  • We bought a house!!
    I'm so sorry for the super long delay in uploading on my channel guys...We have just been dealing with all sorts of drama that goes with buying a house! But I'm so excited that the secret is finally out and I can share it with you all!
    Even though not everything has gone to plan, we are still really excited to be moving in a few months and I'm going to be sharing the rest of the build process (or what I can film of it) with you guys.

    I don't know what state you live in but I am a real estate agent in tennessee call the real estate commission in your state or the builders association tell them. sounds like a bait and switch type of thing. Does not hurt to call but I would do it ASAP.

      daisy 101 I agree! If they are misrepresenting themselves on social media, they are for sure doing a bait and switch. I’d definitely call the real estate and and maybe even the better business bureau. My fear for you is that if they are this shady in the beginning how is the rest of the build going to go. Especially since you are not there. When I built a home I was there daily and found all kinds of errors, like the out the floor trusses in upside down.

    I say call out the company by name. If companies do not want bad press, per se, they should not be so shady. Some people, like you, do, after all, have RUclips accounts with thousands of followers. Pretty common knowledge such possibilities exist. If it is true and you can verify you were lead to believe x, even given failure to review the contract closely, further supported by the screenshot reply indicating just that on their page, they really cannot do anything, Your experience is your experience. They get what they get for lying.

      Clearly the company was not dealing in good faith. Despite them claiming they would sue you, they likely wouldn't. I had a similar situation with a subcontractor of a builder. I filed a lawsuit, naming both. The day after they were notified of my suit, they sent a messenger over with a check. They failed to include court costs, thus I did not drop my lawsuit until they sent a check to cover court costs, which they did without delay. I'd love to know the name of the builder. Do tell! Oh...and you can always get on the board of the HOA and change things from the inside. Happens every day!

      Sue Sanders same! I owned a condo with an HOA for a brief period and it was one of the worst living experiences. Never again!

      Hmm... interesting, we prefer HOA neighborhoods, so therefore we don’t end up with neighbors that don’t take care of their home or stuff, don’t cut the grass... etc.

    If you aren’t able to build a taller fence, maybe look into an underground boundary fence. We have a SportDog boundary fence/ collars for our acreage, our two dogs learned really quickly to stay within the designated area!

    Please go by the house everyday and make sure they are building the right house, measure each room etc. So much else can go wrong. Show up, builders give respect to those owners that check their work. Thank you for sharing, I am so sorry about what happened.

    I cannot fathom paying all that money for a house, then not being able to do what I want. Never go in a HOA!

      Absolutely agree. We have avoided HOA housing like the plague. Anyone looking to buy a house for the first time within an HOA community should get their hands on the CC&As (bylaws) BEFORE they buy, so they learn up front what is expected. You don't want any nasty surprises after you've moved in.

    Look at other options about the fence. The dog seems curious about the other side of the fence. Put plexiglass windows into the fence at different heights - so he does not have to jump to see. Fix the fence on your side so there is no board, at top of the fence, he can land on. Look at plant options that will discourage him. HOA has lots of rules - sometimes they are good - sometimes they are bad. Get a complete list of rules. Drive around the neighborhood and see what others have done about fencing - stop and speak to owners. Try and find the positives about your new house and make it work. Introduce the dogs to the neighbors. It will all work out. Hugs.

    This is why it is so important to have a realtor even on a new build. We just moved into our new build and it was a pretty seamless process with the help of our realtor. Make sure you go at least once a week, and spend the money for your own inspection both pre-cover and final. Good luck!!

    My sister had the same problem with her HOA, so she did a quick fix. She got a wooden trellis from Home Depot and attached it to a long wooden planter box. She planted climbing roses in the boxes... so technically it’s not a fence, just garden decor & the dog hasn’t climbed the roses because of the thorns. She got the idea off of Pinterest. Hope this helps.

