    Lived in summerlin for 2 years and I loved it !!!!! We came back to FL and now we are going back to summerlin west , can’t wait

      Been in Florida for almost 30 years and was in Summerlin in December. Considering making the move there.

    Did you know that right behind the Urban Core, you will have Grand Park? The largest park in Summerlin... This Urban Core area is THE place to be IMHO! (great video btw)!

    Are you aware of an overall timeline for the urban core development and what will be slated to go in there for shops etc? We live in crested canyon and are curious

      Everything I’m hearing is it’s a couple years out still. I’ve noticed the actual grand park is starting to ramp up as they have fenced that area off. I’m hoping that’s an indication they will start some commercial development soon. I’ve tried to get more information from Howard Hughes, but to no real luck. All pretty much speculation at this point. I have my eye on building permits and once I see some commercial ones I’ll definitely create a video update ☺️.

    What do you think the Return on investment in this area in couple of year? Just a speculation.
    What factors will drive the price?

      I like the appreciation in this area, mainly because of the amount of people moving to it and how far it still has to go in regards to development. We personally closed on our place a little over a year ago and have seen it go up 20% so far. Our development is almost sold out now. That’s not to say that will happen year in and year out, a lot of that was due to timing, but I think you will see 8%-12% YOY for awhile. Especially with rates simmering down. Builder lenders also offer better rates so we haven’t see the fall off in this area and inventory has still been moving. Hope that helps!

      The local economy. In case you weren't here for the Great Recession of 2008; try 70% off. My home up in Lone Mountain, paid cash in 2005, $750,000 by 2012 it was valued at $250,000 with similar homes and a few costing more selling for less. Neighborhood 3000 - 5200 SF semi custom homes, half acre lots, gated. Got some of it back and purchased a home at a good discount in Summerlin $1,340,000, it's well over two million now. The previous home according to various estimates, $650,000 due to the general decline of that neighborhood. A lot of people in Las Vegas are reckless with their money, over spend on homes and over spend on depreciating assets such as cars, clothes, toys and such. They lose their job and it all comes crashing down and did it ever back then. Summerlin did a bit better but was still hard hit. The problem all over was that people who previously who could not afford a $600,000 home got one cheap but failed to calculate the upkeep of these larger homes and thus the decline in upkeep and maintenance. If the HOA is lousy then so will the homes. Select a neighborhood and never settle for second best with ones budget. Be careful of local realtors who promise the moon but give you a moonscape as shown in the above video. If you buy early, do you want to live in a construction zone?
