cool ive been using jamils type of formula buying at percentage of arv you can do this by using prop wire and find flipped property's and you can see what % of arv they bought at this way you dont need to factor repairs around here they pay 30-40% of arv all in and also for a quick number 50-60% of Zillow

Hey Jerry, how much of a percentage should I build in the formula for title insurance? The reason I ask is because I'm working in South Florida and Broward and Miami-Dade counties allow the buyer to choose the title company because the buyer pays for title insurance, whereas in Palm Beach county the seller chooses the title company because the seller pays for title insurance so I want to write into the contract on Palm Beach county deals that the buyer will pay for title insurance so I can choose the title company and stay in control of the deal. I typically factor 6-9 months

So should I use the 70% formula for Broward and Dade counties but 65% for palm beach county deals?
