House prices are cheaper in Antipolo compared to BGC or Makati, but the lot area is much bigger. Also there are still big open areas. Your only problem will be is the traffic. Travelling to and from Antipolo takes a while specially during rush hour weekdays. Otherwise it’s a lovely place to live in. Antipoleño here.
Before making a final decision to purchase a house please check too if the location is Flood Free or Accident prone. There are parts of Rizal Province that are prone to floods so be careful. Good luck Kito Family on your House hunting😊❤
I've lived in Antipolo, with my family, for around 4 years. We bought our first 4-bed house for 6m PP and 2 more at around the same price since then. Interestingly, in spite of, in fact because of the Covid pandemic, property values have increased since a lot of Manila-ites have realised that a 90 minute commute is a small price to pay for a fresh, cool and relatively pollution-free living environment.
There are two places that are near Metro Manila, more particularly BGC and Makati but the climate is cooler like Tagaytay City and Antipolo City due to their higher elevation.
Antipolo is good especially the weather. It’s more warmer than in the Metro. But I would suggest you guys to check out Presello too, they have tons of amazing house tours in and out of the Metro.
Guys you must see Greenfield estates in Calamba Laguna the Syrian wanderer bought a land there to build his house the view is amazingly crazy spectacular and the breeze is so refreshing it's a hill overlooking the entire Laguna lake and Manila
Try at Ridgemont at Sierra Valley Cainta Rizal. It's so nice and secure never flooded even Typhoon Ondoy! Easy access to BGC, MAKATI,ORTIGAS and LIBIS 😁
Hi, the problem at Antipolo area is that the place is so prone to landslides because of the high elevations of the area aside from road traffic. During rainy season, in some part of the elevated hills grounds just get soaked and soil starts to move down. It happened a few years ago that the whole place had to be abandoned. So better check the area if you ever has plan to get a house in Antipolo.
*That's true but it's less likely to happen in terrains with clay soil and plenty of trees. There have been landslides in the past but i've never heard of anything happen in the past decade.*
From Antipolo po ba kayo? Baka sa news lang nyo nababalitaan yan . Small Landslides occur in some parts pero hindi sa mga legitimate subdivision fyi lang po.

Try to look properties here in the South Area kike Nuvali, Biñan, Santa Rosa, Laguna. We used to live in Antipolo for long time I grew up there actually but when we moved here in the South I fell in love here. Good weather, clean, not over crowded, laid back and no traffic!!! It's very easy and fast to travel going to Makati, BGC and airport thanks to Skyway! Unlike living in Antipolo it will take you more than 1hr to reach your destination.

The convenience of buying a condo in BGC or Makati if you shop a lot. Even just for window shopping or sometimes eating out close by. Is not worth the money. A house is better. Most condos don't offer parking spots. You pay EXTRA.
Living in antipolo when you look at manila's horizon you can see the smog early morning. sell your condo and buy a house and lot or buy a lot and build your dream house. worth the investment.
There is an exclusive subdivision in Antipolo where houses have no concrete fences just well maintained shrubs and has a forested area it is near Valley Golf.
It might be far from city life but its more relaxing. The house with a lot is great & you can do a lot of things on your land(swimming pool later on?😉) stay blessed from ireland & praying for your family to find the right one.
Husband and I just settled in Antipolo we bought house in San Roque, I would say just do your diligent research about the interest place you wanted to buy. There are some parts get flooded like the lower antipolo but the upper antipolo there’s none that I’m aware of, be careful as well to realtor or agent that you are going to deal with because they tell you good stuff and not let you know about the place that you have to be think twice buying a property and from experienced we’ve learned the hard way, most places now in antipolo is over price the lots and the houses there now. Rizal is one of the fast improving province that close to Metro😊 good luck on your house hunting
wow! good that you gone out of Metro Manila. I have a small house just 20 minutes jeep ride to Antipolo, but I havent been to Pinto art museum. There are big and beautiful houses in Antipolo.
For me it will always be a good investment if you purchase a house and lot in a secluded subdivision than condo. Or purchase a raw lot and build your desired house. You may save a maintenance and association dues living in a lavished condo. Get an advice from Finn Snow. He was a vlogger that has now a property in Negros Oriental.
❤ You should choose a house which is near to church, mall, local market, and school. At the same time, where your kids would enjoy their childhood like playing games outside with their neighbors. Maganda talagang nakikisalamuha ang mga bata habang maliit pa sila. Para street wise.
Consider nyo po if binabaha ang place kaya cheaper, kapag kasi po pag binaha ang marikina you cannot pass marikina. Be very careful gang bubong po ang flood dyan.
Make sure you get some Pictures/photos of the house when it was still under construction. Like brick by brick, post by post photos. Just so you know that you are not living in a house with a ticking time bomb when earthquake hits. Even a M5 earthquake can cause massive damage to the house structure if it was Cheaply made. Theres nothing wrong in doing due diligence. You have to find the Engr, arch, to find out what materials and the concrete mix they used.
Antipolo is one of the coldest places in the Phils . no one can change the ambiance, currently the place is always busy and have so many places to go now not unlike in my childhood days.

