    Nice update video. I would double check those plastic boxes and thin brackets for the ceiling fan installations. Most often you can get a much sturdier version for only a few dollars more, and it will hold the weight better. Good luck on your continued build.

    Does the plumber do the trenching to the main sewerage line to the front of the house or do you have to hire another person to trench?

    I like how you break down your prices down in order. Very informative. I’m also starting my 460 Sq attached adu in January 2024. My tenant lease for my 3-2 house ends in January 2024. I already submitted my plans and they are being reviewed. Like you I will be a owner builder to save some money. I plan to do the demo, concrete cuts, excavations for footings myself to safe on cost. I’m looking for and getting quotes for rough framing, electrical and plumbing. Let me know if you have any contact so I can begin getting pricing. I’m in L A county Thank you!

      Have you started on your project ?
      We’re currently getting plans reviewed for an addition and eventually shifting focus to a garage conversion. Did you have to pull permits to do your own escavating and demo ?

      Hope all is well with you guys. I had some delays with the water flow test and the city water approving the water pressure. As of now we are back in planning check. Regarding permits ask your city exactly what they require to demo and to build. You have to follow their process step by step. Ask a lot of questions.

      @@rubengonzalez-qk6bx thanks. We’re in the outskirts of Compton and they want permits for everything , including breathing air . Nonetheless , I’m determined to act as my own GC to save cost. Glad I stumbled onto these videos. Best of luck on your end.

      Sorry, I thought that I had already responded to this comment. I have a main contractor that I use, but I always call multiple people and companies and try to get a quote. Once I have some quotes, I go back to my main contractor and negotiate the price.

      @liaoweien I don't think we did a soil report. 2. Yea pre-inspection is free from our city office.

    Hi! I've watched your earlier vids. I think you didn't put a concrete slab - any reason why? Other ADU builds that I've seen have used concrete slab. Also, why did the floor need insulation? Will it have heated floors?
    I can understand the insulation on the walls but not on the floor. Thanks in advance! Just trying to understand the process.

      It is designed so I can have a crawlspace underneath and to match the single family home.
      As far as insulation, I am not 100% sure since I am still very new to this. I guess because of crawl space on the bottom?? I am just following the city codes and the design plans for footing/framing :).

      @@KJorgensenGroup thanks for the answers! First time that I've seen the footing done like that - the holes in the ground but you didn't pour concrete on them, just on the sides. Btw I appreciated that you've put the running costs - very organized and detailed!

      Sorry for the late reply brother! I don't really look at my comments section that much! I don't know what the final cost will be. My wife will take over for the finishing touches. I think this is where we will put most of the money we saved hahaha.

      Labor and materials included. Installing the finishing touches also included (hooking up faucets, washer/dryer, toilet, and sink.)
      No included is the Sewage Drainage.

      It's a good price, I do ADU and that's what they cost, and it even seems cheap to me taking into account that they did a good job for you.
