Tip in buying a resale house. Never show the sales agent you are super excited with the house. Chances you won't be able to negotiate the price to your budget or affordability and ultimately to your satisfaction. Ensure also to get it inspected before making a commitment for any issues such as structural integrity, hidden damages, infestations and more importantly the legality of the sale of the house and ownership. Just saying.
House #2. There’s nothing to fix anymore . Bathroom tiles , kitchen and bedroom cabinets are better than no.1. Love the bedroom balcony , and open kitchen design. You get to see your kids running around the house while cooking😊
I agree but I think it’s quite small for a growing family… really depends if they are looking at a forever home…

I’m in the same position, I was house hunting with a really high budget but made it work, considering I’m in the US. Found a beautiful home in tagaytay and now under contract, can’t wait to fly to the Philippines to see my Philippines vacation home 🇵🇭 good luck to y’all I’m sure you’ll find one that will fit perfectly to your family
Tom and Kim, I liked house no 2. You have your own Private Locked up gate and high brick fence. Except the front entry goes thru straight to sliding fire towards going out the back garden. In feng shui. Front door aligned with the back door. Eg all the good vibes coming from the front door easily flows through and escapes through the back door without circulating and nourishing your home. Nice hanging chandelier in the middle of the stairs ❤
House #1 and #2 are nice! Lots of space for kids rooms especially with baby #3 on the way. Neighborhood seems quiet and nice. It’s really up to you guys. Somewhere to move into with no work to be done or just minimal and yet move in na para hindi double you pay for condo rental now and house. Good luck!!

No. 1 house too, waking up in the morning and going down the stairs looking at those trees will make your day. Sitting in your living room also gives that beautiful view/ canvas specially if you see birds flying around and landing on those trees, fun to watch with the kids or while you are drinking coffee. My only concern is that there are too many walls. Is it airy inside the house, if it is airy then yes, that is the right house. That view will also make me buy that house and besides that you can do a little tweaking to the house to make it truly your own taste. The neighborhood seems to be nice too, no bad views from your house.
I love houses 2 and 4, two looks so modern but 4 with the pool is amazing!!
Property # 2 is great size , lay out is amazing ,its just a small outdoor living but its move in ready. The washtooms are very nice.
Check for termites, wiring, roofing condition, plumbing and mildew. Check drainage and look for any indication if flooding happened inside house. Make sure its child friendly/safe.
In the area of paranaque usually the water there is the problem so make sure you ask the owner if the water in the area is good. Because we have a relative before that lives there and their problem is the water. There are times they don't have water in the afternoon so they have a water tank in their house. Hope it's ok now 😊

So far I like the house # 2 coz it very nice and very minimal retouchment already .. nice interior and space ,nice garden area ..
and House # 4 is also very nice love the interior and space as well as the garden too .. I love also the tall windows here 😊

I go with house #1 bcoz it has more character and it is unique, love the extra space below the stairs.
That first house was really cool, although i would do something a little different with the Harry Potter room. You could actually make that a safe room. With a hidden doorway to make it look like a pantry. When you open the first door you can either put shelves there for storage or a pantry, then if you press a button, the pantry door opens up into a hidden safe room that you can use for emergencies. You can fill in the window with brick, and line the walls with sheet metal. I would then take down a few walls to open this space up also. You probably don't need that wet room off the kitchen you could just take that out and open it up into one large room.
Its not just about the house, you need to consider the accessibility to other facilities like hospital, traffic, flood prone area, with in the fault line area. Pool is a no no you got a kid..
I love 1 and 2 but ilove the most is the gray kitchen #2 and nice bathroom but #1 is more spacious and the bedroom is nice ❤
House no 1 or 2 is very big, is ideal for your Children has a lot of space around the house. Storage room is big enough to put all your Stoff.👍❤
I loved house 1 also... I lived in Parañaque, moved to Taguig and now moved back to Parañaque. Depending on the area you live in it's more quiet and tranquil, weather wise is better than Taguig because you get the breeze from the ocean side in the afternoons. Houses are big and affordable, pests are quite common in house areas mostly if there are a lot of trees but I was able to clean my house with a good pest control service.
# 4 because there's a swimming pool & not much, if any work to do. I liked # 1 and 2, except that there were no pool and the outdoor areas were really small. The backyard is always a make or break for me above most everything else.
Paranaque is a beautiful place. My family is from there. Make sure you speck to the agents about centre areas and house affected with floods. Cause houses now days are being built a little high from ground. House 1 definitely wins this house hunting vlog

