    Thanks Jeff! This is how observant I am...just saw this for the first time today in 2015! A client turned me on to the fact that he had watched my video. Peg heard him talking on the speaker, so she insisted we watch it. She laughed at me. We forgot to do the well head, and the septic tank, but appreciate your filming talent! We could teach a lot using this format, hey? Fred is right in these comments...you must have a old-fashioned metal faucet to use the torch-sanitizing methods! Can you believe how many views this thing has? Wowser! Not bad for our first / only presentation attempt.

    I do Residential/Commercial inspections including Septic evaluations (Open tank/Probing/Hydraulic Loading) here in rural NY & PA. I also deal with wells & frequent water sampling. I came across this video and was good with what was being performed. I liked the fact that you remove the aerator to flame the faucet with a hot flame propane torch. I check for plastic and especially the newer pour/spray combo I substitute flame with a thorough spray of Isopropyl Alcohol & Hydrogen Peroxide. I run the water for a minute, carefully rinse the exterior faucet tip with a sterilized sampling container and then fill it. Where I had a problem in watching this video was the Sampler was talking loudly right in the direction of the sampling container. If one ever noticed in a bright Sun, you can sometimes see the amount of saliva we atomize into the air when we speak, especially in louder manner. The mouth is one of the filthiest bacteria laden garbage pits there is. A water Sampler (individual) should make it a point to never be engaged in conversation when drawing for bacteriological analysis. You might as well spit into the container, seal the cap and submit it to the Lab. I often wonder how many samples would not have failed had the Sampler not been talking over the container while filling it. Even, if you touch the inside portion of the cap or container inadvertently, you could risk contamination.Also, if testing for Lead, the sample should be taken as 1st Draw after approximately 8 hours of non-use (flow). Too often, I hear of Real Estate Agents going to properties and running water beforehand. I refuse to test for Lead if the water has been run prior to my arrival. The reason would be that children are unlikely to know that they should run the water for a bit before getting a glass of drinking water.

      Very informative comment. Are you still doing inspections in rural NY? I’m looking to buy a rural property in Otsego county and it still has a cesspool as well as a septic tank. I would like an inspector who knows about both systems and can make recommendations (particularly on what to do with the cesspool).

    I love how he samples after he fondles the drain field stone......without gloves.... Even if he were to have washed his hands, 100% higher chance of cross-contamination.

    A properly maintained septic doesn't need pumping for decades. If the top crust and bottom sludge are both under a foot thick, the tank does not need pumping.

    Nathan, be careful cause some of the water taps faucet are plastic so you can melt it and damage it . I recently purchased a hot/cold drain faucet for my kitchen from walmart and it's made of plastic . I assume it's plastic cause it's really light and it only cost me like 14 dollars , but it works well .

      I was thinking the same thing. My Delta faucet has a plastic aerator/strainer and rubber washer. And the heat could discolor the metal.

    Well water inspector came out to property and failed the well. He connected hose at the base of the pressure tank and drained all the water out of the well for 25 minutes until nothing came out. Is this normal? The water was coming out at 9 gallons per minute. At the end of inspection he documented well at 1/2 gallon per minute. He said that the tank should always produce water non stop?

    Dude! I was recently looking at a house to buy and discovered a big round cement lid covering a well in the basement, I couldn't tell if the well was brick lined because the lid was too heavy to move, but with a flashlight we could see down through where the pump pipes go and the water level look like it was approximately 5 feet below the concrete basement floor.. is this bad news? should this be updated with a new well drilled in the yard?

    open the septic tank... is the level at the bottom of the pipe outward to the bed? never, never, nerver do septic inspection after a pumpout

      Please note the bottom comment where the omission of the "well head" and "septic tank" inspection portions is mentioned. Also, I agree, and do not allow pumping prior to an inspection if a home is vacant, and require two to four weeks of active use after pumping before inspection if occupied. Easy man, I'm not gonna take any of your business James. You can have it all. I'm sure you're very professional.

    so basically the inspector jabs a giant ice pick around your drain field and risks cracking your pipes

      The pipes have 1-2 feet of stone on top of them.

      The pipes also already have holes in them. That way the water can leach into the stone

    he doesn't seem dressed for the part - septic inspection is a pretty dirty job, and why hes dressed like hes going to Sunday brunch, is beyond me