    Youchers! My husband & I are almost senior citizens now but even after LOADS of experience, we got hoodwinked into a contract that has been a nightmare...sales people either purposely deceive or are horribly trained. Either way, we all pay for their deceitful actions.😱😰😰

    What is the builder so I can avoid this mess? I had a similar experience with DR Horton and I don't want to deal with this type of experience again.

    Even though you 100% should not HAVE to do this, in a last ditch attempt to make your yard fencible to the appropriate height for your dogs - maybe have them dig your backyard down lower than the main ground level? So from the street the fence would technically be within the required height restrictions but would still be high enough from the actual ground to the height of the surrounding fence?

    So excited for you both...shame about the untrue block sizes, some people have no conscience. We in Australia sometimes have a height restriction too and we can get around that by putting a see through type of thing above the privacy fence, which allows extra height but you can see though it at the same time. Just a suggestion that may help with the extra 2 feet needed...hope everything goes well with the new build....look forward to seeing more...💖😍😘🇦🇺

    Is it s possibility to put the house on the market once it’s built? Then maybe you can buy/build a home where you can add a 6’ fence.

      My thought to. It will of course be a while but then at least you won't be stuck in a place that's "tainted" and can move on to something else.

    We also bought a new construction home when we got married... and yes, there are a lot of headaches and negotiations that go along with it; however, when it is all said and done you will have a gorgeous new house that is all yours! Good luck and try to enjoy the process... it can be very fun... and I cannot wait to see all of your new decorating DIY projects!

    I live in a very picky development with strict HOA rules, someone in our community built a detached garage so they could have a total of SIX garage spaces, well detached garages aren’t allowed, our HOA didn’t make them take the garage down now BUT they said it had to be torn down before they could sell the house so MAAAAAYBEEE you could go to your HOA president and ask if you’re allowed to put a 6’ fence if you promise to remove it if/when you sell, the worst they can say is no.

I have three dogs and I completely understand your need for a 6ft fence. But this is still a super exciting and magical moment in your lives, try to enjoy it as much as you can.     Welcome to VA. I almost miss it. I miss the area Short Pump. Weird name I know but tons of stuff to do there. Can't wait for the diys!!! Maybe an invisible fence? 😕. Somebody on here has the tools to get around the fence. Hope they pop up soon

    We have a dog that can climb any fence (even a 6 foot fence). The invisible fence didn't work on her either. As a last resort my husband added an electric fence to the bottom of our regular fence and it only took one time for her to get shocked and she hasn't climbed the fence anymore.

    I'm so sorry you got cheated. Hopefully things will get better and you'll be able to build a higher fence. I hate HOAs and would get rid of ours if I could. Also, my husband agrees with the folks saying you should call the company out by name. Companies don't have the right to lie you into a contract that they then threaten you with. It's bad faith. If you can scrounge up any kind of proof that they lied, I would try to use it. Good luck!

    You could maybe do privacy hedges inside your 48-inch fence? I know my HOA doesn't have rules governing hedges and it would keep the pup from climbing

      @@TheDIYCottage whats the point of a 4ft fence?? Its useless in my opinion. You can't even have a backyard cook out without the neighbors being able to watch yr every move! Have you thought about the invisible fence that I've seen advertised for pets? Also if your fence is built with the rails on the outside would your dog be able to get over the 4ft fence if there was no rail for him to climb up on? I would take that copy of the ad saying every lot is a 1/3 acre to an attorney AND the Better Business Bureau. Isn't false advertising is a crime??

    Bless your heart-I went thru similar issues-took my home 13 months to build and absolutely NOTHING but problem after problem after problem. HOA's suck and I hate them. I hope it gets better for you but your builder has ZERO integrity and so they will continue to lie like mine did. I finally sold the albatross and found my true love and we live in a home that is paid for. God is so good.

    Same experience and I would bet your dealing with Ryan Homes! I had the SAME issues, construction delays, promises made then turned out to be lies. Ruined my whole first time home purchase experience. Moved in my home in December with a very bad taste in my mouth, and it has not gotten any better with the poor craftsmanship I have had to deal with and the poor response from the warranty department. Hubby and I are basically counting down to 24 months to sell the house and pray we get at least what we put into it all back at the sale. Hope your experience improves as the build goes on.

