    Thank you for this informative interview. I consulted Heidi and used her services to obtain my Philippines driver license in April 2024. Her staff saved me a lot of potential headaches that may have come from doing it on my own.
    I would use her company again in the future for other expat related services I may need.

    She’s wrong about the property. Foreigners can own land in the Philippines. As long as it’s a 60% 40% split. So even if you fork over all the doe for the property that property needs to be in 60% ownership of the Filipino or Filipina resident and it can be 40% in your name. You just have to make sure you have a lawyer when you apply for the title that states the 60-40 ownership, and it would be in your best interest if it is a business or rental property to state if there is a separation the 60-40 ownership continues, or if something happens to her god forbid the 60 ownership gos to one of her family members and you both sign it and have it notarized by a lawyer on the title. Also you can buy land or a house in a corporation which is a bit more complicated basically you can own that property for up to 50 years but when you pass that land or house gos back to the government, they just don’t want to lose their land.

      She is correct!!!!! Foreigners "cannot" own land but they can own a Condominium with Title under their name 100%. The only way they can own land is thru Corporation. Setting up Corporation is actually intended for big Corporations but was adopted in this scenario which is still legal. In a corporation set up foreigners will own 40% while his/her local partner have 60% share. The partner can be your wife or someone you trusted. That's why some foreigners will just lease the land like those engage in business specially in the province were land lease can be very cheap except in a touristy area and beachfront property. A lot of resort owners are foreigners.

    If you have a company 60/40 .
    1. Does that mean the Philipina can out vote you on a board resolution? 2. Is she able to borrow money against her shareholding without your permission?
    3. Isnt it far safer to buy land in her name, lease the land from her, and have her sign a special enduring power of attorney so that you control everything including when the property will be sold and who the money goes too?

      The best way for a foreigner to buy property is to start a corporation with several churches. You can own just under 50% of the corporation. You front the money for the land. Then lease the land from the corporation. The churches get money monthly that they didn't have before. So, they have an incentive to keep their shares. Leases on land are not that expensive. You can directly own the house you build. Giving money to churches benefits many. Giving it to a Filipina benefits her. Never buy property with a Filipina. Even if you have a great relationship, it is still better to form a corporation with her. Corporate law is strictly adhered to in the courts. Then don't legally marry. Divorce is coming to the PH and it will hit many expats hard. The Philippines has Domestic Partnership law that is so much better than marriage. It's like a prenup but also spells out what will happen in the even of disolution.

    The foreigner DOES own the land as a spouse to a Filipina national! The foreigner husbands name IS on the deed of sale and or the land title! That IS the law and privileges of a foreigner MARRIED to a Filipina!

      "A foreigner married to a Filipino national can own land in the Philippines, but under certain conditions. The foreign spouse can't own land individually, but can have joint ownership with their Filipino spouse. The Filipino spouse would have to be the registered owner of the land, while both spouses jointly own the property built on that land. This arrangement is often facilitated through a legal instrument called a "Condominium Certificate of Title" or a long-term leasehold."
      Everywhere I look it says the philippines places a lot of restrictions for foreigners to own land.
      No matter what you do, expect the land to be in control by the Filipino national that is your spouse.

    You can get your 13A while still in the states and it's a permanent one. If you get it in the PI, then it's a one year probationary.

    13a - you marry in the Philippines, then you go back to USA to fold your life there. Well, while in the USA- apply for 13a at the Philippine Consulate, few months later you get 13A which is not probationary.

    What’s messed up about the whole thing is here in the US you don’t have to be a citizen to own land and our country only relies on tourism 12 percent. Where there in the phillipines a foreigner can’t outright own land 100% but they rely on tourism 80%. But it makes sense to keep the land affordable for their own citizens.

    SPA, special power of attorney : when you buy real estate get lawyers to prepare the SPA which states that e.g.: your wife can not sell without you, when either one wants to sell it must be sold, division of sell proceeds is 50% each.".... etc...

      or state that if the partnership is dissolved all assets must be sold and debts repaid back to the lender, namely you, just make sure you keep a correct record of investments made on behalf of the corp...

