I am selling now and just got my first offer, it's not a good seller market at this time with high interest rates etc. The offer is a little on the low side but not terrible, my house was priced below market value as per your advice. How do I avoid losing my possible buyer when I try to strategically increase his offer ?

If you have two offers and you knock back the first one in favour of the second one. Then the person who made the second offer withdraws their offer. Does the person who made the first offer have you over a barrel if you go back to them hoping they are still interested in your house?
You can remove the junk and clean it up. You may be able to pressure wash the exterior. We call it "Pre-Hab". Even investor buyers aren't immune the power of a house that looks better.
The longer you wait, the higher interest rates may climb and the more the market may cool down. If you are going to sell anyways, sooner may be better than later.
Declutter, remove family photos, clean well, stage your own furniture move it around if you must for better flow. Keep it especially clean and neat when you know you have a showing and you won't be home. Make sure your agent has a great photographer!!!
What I always ask sellers is "Do you really intend to move? If not leave the junk in place and the house won't sell." If you truly want to sell and move, get the lead out and start ruthlessly cleaning and shedding the excess (higher priced quick sale more than pays for a small storage unit if goods need to be saved or moved)
Not true. I just had pictures done on a listing last week and was charged $125. Keep searching. There are real estate specific photographers out there that will take house pictures for under $150.

Sure. Or you could renegotiate the top ones. There is so much flexibility with Step 3 if you handle it right

What some do is request an offer from OpenDoor or Offer Pad and then you can announce a multiple offer situation

No. You must use a Flat Fee Listing agent at a minimum. An agent MUST be involved to list a property on the MLS.

I’m not sure where your finding “professional” photographers who do a real estate listing for $50-150. $200-$400 is a more realistic price range
