      Keep in mind... many renovations don't get finished because crime is so bad. Imagine putting 30k into a house and everything gets stolen just as fast as you put it in. I turned down a $10k 4-plex because the pipes and electric continued to get stolen. I can install PEX but I can't keep electrical boxes, wires, water heaters, and HVAC units from walking away. Kevin I can see the sadness in your face... it really is sad and the people are doing it to themselves.

      Interesting to see what "LITTLE" has changed since I went up there a few YEARS ago. We looked at $1 and $1,000 - 5,000 (and others), MANY of which were still in good condition (except for missing hot water tank, furnace, and any electric wires they could tear out easily). We did NOT buy because the taxes were MORE than you could rent the house out for. Could only get $400 per month in rent and taxes were $5,000 per year. Add in repairs and it was a loss.

      Please remember the comment about the lack of work in the area. You can rid the city of all the crap houses, and raise the value of the suburbs, but it’s no good if there is no local income to afford renting / buying in the area. There’s a good reason the area is abandoned. Until you see a rise of work / jobs that can supplement the cost of living in renovated or modern housing, it would be a lost cause.

    Kevin, I was told by a landlord that owned over 100 houses in low-income areas that you don't want to own a two-story house because it cost twice as much to paint and carpet but doesn't pay very much more in rent. His formula was to buy a one-story bungalow for under $10,000 and rent it out for about $700/mo. He preferred houses that didn't have a basement because when the tenant moved they would leave lots of junk in it that would cost him $100-$200 to have someone clean it out and it really didn't rent for any more than a house that didn't have a basement. The houses in the low-income areas are bought for cash flow because there is very little appreciation in them.

      If he has over 100 houses, renting out for $700/month. He is making over $70,000 a month. $100-200 for a basement clean out is nothing.

      If a house in Michigan doesn't have a basement, it's likely PERMANENTLY VACANT. It'll get less in rent than the cost of the property taxes. And, that's if the city/township would even allow it to be built.
      Alternatively, in MOST areas of the country, adding a second floor often at least doubles the property's value. But, of course, as the main phrase in real estate goes: "Location. Location. LOCATION!!!"

      Theres more to it than just that.
      Completely redoing the home.
      Painting, flooring, new appliances, water damage, mold damage, etc.
      As they said before, low income homes meaning they obviously aren’t going to be high end fancy.
      I’d kill for a 700.00 decent home. But in my city the cheapest for a 1 bedroom is 1,000 with no basement for flood risks.
      Get your income up and then if it doesn’t fit your standards then you can complain

    I love this video so much. It really is transparent about what it is like here in Detroit. You can't just invest out of state willy nilly because of the allure of cheap houses. You need roots here and real boots on the ground! Theres so much variance in this market and you really need to be careful. PS Kevin, I was downtown to join the meetup but you were filming and I chickened out! Huge fans of you and Graham. I wish I would have grown a pair and just said hi instead of being so shy! Dang it!     I've lived in metro Detroit my whole life and I can say Detroit has come a long way since the time of the bankruptcy. There is a lot of hope, but the neighborhoods are still lagging behind the City as a whole. Rebuilding a City as large as Detroit doesn't happen overnight, but it is happening.

      Totally agree, we are international investors and have been investing in Detroit since 2014, the city it has come a long way, there is still way to go but it is nowhere near as when we started investing. I love Detroit!

    You're IN MY HOOD! I saw a 70 unit apartment bldg for $44k a few yrs ago. They've plowed under the worst homes, and huge swaths of land are just grass fields in metro Detroit. I drove thru a grass area where the street was under 3ft of water (it looked permanent), I had to turn around. There are many houses where they've gutted the garbage and piled it in front of the house & it is so tall you can't see the house (really), and it'll just stay there forever. You can actually find nice stuff up in the thumb of MI for under $100K on land.
    5 well-dressed white guys in the hood.. they probably looked at you like you were unicorns.. CRAZY UNICORNS

      NexGenInsanity if you read about the history of Detroit, Michigan USA, you will find that it was the automobile center of the country. Hence all the infrastructure. Once the automakers left, all the service sector workers were left without an income. Those who could leave, left. Now, the once great homes of the middle twentieth century are crumbling. There is no point renovating a home until ppl with jobs start gentrifying the neighborhoods.
      Going back to your question. It’s basically jobs. Look for shopping centers nearby. The average net worth and income of those living around you will decide the prospective value of your home. It all comes down to ppl at the end of the day.

    There are fires because our utility’s rates are so high, many people use electric heaters. They end up catching fire. Thanks DTE formerly Detroit Edison electric.

      @@americancreole6299 When I lived there, 1971 to 2005, people with older homes were paying $300 to $500 for gas in the long-ass winter. And from talking to a friend it has gotten more expensive. Electricity was more in line with norms because it isn't affected by sub-zero weather unless you switch over to an electric heater.

    So awesome that you are visiting Detroit. I went to College for Creative Studies down in the Wayne State area (2007-2010), and I had a friend that lived in the boston-edison district that we lived across from Henry Ford's second house which he built a workshop for Edsel over the garage. For a time that I was there in Detroit, I got to know it's story by the abandoned historic buildings best by riding my bike along the Dequindre cut all the way to Belle Isle and I eventually lived by my school in Ferry street. The city has so much character , with the crime aside, had so much potential to be whatever you make it. Someone once said when I was in college that comparing to say New York, Detroit is a city that feels very much a ship you can still steer, that one can get into a scene and make it out on their own terms.

