Hi Ben, I'm in Australia & I contacted Thai Immigration regarding the ETA. I asked if I would require the ETA to travel to Thailand in February 2025, they simply emailed me back a copy of the current 60 day on arrival arrangement.

Every 90 days I have to drive 100km from where I live to immigration in Muang Phitsanulok to see my parole officer...well that's what it feels like. Why? What is the point? Thai auto industry imploding, mounting consumer debt, record default on auto loans and vehicle seizures, and only 3% of auto loans being approved by the banks.

I've known so many guys in my years here that refuse to maintain the requisite amount for a visa, either opting for income justification or taking the money out so they can "make it work for them" as much as possible. I have had the 800K in the bank for over a decade, I'm far from wealthy, but I get by and don't worry about my visa.

I understand (like @copau71) that there are often not enough Thai purchasers to take up the Thai quota, resulting in partly vacant buildings. Also, foreigners bringing in funds to buy a condo are now presumably liable to income tax on those funds. One way and another, buying a Thai condo doesn’t look like a great deal.

They want their “cake” and want to eat it too. The quota messes up the occupancy and resells. Land use may become more efficient if they change the quota. Are there half empty buildings because of unsold Thai quotas? Does the unsold units make the fees on the sold units higher? Unless/until folks stop buying with the current rules in place, Thailand has zero incentive to change the rule and probably won’t.

Stick to it, is right. Using visa agents normally means you need to stick with those. However if you want to change to doing the whole process yourself, you can just do a border run, and come back in visa exempt, and start your own process from scratch. That will distance you from previously using agents.
