Hi! Lot Area is the Lot size.. FLoor area is computed based on the measurement of the building, Ground floor + 2nd floor. :)

Very perfect yung may small windows sa kitchen for viewing sa garage, if may tao or kung sino dumating di na kailangan pumunta sa sala. Very nice idea.
The floor plan orientation is genius. Why didn't the others think of it? Having the floor plan superimposed each time you show a part of the house gives us a clearer picture of the entire layout. Keep it up!

The one possible problem that I noticed is the placement of AC Unit on the masters bedroom and living area downstairs..as we know the AC Unit doesn't last forever and has a tendency to leak . It will ruin your TV and other electronic stuff ...
I love it. Except sa pool kasi mahirap i maintain yun and may mga aso kami. Tsaka yung built in cabinet ekis ako dun. Gusto ko movable. The rest superb. I love the lights, the wall designs, yung remote control garage, window na maliit from kitchen para kita yung sa labas, yung may hot and cold water na sa bathroom at may lagayan ng mga shampoo, everything. Ang galing ng architect and interior designer. Sana lang 2 yung malaking room. Hehe. Magkano to? Pag nanalo ko sa lotto bilhin ko yan then lipat ako agad. This is my dream house
Ako din hndi ko gusto yung sa pool side sa harap ng dining hindi ko bet naging pwesto ng pool. Saka pansin ko habang naglalakad sya mula pool side hanggang laundry parang my poste doon kung saan pwede mo masagi at mag cause ng accident na mahulog ka sa pool or madulas ka. Mas maappreciate cgro ang pool side kung wag na lagyan ng curtain para maaliwalas tignan

Never been impressed sa mga home tour but this one is close to perfect. The only thing missing ay yung eye level outlet at para sa intended TV placement. Need yun para hindi na kita ang power cord ng tv.

Maganda sa labas tingnan but for me wrong lay out sya. If u want to buy a house make sure magdala swerte sayo not malas. Kc once u buy house and wrong lay out and not meant to be sa zodiac sign mo mamalasin ka din. Marami sa atin mga Filipino hindi ito Alam baste malabili bahay at magkaroon pero hindi Alam ang consequence. Good luck sa bibili ng bahay na yan not swerte siya ,kitchen palang deretso na sa parking area is bad design, staircase naman harap ng kitchen bad design sya.

Enna is the best presenter I have seen! As an American interested in relocating to the Philippines, I feel more confident seeing a full figured woman (more in line with American body types) within the house space. Ang sikip ng layout. Pinilit yung pool. 😂 The yellow painted wall and the red oak-ish wood moldings look outdated. Im not too crazy about it. Would have been nice if its white painted wall and hickory type wood.

Too pricey for a provincial home….. for that price 😮… Not even a small soak Spa, cabinets cheap looking 😇… in 3 yrs cabinet doors will fall off….No way I’ll invest my pension and retirement savings on real property in Pinas … prefers a luxury Airbnb in BGC, less headaches to fix and maintenance…. I can move out anytime when landlord don’t act on issues of my unit.

Professional kitchen designer and wanna be architect (degree but no license), here. Fantastic architecture!!! Love the texture and relief on the walls and ceiling, that so often goes unaddressed. Two minor questions though, could the electric panel be relocated, and can we add roll out shelves to the pantry and base cabinets. AS close to perfect as I've seen in 44 years of practice. Kudos to the architect and designers involved.