    Let me guess... Ryan Homes? I live in Chesterfield and built a Ryan Home... we moved from there 3 years ago. Best decision ever to move out of there and into an established neighborhood in the same area. We just didn’t like being so close to neighbors. We love this area though and I’m sure it will all work out great ! Wishing you all the best here in Richmond!

    Congratulations on purchasing a new home. Sorry for all the inconveniences. I know that HOA's are a pain but at the end they will help your neighborhood stay in check. You don't want a boat or people doing mechanics outside the home. Nor would you want trash outside and a messy home in the community that will end up brining the value of your home down. HOA's have pros and cons, but I feel (my opinion) that at the end it is better to live with rules than no rules. Good luck in the process and hope you are able to build a 6ft fence for your beloved pets. We were able to build a 6ft fence which cost a lot of money, and after only 1 and a half years out Roscoe (golden retriever) just passed away 3 weeks ago. But no regrets, he was worth the cost of the fence and the privacy is great especially with having a neighbor that has 2 aggressive chihuahuas. So that is definitely a plus for us. Maybe look into an invisible fence. Again good luck and enjoy the process of your new home. You will love it once it is all said and done. Ana

    After you move in give the builder a bad review. People do that with doctors. Also l think their must an oversight association that takes complaints like for lawyers. But wait until the house is done and working well. What kind of warranty did they give in writing?

    At the first meeting with the lairs I would say well let me out or I will blast your shady deals all over social media and you will never sell another house again.

    Both so happy and so sorry for you!
    I think it's great that you share this, as a reminder to other first time buyers to be vigilante and basically assume that salespeople are out to trick you and to triple check (and then check again) before you sign anything. It's so easy to fall in love and have rose color glasses on and that's ok, we all need those glasses sometimes but not while signing agreements!
    But at least there seems to be some trustworthy people involved, hook onto to them and just keep your distance to anyone involved in the sale who's been telling you lies and half-truths, taking advantage of your inexperience and trust. Just make it 100% clear to those people that you know what they did and you aren't going to give them another chance of pulling wool over your eyes. You're wiser now and know not to trust them.
    The house can, and will, still become a beautiful home for you and your family I'm sure. Focus on the positives and don't let the mistakes you made drag you down. What's done is done and now you know not to sign things on trust. You're not the first or the last who've been taken advantage of in that way.

      Side note: while you still have to deal with the company (which I assume is until the house is built?) I would keep their name to myself, just to not jeopardise the relationship during the build. I would just lay low, get the house built as quickly as possible and then kick them off your 1/6 acre yard the second the build has been inspected and gotten a clean bill of health.
      Once that's done I would open up the flood gates of an honest review on social media onto them... 😂 👿

    You could solve the fence issue with an arborvitae hedge planted along your fence line. It would grow beyond the height of the fence & act as a barrier. Unless, of course, the HOA doesn't allow for that. It's such a shame that this exciting experience is, as you said, tainted. Not to make it worse but I would be a bit concerned about how many other corners they're cutting during construction if they're that shady. I hope it all works out in the end. Worst case scenario you buy it, diy the heck out of it to make it awesome, then sell it and move on to a bigger lot where you can build your taller fence! Best of luck!

    So sorry you have gone through so much in the 70s we bought our first house from the same construction company my huband worked for. And they put the blue bathrm in the hall and the yellow bathrm off to the side of our bedrm and forgot the AC in Cal. In summer. And the moving date was moved so far. I forgot we even bought a 4 bedrm house lol.