    A subject rarely addressed is what happens to the teenage Filipina when the old goat drops dead ? I don't see any discussion on bringing the Filipina up to speed on what her rights are relative to various countries' pensions and investments. For instance I own 2 homes worth roughly $500k each. Over a million in investments. Around $200k in jewelry. Short of liquidating everything....this would pose a challenge to my significant other were I to drop dead or become incapacitated. Of course if I had a significant other I would do my best to explain everything to her and train her to have access to the stuff. However I would do so in a manner that would also protect me. This company should offer that type of consulting if they don't already do so.
    I am not likely to marry until closer to the end of my life (61)...so that she would receive Social Security survivor benefits. Even just filling out the Social Security administration documents to get survivor benefits is a nightmare.

    I strongly recommend reading The Family Code of the Philippines, and if not marrying but co-habiting, article 147- "common law" marriage. Be very very careful moving your girlfriend into a condo that you own.

    All marriages are to be reported and recorded with Philippines government even if marriage occurs in another country when involving a foreigner and a filipino.

    Interesting that a Filipino spouse can just cut the sponsorship. No such luck in the U.S. Death is the only thing that ends sponsorship requirements in the U.S. My ex-wife has been remarried for 3 years. They have a high 6-figure household income. I am still obligated to reimbuse the U.S. government because a few years after we were married, we needed to use Medicaid for a short time. That created a BIG problem. Now, the circumstances don't matter. I need to inform my state's AG office if I plan to move out of state and this obligation hangs over my head for the rest of my life. Filipinos don't know how lucky they are.

    I really had no idea about the shear volume of really beautiful young Filipinos. About a week ago I signed-up with the one of the more popular dating sites Pina, expecting it to have a similar experience with the dating site that serves Latin America LAC. I live in Mexico so that's why I've always focused on Latin America. But I can definitely report that It's pretty astounding regarding the difference in the amount of likes and emails that I've received from Pina. 186 likes in 1 week. Compared with LAC- I probably get 10 - 12 likes in a week from countries all over South America (LAC respondents mostly Dominican and Columbian). I'm wondering was this your initial experience from a dating site?

    Even if you aren’t married you can buy land say you have a friend who is a Filipino as long as the ownership is split 60% Filipino and 40% you then it is legal. So it doesn’t have to be a corporation a corporation limits the ownership to 50 years. So you can easily have it notarized say if it’s a business that it stays 60-40 even if you separate if you buy with a partner and not just a friend. And if you really want to make it fair if it’s a business have an agreement that 20% gos to taxes and upkeep of the property and 40 gos to them 40 to you. As long as it is owned 60% by a Phillipines citizen it is legal.

      Had that law not been there, all availble lands will be gobbled by the mainland chinese. But now, even with that law, the chinese still got around that law by using dummies, chinese at that. Recently, it was found out that they purchased most of the land atound a sensitive military installation..get the picture?

    Why don’t more Foreigners apply for Judicial naturalization, and keep your Foreign citizenship. I know the rule is 10 years residency among other requirements, but there is an exception if you are married to a pinay. 5 years residence.
    Is it because most retired guys will be dead in Ten years or even Five? Why does nobody talk about this? I am 49 yrs old and thinking to move to the PI this year. I want to be a tax paying, working, outstanding member of the Filipino community.
    I am sure some think I am an idiot, i just don’t like being treated as a tourist when I have been married to a pinay for over 20 years.
    Property is not affordable in the US either. While it is a little cheaper in the PI, it is still expensive when you don’t own it. And don’t have any rights.

    The Filipina can not just boot you out! Unless your proved to be a wife beater etc. Only then can the Filipina boot you out. If which I have heard of Filipinas claiming sexual abuse to her daughter that was not the foreigners child. Etc. So beware. But false accusations can happen to any man in any country! But if you ever are forced out of your home or house in the Philippines? You still own the property 50%! So don’t listen to anyone? Just read and KNOW the laws! As you should in ANY country that you live!

    Philippines asks for foreigners divorce papers, but what if the foreigner just says he was never married before? Im quite sure they wouldn't do a search to check you were not divorced before.

    Love has nothing to do with making these decisions! Marriage is a CONTRACT! A contract that is for life! NO getting out of it in the Philippines! As God intended!

    I’m 72, guessed to be in my 50’s (so many say), single for 13 years. Retired medical doctor with decent lifelong income. Don’t care for a 20-something. A fit, attractive 40ish Filipino woman would be ideal, MAYBE one in her 30’s if mature. I won’t part with my trained dog. We’re a packaged deal. She rides on my motorcycle with me. I’m very active. Any potential prospects for me out there? I’m white and from the USA.

    Certificate of capacity to contract marriage. Can that be done at the Embassy in Cebu???? because I know of no way to do that here inAmerica please I hope you see this question and reply
