      Absolutely. I already saw HK people hating on his GF's channel for daring to be happy when they themselves are unhappy. They have been feeding themselves so much negative energy that it is the only thing that they feel is appropriate anymore. HK's culture needs to change to be more positive (people are proud of HK for being a "complaining" society), or HK will be left behind.

    樓升值的原因是鈔票會越來越多。這在你的租金上也有反映。買樓的好處:可以借80%錢,你只需付20%就可以有100%投資的效果,輸了就cut lost,你如何輸?股票的話,銀行不會和你一起瘋,你一輸就是100% exposure,而且你要20年都不輸(巴菲特:投資的重點是不要輸錢,因為賺5%再輸5%你是輸的,1*1.05*0.95=0.9975)

      通常股票浮動盈虧很大,例如1*1.2*0.8=0.96,升跌20%一次,你已經損失4%,實際的波動比這恐佈

    i think the price of property will fall soon - some of the flats that were meant to be leased out aren't getting the customers they need to pay off the mortgages and expats are expected to leave HK in droves with hK's current situation. Other flats will be sold off by mainlanders to fill the debt they created with their PRC businesses for the past 10 years.

    This one is so hong kong. 10M and 30 years is a scary commitment for me now. I sold my house for 10M last year and now rents a 180sqm flat. The 10M now goes to the bank and the interests pays the rent. All my income is now all of a sudden disposal income. I plan to invest on something later next year when the economy gets better. If I fail, I will go to a tier 3 city and buy a 500K house there and retire.

      Common rents more or less the same as Kowloon la! More expensive to own a car than the flat itself..

    两个人 按揭 最大限度借一笔钱。。。在按揭买楼。。 现今 一个月租金2万计算。。。。一年24万。。。。你供10年 不想在继续供。。将屋卖左拒 你如果租屋十年计 要给租金240万。。。。。。买房。十年前与十年后价格说不定升值了百分之30-40.也许。。。 你2000万的房子。升值了百分之30 赚600万。。加上 省下来的租金 240万 合计 840万。。。840万扣错十年贷款的利息 通胀等等 你还能赚200-300万左右。。租金你省下来给了自己。。而不是给别人。。。你应该按揭买楼。。。不应该就行租

      或者可能赚得仲多。。。十年后卖左间屋 可能赚400-500万都有可能。。。因为你租金赚了240万。 如果你们两个人。一起月收入稳定在 10W+ 应该买。。。趁疫情。楼价下跌。。。疫情一过自由行通关。。房价就会上升

    Thanks for you insight! Just wondering. How is the interest rate for a mortgage in Hong Kong? Let's say i want to buy a 50.000.000 HKD house/appartment, 20% of that would be 10 million HKD as an initial investment. 40 million to pay off over 30 years, so 40.000.000/360 months=111.111 HKD per month roughly (excluding interest rate, even worse, compounded costs). Would this payoff amount even be possible for a mid class Hong Kong Citizen? Keep up the good content! :)

      You need to put down 50% or more on a HK$50 million property. And no middle class Hong Konger is buying a HK$50 million property. That's something reserved for the rich. Most middle class earners buy properties valued between HK$5-15 million.

    This is quite misleading…. Why an apartment you live in can’t be an investment? During the cycle of property price appreciation, you can always refinance to get cash to pay another property’s down payment. The second one can get rental income to cover the mortgage…. So, all start with the first one. Having said that, it’s just one scenario of many possibilities of RE investment…. lol
