I have a couple of questions. What tips you can give for beginners? I'm in queens and trying moving to Florida. Do we need to give the new owners paperwork on the house or the realtor does that
Teresa, the first thing you should do is look for the top Realtor in your area. When it comes to selling, there will be important paperwork that she or he will walk you through, so you want somebody with plenty of experience. I would recommend you spend some time googling "Queens Realtor" and "Queens real estate agent" and find one with a ton of five-star reviews. Wanda, I couldn't say without knowing your situation and market conditions better. Here's what I recommend you to figure it out: Overall, if you are confident that you have the right agent, ask those questions of your agent. If you are concerned that you do not have the right agent, demand to meet with his/her broker and ask those questions of your broker. You need to figure out if the home is not being marketed correctly due to something they should be doing, or if it is because your asking price is too high. It's one or the other of those two things most likely Wanda. Best of luck.

Is there anything an owner can do to boost visability/offers? All that's been done is take pictures and post the listing. Even in this market I feel I need to do more (we've got an accepted offer on our dream home dependent on selling this one!!)
Great question Samantha. The key to fast multiple offers is a strong premarketing effort designed to alert the majority of your potential buyers BEFORE the listing goes live. Now that you are live, your agent should be promoting your home to their “list” and blitzing your home through social media channels. A few sponsored ads on Facebook would certainly spread the word.

Many potential buyers search for homes online, it’s crucial to include high quality, professional photos in your online listing. Without excellent high resolution images, potential buyers may overlook your home.

Nice catch @markgoodwin183 This is done all the time on this channel. I only do it if the content is still valid (like I can't do this with market reports or FAQs that change with market changes). Good eye @nobaddogsfl7087. The advice still stands. When the suppy and demand relationship changes, I'll publish a new one based upon different market conditions. FWIW, home selling trends typically last 4 to 8 years before the cycle changes.
