      This is just superb, I've been looking for "sell your house instantly open" for a while now, and I think this has helped. You ever tried - Penictoria Subjective Prevalence - (just google it ) ? It is a smashing one off guide for discovering how to sell your house fast minus the hard work. Ive heard some decent things about it and my brother in law got great results with it.

    I may be the only one here, but I prefer dark homes. I think it feels cozy. I love low lighting, blackout curtains, and darker paint colors.

      Me too LOL but have bought some light accessories for the staging when time comes to put it on the market. Traded the deep red & purple velvet curtains for some white ones ...(needed a double rod to place them over the black out curtains of course :)

    I agree about the photographer. My parents just sold their house back in august, and their agent had a professional photographer come in, and the photos were beautiful. It got a lot of people in for the showing, and they sold that weekend.

    I can see past a dark home if the windows are plentiful and in open directions not blocked by neighboring buildings, etc. I call it having a vision.

    Most definitely a lighter home is more attractive to me but I don’t like a stark white home either then it feels cold and unwelcoming. There is a fine balance. Once on vacation we stayed in a dark home with dark woods and dark paint. After a few days I started feeling down. I was having a wonderful vacation so I knew it was the decor around me. I prefer either sheer drapes or valances only to let in the light! Thank you for sharing, great information! 👍🏼

    I may have somehow missed, as I wasn't able to watch it straight through, but I don't think you mentioned how important it was to make sure the home is clean, clean, clean. I was shocked at how many of the homes we looked at when helping our son find his first home that looked as if they were never cleaned until their home was on the market. Meaning all the built up dirt was pushed into the corners, grout, and every nook and cranny. It was gross.

      yeah, I agree. Dark homes really are less attractive. Many buyers leave all of their lights on when someone views their home because it really does show better.

    Very helpful video. I always have sellers update their light fixtures and paint their walls. Ceiling fans, unless they're very modern (which I rarely see), should be changed out to clean flush mount lights (not the boob lights!) so the ceiling will look taller. And White walls are trending. Swiss Coffee (white) in flat sheen will automatically modernize your home!

    Yes on the light! My house is purposely bright, have 4 full sliding glass doors, because when I’m in the house I want to feel like I’m outside!
    I hope that’s a plus when selling my home!

    My opinion as far as light goes is that it depends on the weather where your home is being sold. In a colder more gloomy climate, light is very important. That being said, in inland Southern California proper lighting is important because too many uncovered windows with too much sunlight can be a turn off during a hot day. Knowing your area and balace is key.

    I love light, we viewed a home that was so dark, I thought I was suffocating. It sold that day though, so it can be individual preference.

    This is information was great, I took notes because we are looking into selling our home. I hate dark rooms I love light not to much light. Our great room was all paling but we prim and painted the walls. It turned out great. I will subscribe.

I am in your area and I did just list my home and although I've been through this process several times (next home will be my 4th and final), it's always good to know what the latest trends are in selling. Because I have a porch on the front, that area is always dark(er) than the rest of the house. Good to know...leave a light on. Thanks again and now off to watch your buying tips!

    Yes! The lighting is extremely important upon entering. It’s like why would the seller think this is a good idea for buyer showings? Whenever I look at homes on the market on line, I literally skip the ones that are too dark! Again, why?? They can at least use the bright button on their basic cell phone! SMH 🤦🏾‍♀️

    I want to see as much light as possible. I dislike curtains/shades & only have them where absolutely necessary. ......I changed my front wooden door & 2 sidelights with a garden all glass door & 2 new sidelights to let more light in. Love it!

    I understand why a bright home is better and gives a home a better appeal, my home im about to sell is a very traditional older home with dark hardwood floors, im glad i came across your video because im going to make sure that the dark doesn't overwhelm the light coming in.       Yes, tell those buyers to whip out and shape up so that the sell is a no brainer for you and you can get that huge commission without lifting a manicure gelled finger. I hate realtors.

    You forgot is Smells & Odors in a house.....Air your house out, open all the windows, use air neutralizing sprays (not Febreze) on fabrics, launder bedspreads, air out curtains....Pet odors & smokers too. That can turn a buyer off quickly! Also, dated Wallpaper, dark funky colors on the walls like red, purple, orange, will turn a buyer off fast. Dirty Ceiling fans with chunks of dust! NASTY!!!!

