Hello Kevin, we are in the process of building an ADU only 400 sq ft, almost done but man, I tell you there have been lots of added cost and lots of delays for one reason or another… not an easy journey, but should be done in another two weeks, one months at the most according to the contractor. Have passed inspections without incident so far. It’s really looks amazing but we can’t wait to be done. It’s so expensive… our place has ten windows and three sky lights, and we did 10 foot ceilings, like I said it’s only 400 sq ft one bedroom here in the Bay Area. Your place is looking really good! Best of luck, you are getting there, keep up the good work!

Nice to see cost breakdown. I like to see videos in the So Cal area because it more realistic to someone else that lives in the area. Would also be nice to see the cost difference between what you're paying using Fernando vs your next choice if Fernando was not an option.

I’m currently in the process of building an ADU in central California. I also have a “Fernando” working for me. He has saved me thousands of dollars but we are at a stop at the moment . The city gave us a permit to upgrade our electrical panel from 125AMP to 200 AMP, yet the electrical company refuses to go that route. Wants us to add an extra meter but we literally are making the ADU for my daughter. Don’t have intentions of renting in California! Electrical company said we don’t need a new address for the ADU but the city says we need one. Waiting on the final word…

What utility company services your area? I have LADWP and it caused the most delays for my ADU. In my case, it delayed the project over 10 months. Even after the ADU was finished and had the Certificate of Occupancy, it took four months for LADWP to turn on the power. Im still waiting for LADWP to install a solar-ready meter. I have no idea how long it will take. I was told not to be in a hurry.
Despite the delays caused by LADWP, I should add that Cover erected the panelized structure in 33 days....
@@kdockrey that's insane, SMH I'll be getting serviced by LADWP too /: lol hopefully there aren't that many delays now
@@AdrianRomeroJr I'm still waiting on LADWP to install the solar meter. LADWP may better in South LA since the West LA area is allegedly the busiest area for construction projects. I looked at your BRM reno video in your duplex. Be prepared to upgrade the panels for each existing unit. LADWP most likely will require you to install a house meter (a third commercial meter), which is required now. I had to add a house panel when I upgraded the panels for each unit when I installed AC. Depending on the line running to your property, LADWP may have to increase the service for your new ADU, House Panel, and Duplex.
@@kdockrey yes I was already expecting the third meter for the ADU so it's its own entity and address with its own utility bills, I'm not expecting however a panel upgrade for my existing duplex lol, we'll see thanks for the heads up and of course for watching my video (: Best wishes on your project!
@@AdrianRomeroJr We were not expecting an upgrade for my duplex panels either. It took us about ten days to find the additional 200 amp panels. We already had the 200 amp panel for the ADU.
Thinking about a adu for my dad so I don’t have to put him in a home but I don’t know where to start so I’ve been watching videos on it😞

Why was the demolition cost so hight? What did they do?
I made a mistake on the demo guy.
We initially discussed 7k, but he kept adding more stuff which I thought was included on the demolition.
