but this situation is the fact and affected us very badly.     Contemporary Australia is the richest per se country, after year 1980 , extreme selection processes have been applied , only extremely brainy engineers, architects can be selected to become citizen and employee of Australian governments. 3+1 one storey , 300 square meters villa in Perth, Melbourne, Sydney can be purchased at 3 million AUD, to 15 million AUD with many amenities nearby.

    for those who wants to purchase property, the goverment (deed office) do escrow service between buyer and seller. so there is nothing can be fishy. it cost 180 turkish liras approximately 18 quid.

    Hi Mick, thanks for posting this excellent and informative video! Am dreaming about buying an apartment and spoke to an estate agent based in Turkey who said that it's not necessary to use a lawyer to purchase in Turkey (as in the UK) and that they (the estate agent) can do some of the checks like ID/Passports (for buyer and seller), title deed checks. They also said the TAPU office will check for loans/debts outstanding on the property. Does this sound correct? Just wondering what your thoughts are on this?
    On separate note, I'm picking up east-midlands vibes in your accent - would I be far off in saying Nottingham/Derby?

    Wonderful video, great information. Mulga province and Fethiye city are wonderful to live in. Also, Antalya, Alanya, Kemer, and many other places. Alanya is slightly more vibrant city than Fethiye and has many Russians and Germans living in it. You could also check Avsalar, Manavgat, Side. All pieces of paradise.

      ​@ams 15292 Alanya has it all and very nice modern facilities. The government main hospital there is very organized and they check you in right away and do a thorough checkup all for around 100-200TL (10 to 20 pounds).
      Schools are clean and good. Private schools are also available. Beaches are clean and crystal clear.
      Home and apartments are very affordable and cheaper slightly than Fethiye. Check on sahibinden.com and compare. This is a for sale by owner website, but real estate agents are using it as well. You can filter results by owner only if you want.
      Markets are plenty. There is one MALL in Alanya, but it has METRO and other super stores.
      Many people speak English and people are super friendly to foreigners. Also it is safe.
      Government Residency office is efficient and friendly. You will need to deal with them for your residency. So it helps to have an organized office. Much different than Istanbul where the immigration offices are crowded and it takes for ever to get a straight answer.
      Just do a search about ALANYA on Instagram, Pinterest and see the amazing place for yourself.
      In my opinion a much more affordable city than Fethiye and has more to offer in all aspects.

      @ams 15292 I'd recommend Antalya because it has a beautiful coastline and in the heart of the city lies the old town which was build around 200 bc and the city is basically a mixture between modern and ancient cultures combined the schools are nice there are multiple hospitals and Alanya is technically a town/district of Antalya so Antalya has all the facilities Alanya has and more oh and the worlds first ever parliament is located in the ancient city of Patara (8th century bc) so it's a great city for all purposes you can swim in the crystal clear waters of the Mediterranian sea or go sightseeing

      @ams 15292 plus there are multiple big malls and the most popular one is opposite of the airport it's common practice for tourists go to shopping if their flight gets delayed so it has all the facilities including a theater a movie theater a karting track tons of stores and a food court that has everything from a kumpir which is a jacked potato (can be made vegan) that you can add a myriad of toppings sauces and ingredients to traditional turkish food