    Oh gosh I'm actually feeling quite sad right now! I'm really sorry, it sucks honestly. Just think that you'll be able to eventually sell it in a few years, it's not forever and even though you may feel sad (which is normal, I would feel like that aswell) let's look at the bright side, you'll be able to decorate and DIY a lot of new furniure.. TWICE! haha

    Just put the house on the market the day you assume ownership. With the way housing is going right now you will have probably already made money on it and have a little bit of equity. Then start over with a new builder who you trust. I’m sorry this happened to you, but being a dog owner myself, a four foot fence even with a hedge won’t stop an athletic doglike Pixel.

    What about an electric fence? I know it's not an ideal option, but my brother had the same problem in their neighborhood of not being able to have a tall fence and so they went with that option.

    I'd call them out as well.. Needless to say, you[re going to love Richmond. Being from Va and going to school in Richmond it was glorious. I mean, if you have family in or near that area, you know you will get all four seasons and it's such a wonderful place to do so much. You are central to everything.     Having built a house my warning to you is that if there is any way you can live near the build do it. Builders can hide a bunch of bad things if there isn't someone to watch them very closely.

    Learn from this!! Same thing happened to me buying our 1st house! Salespeople are all about the money and know MOST people don't read their contracts. You will learn to love your house once you move in and make it a HOME. Can't wait to see what you do with it. ❤❤

    Sorry that happened to you! I guess we all learn things from experiences. Don't sign unless what you're asking for is in writing. We all do it though, trusting someone's word. Hopefully it'll all work out in the end for you, and you don't sprout grey hair from it!!

    We are buying an 85 year old home in about a week....scary is an understatement. Anyway, I've heard this before about builders. These new construction homes you have to really watch what they are selling you. Someone I know bought a new townhouse and they ended up spending an extra 10k+ because they put a deck on and they didn't know or something along those lines. Like what? lol I guess it was okay for them, but me I'd like OKAY DEMOLISH IT AND NEVERMIND lol.

    In 2006 we bought our first house, also new construction and had basically the exact same experience. The sales person lied through his teeth about things to us. We sold that house two years ago and have been living in a rental for the last two years and saving our money and we just started the search for a new house two weeks ago. This time, we're looking at pre-owned homes because at least we'll know what we're getting! 😆 It's such an emotional roller coaster though, isn't it??

    I am so sorry, when we bought our first home, it was a new mini home, and the lot they put it on , well, the person I sold it to, moved it to another piece of land in his hometown, retired couple. There are trees on that tiny hovel of a place, God I hate Quispamsis, anyway, we were so young, I did love the mini home, they did not level it right , there were some other issues, all warrantied, and fixed for when I sold it 8 months after we bought it, lost 10 grand, and had enough money to pay for the skirting. Kept our credit, moved back with my parents, saved and almost 2 yrs later bought our second shack, but were happy, till the kids went to school, then everyone is in your business. Bought it for 40 sold it for 90, now we did a lot of work, a lot of stuff, like everything you can think of. The couple that bought it are till there, and that was 15 yrs ago. Final house, next to my parents, we built, and the worse that comes to the door is a jehova. No offence to jehovas, but no one comes to the door leaving their dogs, their kids, asking for money, or drugs etc. The mistakes, when I look back, freaks me out. However, we have 4 adult kids and can tell them all the things we know about this journey. And your builder sounds just like my mini home salesperson. Con man, through and through. They are good at it, no matter how much research you do or how young you are. Good luck, I hope the rest goes a lot smoother.

    Congratulations for your new home. Yes a learning experience for sure. Home buying is ALWAYS buyer beware. I have a horror story. Too about my first home purchase and a lot of tears and litigation. But you have a beautiful home to move into and that should be celebrated. Can’t wait to see your coffee table DIY

    We built and have been in our house for a little over a year. We didn't have any major issued like that 😳 But our building process was still stressfully and they made many many mistakes.... Some of which they still haven't fixed.... But I still have to pinch myself when I just sit back and look at my house. I love it, all the flaws and heartache included. We still hate the supervisor and the builder, but we love our house, and most of the things that happened we can laugh about now.
    Not knowing what's going to happen sucks, especially when it comes to a house, but in 6 months it will all be behind you and you will be happily diying in your new beautiful house. You got this girl.