    First and foremost, make sure to do your homework on the value of your home. Start by researching the local housing market. Take a look at comparable sales in your neighborhood to figure out the appropriate listing price for your home. Pay attention to the various comps square footage, features and location. Finally, think about how they compare to your home.

    Maybe so but check this out I’ve looked at many other houses that were too appealing on the outside they may have had the older aluminum siding this was back years ago, and some weeds in the grass maybe no flowerbeds or the flowerbeds were old some things like that not the cutest. But you walk inside and you say wow this is beautiful this is really nice! You would’ve never thought so from the outside! What that does is that tells people That this is just a regular house don’t worry about it welcome bye don’t come here to burglarize or any of that. But when you walk in it’s really nice in the times were living in a 2021 house is beautiful on the outside that isn’t in a great safe high end area, might be wiser to not be so impressive on the outside!
    Let me put it this way if they’re coming to the burbs to break into houses they’re going to go for the best in the richest and the nicest homes because they feel they’re going to have the nicest stuff so set yourself up a little allusion, it’s OK it’s not the greatest on the outside but it’s super nice on the inside! Because not everybody can live in 300 $800,000 homes or neighborhoods of those homes. Especially a person who’s may be retired Or coming up on retirement that’s not living in a secure community in Florida so to speak LOL

    Prefer light over dark. Light colors indoors with a touch of a slightly darker color is calming. You also don’t want to feel like you’re in a hospital room. And going too dark everywhere is just a little frightening.

    Most of these seem like common sense (however I have sold one home in the past). But when it comes to landscaping during the winter what do you suggest? We ripped ours all out to start over in the spring but now we are moving and listing a home at the start of winter in Michigan.

    For my house we have a relatively small backyard. And you said to leave it open. But we were able to put a gazebo and a pool in it. And we thought that it would make it look bigger than what it is. Does that work?

    I am not a fan of dark homes. I just pass right by that listing if it’s on the internet. I also pass by on homes that do not have attractive front entrance

    * when you are trying to find a home or looking up listings, is there a way to distinguish the difference between a picture that was loaded by the phone vs someone who used marketing pictures?

      When looking at actual listings, you don't see pictures of other homes very often. I think an agent could get into trouble for doing that actually. The only time you really see that is in just advertisements or at new construction sites where they may show a similar model to show you what the home COULD look like.

      @@MalcolmLawsonREALTOR l am in WV, I'd like to become an agent myself. Unlike you, I am old, I know it's crazy, but it's been in the making for a long time and got put off due to my husband's illness.
      He passed away about four years ago and I would like to start but I feel lost. The last time I took a class was in the 90s

There are many buyers and sellers who are also older and prefer working with an older agent. Just like many younger people like working with a younger agent. My mom is an agent as well and works with a lot of buyers moving to 55+ communities and it's a great niche to work because many of them have money.       not really, you could always sell it to an investor or find a contractor who will accept payment after the home sells.

      @AlyssaMorgan I recommend pinpointing exactly what needs attention. You could also hire a home inspector (they are about $500 in Calgary, Alberta) and they will give you a full report with photos and highlight the most pressing items. I recommend fixing structural and water issues first as they are priority, cosmetic items can wait. If you sell something that is in "handy man" condition, you will get wholesale pricing versus retail. The amount you fix should be determined by how strong your market is. Hope that helps Alyssa 😆

    I don't mind a dark house, which is why I bought one, so there are people like me out there. I live in a hot climate where you often need to shut out as much sunlight as you can. I can't stand this current obsession with white and beige interiors and kitchens that look like forensic autopsy labs. I think people are becoming afraid of colour, afraid of choosing colour.

    When i bought this house I never even went inside and my now ex was the negotiator , and a bad one at that .
    My only concern were my dogs. I have 5 acres and the price a good.
    And of course I went inside before I actually signed papers. What I mean is as soon as I saw it had 5acres ,in my head I was already playing with the dogs in the yard. But money is meaningless to me. It’s only a way to obtain necessities nothing more.

    I hope you realize how biased you sound as you post your final question. I feel it's all about the contrast. Dark colors exist for a reason and have their place with appropriate lighting, molding, furnishing and amount of glass and windows.

      My general rule of thumb is there is a lot of natural light, you can get away with dark colors. If there is very little natural light, then it's generally best to stick with light colors.
