This is an awesome list of great ideas. As an "investor friendly" Realtor, I can tell you that there are regularly deals on the MLS. I see them in our area (Middle TN) all the time. Thanks for the great suggestions - keep it up!

If you buy seller direct, you rarely need proof of funds and sometimes you can grab seller financing.

What I don't understand is why are there Triplexes in my area (Los Angeles) for like $900k when there are three units with 2/2. 2/1. and 1/1 and rent for these will be around $2500, $2100, $1600 income of at $6200 a month not including utilities and the mortgage is like $8,000 a month. HOW DOES THAT WORK!?!?!??!

You mentioned something about real estate clubs. Dont know if there is one in my area but i would love to find one or maybe even start one we have bought our last home at a tax auction and i have never seen so much money thrown around and those are the people i want to talk too. To learn more there was only about a 30 g profit margin on the home we bought after the repairs but its something that intrigues me. A avenue that i belive you didnt mention was going to the home owner before they lose it to a tax auction and offering them a small bit of money before they lose it as long as i can make a profit and help them out before the gov takes it i would be happy i know you would have to be more diligent with leans on the home then but its something i think may help me find them for a better price any ideas on this

How do you find "investment friendly" agent, what websites, or companies do you recommend?
This would be a great video. What I've done in my area is look on redfin for properties that are fixer uppers and contact the listing agent and build a relationship with them because they may give you a heads up when they get more. I also look for properties that were flips and contact those listing agents too.
Lol, just take the time and get your own real estate license. It'll pay for itself infinitely if you're smart.
How do you know if a house would be good when you refinance it?

Hey I plan to start investing in the next 2 years because most mortgage lenders want to see two years of W2 but I was wondering if I buy the first investment with an LLC the requirements won't be the same right? ?
Is craigslist still a quality source? I work in digital marketing and this works here and there for our clients when we want to do some extra above and beyond work. But has anyone had experience with this going well when deal hunting in 2018-2019?

It's not easy for us to rent a house in Austin, Tx. 3 &2 about $1,500. When I try to reach the company there is a lot of problem or error, the system don't accept this or that. Maybe is on purpose to eliminate clients. It's a mess for me

It really upsets me when these investors say use the MLS for finding great deals ... this makes no Danm sense, the MLS will be listed by agents , agents are working with sellers, sellers are looking for the Highest price, and agents are looking for the HIGHEST PRICE ALSO. The only time it makes sense to look on the MLS is when it’s been on the market for more than 90 days , then you can go and negotiate, other than that guys your wasting your time ... but great content I can’t lie he gave us some great nuggets

To his defense, I’m not sure if you have actual production experience taking video of a dry erase board. In person his marker looks much better than this. But because of the blinding light reflection from the board it messes with the ability to balance lighting and exposure. I digress 😂
Good deels never hit MLS, at least in my area, and im a realtor. Those are usually bought by realtors themselves, unless of course a realtor is a dummy.

All great content but I keep thinking that odds are stacked against me being NYC where a 6-700k property is considered cheap. It's just insane I may go to a different city but I can't keep doing trips like that.

I will in the near future, but I'll invest Upstate where prices are more than reasonable. I haven't sold my car yet but, I think, I will rent a car to do trips from time to time until I am able to move north of NYC.
e K coming from someone from upstate NY I would recommend just saving up and then moving further west to invest. The off shore markets are booming right now with cheaper prices, better weather and high immigration away from the coast, which means their markets are likely to continue rising for years to come. We're seeing the same thing over here in sacramento where San Fran bay melinneals are migrating inland in huge numbers. The other downside to upstate NY is that even though asking price is lower, the state taxes are still disproportionately large and will cut into your earnings. Your expenses for things like lawn care/weather related expenses are also going to cut into earnings as well
NY is the best place to do it, you could easily slide a 10k - 20k commission fee

You need a smart board or something better then what you have. No one can see what you are writing letters are small and marker is going in and out.

Brandon ... you may not realize but this excellent content video was lost on your white board ... the time you ve invested in writing is wasted because it’s barely legible and you can barely see it... too small and not enough color contrast from the marker... you need to make you letters at least 2 in ... and Print so we can see ... also start with a new marker every time...

I find it very easy to find deals, No need for lead websites, or driving for dollars. That's what you do when you've been learning from the wrong people in my opinion, its so not necessary with all of today's technology. But you do have to be smart though, and know what technology to use.