    You could put a strain of electric fence around the inside of the fence.

    Some HOAs allow for waivers for fencing. I'm sorry, you're having such an issue with the company. I'm glad your builder seems like he's got your back. Be sure to call and maybe visit the HOA for yourself, too. It's easier for them to say no to the builder, but much harder to you, especially if you're looking them in the face. Good luck!

    Great concept but if you had just gone to the more rural areas of VA you wouldn't have spent as much money and likely not had an HOA dictating what you could and couldn't do with YOUR land. We live in the Lynchburg area and couldn't be happier.

    Congrats on the house! I live in the country and there are tech options to keep our dogs or horses from leaving the property. If you can't build a fence tall enough you might want to look into options that will keep your big guy from jumping to the top of the fence...:)

    Well, a lesson learned.....if I couldn't get out of it, and no fence....I'd built, move in awhile, if its not to your liking, put it up for sale and move again....I know its a hassle, but why be miserable in a house you will be unhappy with....best of luck to you.

    Never ever EVER!! HOA..I had a friend who signed into a HOA, and she spent $2000 dollars on tree's and flowers for landscaping, HOA made her dig it all up and replace it for..... The COLORS of the flowers were not approved colors of the HOA.. yep approved colors of flowers, they wanted pastels.. and she liked vibrant oranges and reds in her gardening.. same woman lost a single shingle in a windstorm, instead of allowing her to replace and repair the SINGLE shingle, they made her replace the whole roof which cost her out of pocket 13 thousand dollars... you couldn't pay me to live in a HOA.. Your property is NEVER truly yours.. though you pay highly for someone else to dictate what you can and cannot do to fit your lifestyle.

    That's the problem with buying new, unless you read the fine print there can be a lot of problems. i.e. they are thrown up really quickly, can have problems with electrical, insulation, and on and on. Watch Mike Holmes old shows. Better to buy an old home and redo or build your own home on your own land.

    Its really sh*tty the representative spoke falsehoods and theres no way to call them out on it whatsoever just to close the sale? ALSO I have learned on my 1st home purchase experience chatting with exiating neighbors, especially the ones who use the same builder on how credible they are and how well the home is built, so many things were done poorly on my new home along with the roof leaking in the 1st year! Be careful with giving them all the money upfront because once they have your money theres a lot of shortcuts that builders can make unfortunately and pocket the difference.

    First congrats even if things didn’t all go as planned. It is still a blessing. But I feel your pain. I went through a similar process of building a home. Since this was my second time buying a home I thought I had everything covered. But the reality was that not only was I buying in a totally diff state but the building a home process is a whole new animal. I just moved in in February. I love the home but so many things that went a little sour. I thought I had thought of everything. But clearly some details were missed or not explained properly. Just make sure you are on top of everything during the construction because I had so many issues with simple things such as outlets and placement of cat5 outlets. Still getting things fixed that were not up to par. Good luck.

    All builders will lie just to get you to sign. I had everything written down so when they said no to everything i pulled out the paper. They hated me. Sorry for all the problems you went through

    ,Glad you're back. Love your personaility. So very sorry about the mess you found yourself in. Perhaps the HOA can regulate a lot but look into things that can keep a dog inside a yard with out having to build the taller fence, which of course you can't. Why can they not understand this is such a big dream of people to own their own home. I would say check them out even still and see what other people have said about the builder.

    My opinion is you didn’t make a mistake, you weren’t dealing with honest people. The fact they still claim 1/3 acre in ad should have helped you out. Disgraceful practice on their part. Karma girl, they will get theirs eventually, hope you will get to see it. Tfs cheers

    That's why I had to step away from buying a "new to me" house because there is more "legalize" in real estate than Washington DC politics. Real estate agents are pretty shady sometimes, in my personal opinion and experience. Sorry this happened to you. Stay positive!
