Finally! I found the perfect layout plan and design for a house. This is just what i was looking for. A small house which does not compromise on comfort. Thank you.
Still need a 2 car garage, workshop, and a basement for that important hobby! Oh, I almost forgot, storm shelter for those tornadoes in Kansas! But still overall, a great lake house cabin! I just watched this a second time, but I didn't realize I watched already. I'll have to change my mind. For a family, it's a great house, but for just myself, no. Although with a few changes it would fit me just fine, for me. Whatever that room downstairs next to the bathroom is, it would have to go! The study would be the bedroom, then move the bathroom next to the bedroom, and add a walk-in closet, put a half bath under the stairs once those rooms are moved to where the bathroom and that wierd room were at. Add dormers to both sides of the upstairs and remove the bedrooms and bathrooms and make the upstairs the hobby room. Add a 3 car garage and a 40' custom container swimming pool!
I would like a full wrap around porch that way i could put my pool in the back. I love how open the layouts are. Looks really elegant and I like the tubs in showers too.
You don't want a tub in the shower. It looks like a good space-saving design idea, but it's terrible in practice. Imagine having to wipe down the tub and surrounding floor area after every shower.

Gorgeous home. Personally, I would tuck all toilets into a corner, behind doors or by vanities instead of being the first or only thing you see from the door or when you walk into a bathroom. I love how light and bright the home is.
I know I’m “old school”, but as a 60 year old contractor, the worst thing about this movement to totally open concept homes has been the loss of the foyer. Opening the entire interior space to the elements puts tremendous stress on the mechanical systems. You can lose 10 to 15 degrees in the whole house very quickly.
I’ve got to agree with you. If nothing else the addition of a utility/mud room at the back door limits dirt and wet being carried into the house if the weather is bad outside.
Admittedly, I know very little about construction and related issues, but would it be feasible to tint the windows to such a degree that they could offset the possible rise in temperature? Would that be relatively expensive to do? I really do like the open concept, but I acknowledge the problem you raise.
There are windows that are Fiberglass which transfers no heat or cold, triple paned argon gas filled If I remember correctly an R9. Fiberglass also does not shrink or expand like vinyl will. Alpen windows brand.....@@BusinessLawyerGA
I designed the house we are getting ready to build and it is an open concept but I added a nice size entrance with a place to sit and take off shoes and wet coats and hang them then with a second door to prevent those very issues. I have ALWAYS hated opening the door and Cold or hot winds infiltrating the house.
This is a nice, open, flexible plan for both floors. Good suggested use of spaces. It's nice there is so much suggested storage for wine! For future reference: wine is stored horizontally, rotating the bottles about once a week to keep the corks from drying out. I really like the 3rd bathroom shown.
Beautiful house design is beautiful designed being shown in each room of the areas of the house design, and my favorite scene's about the house design were the upper balconies/porch connection.😊👉✌Peace and respect to the beautiful artists of the house design also sign languaged as architects.

Or turn the first floor closet/room into the laundry and outside entry room. This would help with the energy conservation concerns mentioned elsewhere here, as well as get the washing machine out of the bathroom and allow for a laundry sink (always a useful convenience). Love the design… well done all around.

Construction could be steel, pole, or conventional, even log. Single floor with loft(s) or as presented. Many might change rooms to office or reading room, even add a connected garage, especially for cold climates. So many possibilities with affordability in mind. Top Notch!!

Even if you don't need heat and can heat the whole house w/ that fire place (which means very mild location year round) there's not even a spot for a water heater. Which means it either goes outside or there isn't one. The combo washer dryer in the downstairs bathroom is not ideal either. I think I'd probably convert the office into a utilities/laundry which would fix it.
😱 oh how I wish I could let go of so much stuff!! I love this and it would be perfect on our lake lot, and moving from close to 2000 square ft to small is what we want, but I have so many Antique furniture pieces,cookware, and Quilts (well over 100yrs.)from my mom all the way back to my GG Grandparents. A lot of the furniture would be beautiful here, but I can't part with what wouldn't.
Would love to see this design with a ground floor master and larger covered porch. Know this would increase the size but it would be much more inclined with marketplace of homes. Looking forward to the larger Floorplan!!???😊
I'd make the shower bigger stopping at the window in the bathroom, then having that window as a door going into a steam room with a tub outside with glass being the walls of the room so when your in the room taking a bath the forest slowly fades away while taking a bath while being steamed. or just take a bath without the steam and enjoy nature while looking out in your privacy backyard of 20 acre's or more! Oh and have the washer/Dryer combo moved out into the steam room bathtub room, kinda weird being by the toilet. Just a thought. :) Great video.

This is an attractive, functional plan with areas that could appreciate a rural setting. The office could be a third bedroom, perfect for guests or an elder family member. I wonder why architects so often place bathtubs in front of full-length windows.
