    In this address that most people think it's oversaturated, overpopulated, and extremely high in density, who would ever expect an infrastructure improvement to be executed. Bon Estates has announced their initiative to connect Jalan Kiara 3 to Jalan Duta Kiara. The local authorities then made announcement about connecting that junction to Jalan Kiara 4 as well. In my opinion, this will drastically improve the traffic flow of Mont' Kiara.
    The existing site condition is very challenging because they have an existing landed project built in the center. But I really like the design strategy of splitting the facilities into a separate individual building altogether. My favourite would be the floor plate design of having units arranged in somewhat semi-d formats, so they will have more sides of openings. That's also translated into the unit layout and at that size, it's just luxurious.
    The best thing would be the current selling price that's lower than the completed unit's price around proximity, well at least that's for now.

    Sean, in Mont Kiara...the actual MK station MRT line 3 is located in jalan kiara 3?

      i think the mrt line 3- MK station is below Acoris underground, the other one is jalan segambut dalam- BonKiara is located in the middle of the two

    Jalan Kiara 4 extension to Jalan Kiara 3, any estimation of completion date? Who is building it because last I heard UEM only would build till Allevia?

    I checked the layouts of the condo, and for such big square footage, the space designated for the helper is pathetically small. I know it's called the utility room here, but like you said, most families living in such units would have a helper. I just think it's not very nice to allocate that amount of space for the yard while all u can fit in the "+1 room without any window" is a single bed. Heck, the master bathroom is more than twice the size of that tiny closet. I dont see the point of separating the toilet and shower with glass partitions anyway

      I mean it’s a classic, no developers treat helpers as humans. Every time when the unit features a helper room and bathroom, the room is as big as the master room’s closet, and the bathroom is even smaller, and on top of that, no heater! I mean from a capitalist standpoint yes you’re selling the unit to the “masters” and whatever you add onto the “slave” room is wasted spec. But cmon, not even water heater?

      That’s my initial thought as well. They clearly see helpers as slaves essentially who apparently don’t need a liveable space.

      The developer does not owe any duty to provide the sufficient for the helper but owners does. Owner can always be flexible, my helpers stays in one of my bedroom :)
      Don’t blame the developer.

      @@yensiangyap8998 sure, you can see it from that lens, but I think that’s an easy cop out answer. Ask yourself honestly when you see these large bedrooms with huge bathrooms in this show unit, ‘Are any of these bedrooms realistically designed for a helper in mind? Or is it to let potential buyers to see themselves and their family aside from the helper living in this space?’

      myr900k+ for an 800+sqft is just too high imo. I am not even a Malaysian, and I already find that too expensive psf wise. If this psf is for the really prime part of klcc, I think it is still all right, certainly not mk which has been experiencing a glut for donkey years.

    The prices of condos in mont kiara has not risen in more than 10 years

      @@iherng This is from experience. I almost wanted to buy Casa Kiara ten years ago for 710k (owner's asking) when exchange rate (sgd to myr) was 2.6. Thankfully the deal didn't go through as my offer was below 700k, now that unit can be bought for 600k (exchange rate is 3.5 now)

      @@kennyfrancis6882 I sold my 1808 sq feet R22 for Rm1. 9 million 3 years ago. I bought from developer at Rm1.49m. I rented my unit almost 3 years before I sold. Now market value is about Rm2. 1m.

      You all must be antipet. My condo has no pet policy from the start but more than half residents own at least one pet be it fish, hamster, rabbit, dog, cat, iguana. One sound made from an antipet in our chat group and will kena hentam kau kau

      Being a non-pet owner doesn't imply being anti-pet. Many non-pet owners genuinely love animals but may have reasons for not adopting pets. If everyone had the responsible and educated approach to pet ownership like you, we'd all enjoy living together. However, some irresponsible pet owners may leave cat litter for days until it starts affecting other units with unpleasant odors or not clean up after their dogs during walks.

    I've been eyeing this project for a while myself and yes, it can be translated into a home rather than those shoeboxes popping out around Klang Valley these few years. Imagine those developers cramping 4 bedrooms into a 1100 sq feet units. I also think it's beginning to be really ridiculous having so many bathrooms in any homes that isn't catered to rent out. Most homes around the world focus on 1 or 1.5 baths. That way, it's way easier to have better quality and quantity of space. Imagine wanting to also fully renovate 5 bathrooms instead of just 2.
    The thing that really irks me the most is that every new development keeps giving bowl basins. Worst type of wash basins. You want to change those? Need to whack reinforced concrete and that's a huge hassle/cost.
    This sort of development reminds me of those in Brasil and India. On one side are the high rise filthy rich, while on the other side are full of squatters.

    Visited this project months ago during pre-launch and right when the show gallery just opened. I was interested to book a unit but you know what I couldn’t get the units or levels I was interested in. Certain levels were fully reserved especially the high floors ! This is exactly what you have been saying all this while Sean, as long as you are NOT a mate or vips of the developer you will never get the units of choice and still have to pay a premium. I was rather put off by their arrogance that their project will sell out. So Sean, is this a paid sponsorship video ? Will your viewers and subscribers get 10-15 % off their list price? If we are not what’s the point of promoting for the developer? Do reach out if ‘a friend of Sean’ can get special discount.

      Erm, personally I never like bathtubs. You'll use it most likely in the first week or month when you get it and that's about it. Later it will just be an extra element to wash and maintain in the bathroom. But if you really insist, you can check whether can the master bathroom fit one based on your preferred bathtub measurements.
