    I prefer concrete walls over drywalls. I view the use of drywalls as cutting corners. Concrete provides better soundproofing and you can safely nail items to the wall. The construction of drywalls uses toxic chemicals and the gassing of such chemicals may affect more those with respiratory problems.

    What do you think about buying Clavon now (for own stay / rent out)? Still got growth potential? Or better to buy the new clementi ave 1 launch?

      This area don’t have 1km to good school and not near mrt. Depends on your budget cos there are many better ones

    Eric. Thanks for your advise. Question. Clavon project launch recently. Completion 2024 or 2025. If for investment purpose, after 3 years can sell. That mean 2028 can sell ? Or upon completion 2025 can sell ? The 3 years is count from launch or completion ?

      SSD is 3 years from exercising of option not from completion. Therefore appreciation is faster as owners can start selling :)
      Executive condos must wait 3 years to build + 5 years MOP, that will be 8 years of your life before you can start selling.

    Hi Eric, very like ur video! I almost viewed all ur videos in 2days😂 I would like to know ur opinion between Whistler grand and Clavon for both 2+S layout. One got better school another got better location(but Whistler grand got shuttle bus to Jurong East and Clementi MRT also not bad)
    Ps: don’t like Parc Clementi got so many people.

      How do you determine the breakdown prices of each development from the land price in general as the numbers keep changing as it ranges from $460psf to more than $600psf. What would be a good accurate way to determine the breakdown price of each project?

    don't like it for self stay, not my cup of tea. too noisy..and clementi's too crowded...not quiet place yet convenient in clementi.
