    Yes, I just bought a flat in Dalaman last month. I simply made my estate agent the power of attorney, as I needed to leave Turkey and return back to work. The inspection took about 10 days to complete as the "Tapu" office was very busy with about 250 applications a day. But, it was done and in a day or two after that, e-voila ! I had my Tapu. I'm so happy and excited. Hope to return to my new flat in April and start my retirement in wonderful Turkey. I recommend you follow Uncle Mick and Trudie's advice. They know from experience.

    I bought an apartment in the Istanbul district in 1997 and have never regretted it. It was a three bedroomed apartment, on the ground floor of a block of four, which gave me a small garden, 45 miles from the centre of Istanbul, on the Sea of Marmara, with a beautiful sand beach at the bottom of the street and well outside tourist areas. We had rented apartments there for a number of years and had made a number of Turkish friends who included a lawyer and a colonel in the Turkish Air Force. Both of these were instrumental in assisting the purchase of the apartment.
    In those days it was possible to buy property in a day, although my lawyer friend had drawn up a preliminary contract with the seller who was selling privately. One complication was that the complex was in a designated military area, although I have no idea why as there was nothing of a military nature within 15 miles. However, in order to buy there I needed military permission, which I was told could take about six months. The Air Force colonel wrote a beautiful letter for the military personnel saying that he had known us for X years and that we were respectable and responsible citizens. Our military permission was granted just under three weeks later.
    On the day of the purchase the seller and I went to the local deed office. I had the money in sterling, which was the agreed currency, the local taxes were paid and we proceeded into the deeds office. I had been coached in a Turkish phrase before going there as I had to declare that I wanted to buy the apartment and that I understood what I was doing. The seller handed over his deeds, I handed over the money and I was issued with new deeds (tapu) and that was it!
    I returned to the apartment I was renting at 2:00pm in the afternoon and at 6:00pm that same evening the Turkish Government announced that it would be making a massive investment in the area, with the result that all property in the area immediately shot up in price.
    The fee my lawyer friend asked for his work was - tea on our balcony when we moved in.

      @@ntravelvlogs706 I'm sorry to say that the lawyer who oversaw the purchase of my apartment passed away two years ago. If you let me know the area in which you are interested, I will be going to Istanbul in a month's time and will make enquiries - if that is of any use to you.. You should be aware that Turkey is a vast country and I may not be able to locate a reputable firm in the area in which you might be interested.

    Out on our first visit to Turkey and we love it. At 59 and 53 we are seriously looking to move out. No family in the UK to hold us back. Been loving you channel since booking. At this time you can still find 2 bed small apartments ten minutes from airport for £69k leaving a lot for a pension pot. Plus can claim occupational pensions and later state pensions. It’s almost a no brainer.

    Hi Mick i have just watched your great informative video on how to buy a property in Turkiye. In my opinion i too would decide to pay for a lawyer or even the same one as yourself it certainly would make life much simpler. It may cost more but atleast you will be getting very good legal advice and work done.
    I hope to visit Fethiye within the next few months to view some pool villas for sale in the area. Your videos have been very helpful and i thank you for taking your time to make and post your videos.

      I used a Lawyer during lockdown, she acted as my POA, such a smooth process and I felt reassured to have her and the translator.

    Never had a problem transferring money from my UK HSBC account to my Turkish Ziraat bank, money can sometimes arrive on the same day, but mostly gets here in Turkey by the next day.

    Its about right the seller wants you to cover all taxes 🤣. We used Yakup Yilmaz in fethiye for our residency and any change off address when moving because we rent

    I think its important to note the Inheritance laws, if you dont have citizenship, and you pass, the vast bulk of that land n house goes to the government, will or no will, apart from the contents (Mobilye),

    We visited Turkey in August 20 after post easing off 1st lockdown in UK. We fell in love with this country!
    I have visited Istanbul, Antalya area three times since then. We have decided to purchase a property in Antalya region though not sure whether we should purchase in Antalya city or Alanya?
    We wanted to visit Bodrum, fetihye but prefer to stay more South.
    You are living in Turkey over 20 years .
    Would you recommend living in Turkey?
    With a good effort how quickly one may get working knowledge of turkish?
    Where would you recommend to purchase a property, this will be our 2nd holiday/investment home in Turkey.

      Such difficult questions, all the answers depend on your own personal choice, Fethiye suits me, but maybe not everyone, plus resort areas are more expensive 🤠

    b) is there free speach in Turkey?
    c) is there a free press in Turkey?
    d) is the president of Turkey a dictator?
    e) what is the state of human rights in Turkey?
    e) what is the standard of education, healthcare and human services in Turkey?
    e) does Turkey have free and independent judiciary and public institutions?
    f) what is Turkey's record on the treatment of women and minorities?

    What is the point of getting an evaluation report for the property if the assessed value is not the same as the asking/market price?

      The government appointed valuers have certain criteria like area of the house or apartment what it is made from, its basic location but they do not include whether it’s a popular area to buy or if it has a Seaview and I think The government are trying to keep the prices lower to stop prices escalating out of control

    I can’t be leave mick had to waste money on a lawyer ,and that lawyer is chargeing double the price of others it’s very simple at local Turkish council and tax office ,I have bought 3 property’s no problem and I only speak basic Turkish and now days buyers are protected by new laws that no estate agent can take advantage of any buyer ,

      Yes i felt that lawyer charges were similar to UK Solicitor charges too , which is a bit of a turn off and a lot of red tape too !