look here for a house in Greenwoods Executive Village, Pasig...there are many beautiful houses here and cheap brand new houses
House#2 or House#1. It would come down to which of the two was in a more suitable location for your needs/wants. I wouldn’t let the cuckarachas be a deal breaker if you really wanted house #1. Cockroaches are everywhere in the Philippines. It's a matter of controlling how they enter your living space. I moved into a rental unit once and discovered a bunch of cockroaches on my second night. Freaked me out! But it was a simple fix. Sometimes, the sink drain pipes aren't sealed where they connect to the 2" pipes under kitchen counters, that lead to the septic tanks. A plumber can easily fix that for you if ndeed that's the case. I did it myself and never saw any roaches again. Good luck guys. 😊

Top Tip … STOP getting excited when Viewing a House .. The Seller will know you really want it . And that makes it difficult to get the price down..
Just walk around look at everything with a Normal look on your face, Act Normal. When you see Bad points point them out to the seller ask questions about it, Like will the owner sort the problem out before a sale etc, When you get back home or in the Car then you can get excited…
Either House #1 or #2. But i prefer the #1 more. Though the house #2 is modern but the glass in the masters bedroom is definitely a no-no for me considering the weather in the PH, the location of the window seems to face the hottest time. Also, the location of #2 seems too noisy as it is beside a busy road.
House number 2 for me,maliwanag,maaliwalas...inshort maganda sa mata with natural light during day time...house number 1 is kinda isolated,parang madilim siya. And Tom is right house 3 is kinda creepy 😁😁✌️✌️✌️✌️. But we're still waiting for the next house viewing...

Pest control should be part of your monthly budget in the Philippines and you need to get the termite perimeter treated every 5 to 10 years. It's just a one time payment and they put termite bait food all around the perimeter of your house which will protect it for a couple of years. In terms of cockroaches there is a ton of cheap bait in lazada but if you want them all dead right away pest control plus throwing trash out right away and not leaving food in your trash area.

House #2 maganda and perfect sa family nyu..pero check nyu po muna kung ok ang daloy ng tubig sa area ng house..sometimes pag mdio malaki ang bahay at mataas minsan hirap ang daloy ng tubig and sa place ng bahay..!

This a perfect example of how NOT to view a House for sale. They got NO CHANCE of getting a GOOD DEAL … Especially when the seller now knows they really love it…

Hello, currently planning to move to the Philippines and thinking of getting a realtor. How did you find your realtor?
A lot of those houses don’t have much natural light, especially most of those kitchen areas. I’d tote hate that. If I bought any of them I will definitely put some sky lights in the kitchen and all other spots where it doesn’t get much light. It’ll be energy saving too coz then you won’t need to always turn the lights on. Just saying🤓😏

House 1- is a no for me cockroach are deal breaker… looks like lots of repair and pest control expense not mentioning could be toxic for the babies.
House 2- looks really nice, lots of natural light, lots of space, very clean it looks like ready to move in.
House 3- it’s a hard no.. looks old and creepy
House 4- inside looks nice like house 2, love that has a pool… cons for this would be overlooking roof I could already feel the heat it’s projecting in the afternoon… cables looks low and too close for comfort…
House number 2. The first house is also nice however there is something creepy about it

If there are a lot of opis problem in the first house…don’t take it. You’ll just add an additional expense every month for your pest control problem. That must be the main reason why the owners left it in the first place and placed in in the market for rent 😅😅😅
For me choose with pool I'm not saying choose no. 2 or 4 what I'm saying you need near in bgc you are far away from beach much better to have pool in your house.. And cockroach is naturaly in the Philippines 😅... Be wise to choose.. No matter what small or big the very importante is safety in your place and how nice it is and near what you want..

For me house #2. Simple and clean. No major renovation to be done. House #1 the design of the house is perfect but there's cockroaches. Yes i know it's common in the Philippines. But for me it's unacceptable. Maybe there's more pest there. Just waiting to be discovered😅

I live here in BF paranaque for 35 years and never had a cockroach in my house but i figured out why. we have house lizard that eats them.