That's in sun valley, before every unit there ranged from 18m up to 20m after few years I believe it's now selling for 30m already. Better buy a lot and build your own house you can have the design of your choice and the quality of the house for much cheaper amount
No comparison when it comes to price. The land there is way cheaper because of the Location, the community. School and hospital available. traffic. Everything is different its just a matter of your preference. Where you work where you want to send your kids to school, what environment you want your family to live in. Accesibility to a good hospital. Most importantly your security in the area. Also be mindful of who made those structure because antipolo is prone to landslide.

it's actually better to stay outside those "luxurious cities" i should say. Go for a more local, less quiet place in the provinces where nature is with you.
You cam check the vlogs of Kramer family and Mikey Bustus they own beautiful land.. You can do fix and flip..buy property in lower price then fix it and eventualyy sold it in more higher price.. Rizal & Laguna mostly has a huge land.. Angono, Binangonan, taytay, Baras, Tanay..Antipolo is the nearest to the metro manila and many expat also lived there ,the Masinag area is also beautiful. Isn't BGC considered the 2nd most expensive place to live in PH? That's been my impression. So I'm not surprised you can get more house in a cheaper area..
The first home would be perfect for raising a family. By 2029 the Metro Manila subway system will be finished with the LRT 2 east extension connecting to Anonas station which would put one 5 stops from the BGC stations. One could drive and park at LRT 2 east and then ride the rest of the way. I assume it would take about 30 minutes to make it it BGC. The air is cleaner and cooler in Antipolo so much healthier life style. I have a 55 year old sister in-law that has lived in Pasay her entire life and her lungs are really bad even-though she never smoked.

With your lifestyle, traffic from Antipolo to Metro Manila would be a dealbreaker. What's supposed to be a 30 min drive can take 3 hrs

Antipolo is artists haven. You went to Burrow, you passed by my place in Beverlyhills Subdivision.

Some parts of antipolo are flooded but instantly most of the place are highly elevated. Choose the new one built subd cz its be safer to lived

Since you are house hunting for awhile. Try Las Piñas (BF Resort Village) and Laguna (preferably Biñan and Sta. Rosa).

Yes I have house there in Antipolo but I sold it because we moved to US . But we never stay there because it’s too far but the view is amazing.

Antipolo City is a suburb, and the amenities are the same as Manila. It's accessible than any other municipalities in Rizal.
If you want province feel but near manila a nearly 1 hour travel and malls are minutes away, try considering Pampanga.

Try New Manila in Quezon City. Not a gated community but a lovely well-to-do neighborhood. It's near the restaurant district of Quezon City.
Watch out away from landslide also and foundation of the house as well