      Did your sellers live in America, who had originally bought the property on a Russian passport and couldn’t come to Türkiye for the sale? 🤪🤠 I hope no problems come to you in the future! By the way we didn’t buy through an estate agent nor pay there fees🤠

      @@mickandtrudie Totally English and only in the UK London and South East . Will not be buying in Turkey as for me too much red tape . I know it is easier regarding buying a property in Turkey as more regulated now there . Easier to holiday only in the country for me .

    Hi guys , did you get your Habitation licence when you bought the apartment as this was something that I never even heard of that I needed until a couple of days before I signed as I could not complete the sale until I got it which was sorted out on the day at a cost of 400tr..
    I wish I never sold the property as the price has tripled in 6 years I actually lost money on it but I will be back...

    I’m moving to Turkey with my son. Fethiye is high on my list. Would love more videos on raising kids in Turkey and the best neighborhoods. Maybe videos on education choices, government school, private school, homeschool and if they have small group homeschool options. 🙏

      Don't. Move to a smaller town around. Fethiye is already to crowded and too expensive. Look to Gokava or Akyaka. Both close to Mugla Center and Marmaris as well as around 1hr car ride away from Bodrum and Dalaman airports. 3 hour car ride to Izmir :)

      What do you mean by moving to fethie? Where do you live now? I was thinking of the same ! I live in Sweden but I was thinking of taking 6 months of and go to Fethye to try to living there and maybe find some extra work in turist sektor!

      I highly suggest to rent a place first and search the best area suits for you in regard of education opportunities etc. The best time for that is of course winter season. Also you can find people from your own nationality in that time and they can give you answers you are looking for.

    Assigning power of attorney to your lawyer also makes sense because in addition to buying your property from abroad, you can, if you need to, also sell it too.. Our lawyer has power of attorney for everything including utilities, so if we were every in a situation where we had to liquidate our assets but couldnt get to Turkey, thats covered too.

    Property prices are rising almost 5-6 times compared to other countries so it may be reasonable to buy a property if you're a valuable foreign currency earner yet it's such a torture for Turkish.

    We are in the middle of buying an apartment in Istanbul. We found the apartment with the help of a real estate agent whom we highly recommend, Hatice Ercin, in Nişantaşı. We are waiting for the sellers to get an appraisal so that we can use the purchase of the property to obtain Turkish citizenship. We have a Turkish lawyer, Osman Konak, also from Nişantaşı without whom we could not have navigated the process ourselves. We did get a Turkish bank account but we are looking at different ways to transfer the purchase cost to the sellers at the lowest charge to us.

      Try to get a top floor apartment. I have African renters living above me and they're wild. I purchased my apartment for around 65k u.s. dollars. I'm in the process of suing the landlord so be very vigilant

      Our contract with the seller stipulated that our bank would transfer the money in dollars to her. Her bank then transferred the money in dollars to the Turkish Central Bank. The Turkish Central Bank transferred it back to the seller in Turkish lira. This met the requirements of the new regulation that went into effect on 24 January 2022.
      Please let me know if you have any other questions. We just went through this so can help with the updated requirements.

      1) I'm not sure if i understand your question. We used TorFX to transfer our money from our UK bank account to our Turkish bank account. İt was the lowest cost and the fastest service. Better than Wise app or our own bank.
      2) İn our case the appraisal report came slightly over the actual purchase price of the property.
      3) We do not have the title deed yet. Today we transferred the money to the sellers. And sometime within the next week we will all go to the Land Registry Office and transfer the title deed. The delay between transferring the money and going to the Land Registry Office was due to a clerical error that needs to be corrected by our lawyer.
      4) We are not familiar with Taputakas.
      5) We think very highly of both our lawyer and the real estate agent we are working with.

    We went and saw this lawyer and she's really great but doesn't work in the area we wished to buy in, Denizli. We simply can't afford Fethiye anymore, prices have really gone way up since then.

Biz Türkler ev, hatta yiyecek bulmak için mücadele ederken, hükümet kör kalıyor, zengin Ruslar ya da emekliler/emekliler gelip buraya yatırım yapsın diye yalvarıyor. Şans eseri dolar kazanıyorum ama lira kazanan çok arkadaşım var, 50 yıl çalışsalar ev alabileceklerini anladılar, ama bu yabancılar gelip ev alıyor, fiyatı artırıyor ve işi zorlaştırıyor.

O kadar mutlular ki, Alanya’da sokaklarda kış döneminde bile konuşulan dil Rusça, Persçe, Arapça.     Congratulations on your new home and thank you for this information. I was wondering, is it possible for a foreigner to buy a more traditional property, say in a village location? And where is the best place to look for village properties as there doesn't seem to be much advertised online?

      Yes you can buy property anywhere in turkey but make sure the property has an ISKHAN. This proves everything is fine with property and all planning and regulations have been met.

      Yes but you definitely need your lawyer to check it’s status, many village houses have no deed, built on 2b land or on tarla(rural) land, best way to find them is to visit a village where the local agents advertise them 🤠

    Hey Mick and Trudy. Congrats to you on your purchase! I am looking to purchase a property in Konya. I spent 4 weeks during September and December last year looking at property there. I will be back in Konya next month with intentions to buy. I already have my Yabanci Kimlik Numarasi, Vergi Kimlik Numarasi and a Turkish bank account with accounts in Pounds Sterling and USD. I have two questions:
    1. English is almost non-existent in Konya. I have scoured the net trying to find a lawyer in Konya but nothing, any suggestions?
    2. Did your funds arrive in Turkey as GBP or Turkish Lira? I have mind to transfer the funds from my UK bank account and have the money in pounds in my Turkish bank account until I am ready to convert.
