Premier West Gears in Riverside, CA did the install and wiring. They got a wiring harness that looks a lot like one sold online from a brand that escapes me

This ADU was started in 2020 and completed in 2021, so my prices are from then. $40K construction costs including standard finishes I paid another $7k for blueprints, plan checks, and build permits. Total cost was about $47k, but that was in 2021.

I didn’t use an architect. I found a draftsman to draw the blueprints back in 2019. It was only $2100 because I had to be the courier taking the plans back and forth between the draftsman and the city. I also had to pay the plan check fees separately out of my own pocket which was another $1500.

It’s a NAPOLEON Built-In 500 Series 32 in. 4-Burner Built-In Natural Gas Grill in Stainless Steel And there is a gap between the bottom of the grill and the base of the cabinet. I used the included side gap fillers/covers that comes with the cabinet to partially cover that gap

Yes, my spare tire in the spare location is a 32.1” 255/75R17 BFG KM2 MT that has full threads (never used). My running tires are 32.76” when brand new and now that they are half worn…maybe 32.5” tall. That’s at 38 psi. And when I’m offroad, I air down to 18 psi. So, I figured I can adjust the tire height with the amount of air pressure. And I figured a 0.4” difference in tire size was okay to get me off the trail and into a tire shop. Also, I would try to repair my flat tire with the tire repair kit or the sidewall patches that I carry.

It was included in the price by Premier West Gears to swap in the 8.2 rear axle housing and retain the sway bar. Transferred in the sway bar brackets from my 8.0 rear differential housing

I was prepared with a bug net for my head, organic bug spray, and candles! Only had to use them at certain times during the day. I was there 3 days.

I did not get individual prices for specific work. I had a contract to get the ADU built per approved plans and I had a payment schedule of 10 payments based on completed work and passed inspections.

Nothing complicated, but I did have to screw on one of the side brackets that came with the cabinet to provide a solid base for the Napoleon grill to sit on. The grill was about 1/8” too narrow Other than that… love the setup.

One way to get financing is to get an equity line of credit on your main house to build the ADU. Another way is to refinance your house and take cash out. And finally, you could research if any banks have ADU loans. I heard some might offer this now.

@@MHam1I ended up using a string magnet I had laying around from an old hard drive so the right won’t slip off while changing from 2-L it was actually happening to me changing from 3 to 4 not anymore I’ll probably grease that up for there is metal to metal contact but that’s it mines a 4runner ‘07 as a wise man once said hopefully it will last me another 20 years ☺️

Those are 285/70R17 Nitto Ridge Grapplers in E load The rims are 17x9 -12 offset MB Wheels 352 (Similar to the Method 703s)

Unfortunately, my general contractor left the original gas line and gas valve sticking out at the bottom. He never put the 90-degree gas valve, so my unit is not flush with the wall. Just be aware that the gas line needs to be in the right place too. Anyways, my unit is in an open space surrounded by cabinets, but one day I’ll get a plumber to come and redo the gas line.