      @@jean1718 yeah learned in one of the comments that if they're isnt any money being flowed into that side of the city itll be awfully difficult or you'll just lose your money. Suburbs are different, obviously. You have to fix the income before you start to look at neighborhood or even a house.

      Look at it this way. Look at the businesses in the area. Do they get enough traffic? Are there schools near by with a somewhat positive rating? Fire/EMS and police close by? Public transport? There’s more than just the industrialization leaving Detroit to cause many neighborhoods, suburbs, districts, and the whole city to have mostly gone abandon, and totally bankrupt. Trying to fix a neighborhood isn’t easy. You will go bankrupt trying to do so if you don’t have the necessary things to keep it goings. And 99% of the things you need, are not in your control.

With 144 sq mi of real estate, there are many areas that support $200k + values and worthy investment properties for under 20k. I paid very little for the membership and somewhat foolishly haven't spent a penny yet (just watching his picks) but his picks are performing very well. Every time I'm about to jump in and commit dollars I pull back on an ethics call. A voice keeps telling me not to contribute to the proliferation of this technology, even while I know I could be reaping big profits. What a quagmire!

      No, for this to happen elsewhere the city could need to have an extremely dense concentration of one industry. Cities like LA and New York dont rely on one thing like Detroit did with manufacturing. So find an over reliance on a particular industry you may find this happen, otherwise no

    Clicked on this video because the thumbnail house reminded me of a Detroit. Wow I was right.. I grew up in Highland Park and you all should have seen it before the 80's.. It was beautiful and was called "the city of trees".. I've been here in Los Angeles for 33 years and it's amazing to have witnessed the contrast between real estate in both markets!!! In 1985 I was going to by a house on a nice block (that is still beautiful today) for 28k. 5 years ago I saw that house for 30k (Home looks exactly the same). maybe 90k today. In L.A. 1986 some 110k houses are now worth 1.2 Million

    Kevin, you need to realize there is almost NO benefit to investing in this area, or its suburbs. The fact that you and your associates are so shocked by this highlights your naivete to the rest of the world. It's good you did this. You got outside your comfort zone and realized how bad things can be. Converting a garage to living space in these areas was unlikely at best, even when the area was booming. Never been exposed to any this? You haven't watched ANY news? Didn't research the area before you took the trip? Again, I'm glad you did this, because it's so different from all the California crap. Even in nicer places, we midwestern might people see areas just like this when we drive 30 minutes or less from our homes. "No insurance?! Why are there fires?!" It should be PAINFULLY OBVIOUS!

    I really enjoyed your Detroit video Kevin. I lived in the Edison "Historical District" when I went to college in 2010. Being a ignorant kid, I figured that rent for half a huge house at $350 a month, couldn't be that bad, and think of all the money I would save! There is a reason why rent was $350/mo. Despite the pack of flesh eating wild dogs that roamed that area, fetid water, all kinds of threats and grifting, the residents of the area were generally cool, and had a live and let live attitude. Just be respectful and keep to yourself. Also if you are driving at night, stop for no reason. I had to eventually leave because there was a gang/turf war that involved adultery, many ripped out hair weaves, guns, a wii sports bat, the epic finale battle which resulted in a gang of 20 people gathering on the lawn with Styrofoam coffee cups full of gasoline and trying to set my downstairs neighbors house on fire. Haha, good times. It was nice to see yours and Graham's appalled expressions while you toured the Detroit hell-scape. Again, there was a reason why rent was $350/mo.

      Akeem Casey Photography - Yes! Totally agree. It’s sad that they got a tour by an Uber driver and not by someone who actually knows the Detroit real estate market. Why didn’t they ask the realtor they spoke to to give them a tour of areas in Detroit that had low prices and great values and weren’t scary like this. I can name several off the top of my head. Warrendale, University Commons, Rosedale Park, to name a few.

      Rosedale is a great area to invest in. The homes in Rosedale/Grandmont can't be rebuilt at the prices they are selling for. New those homes would cost half million and up. The new homes in midtown are selling for $500,000 and are nothing when compared to Rosedale.

    Shocking in a good way, there's cheap real estate in many places with super low crime stats. Example: My primary purchased this year for $15,500 in Memphis Texas.

      Another example: last year I bought an investment property with my best friend and his wife that was a 3 bedroom 1 bath approximately 1, 000 square feet three outbuildings and a enclosed carport for $21, 500. It was a VA repo and all it needed was a 12-foot section of sewer line replaced and appliances and some paint and floor covering we did some other updates but it didn't have to have those updates.

      Especially the whole rust belt area. Most of the industry is gone and so are the jobs!

    Thank you for this video! I also have seen houses worth a couple grand and am looking to invest in the Detroit area and was thinking of checking it out myself. Seeing guys out in the neighborhoods gave me an idea of what to expect.

    You two should buy that home as an experiment, keep careful track of the costs, and see if it could be a decent rental

      Actually part owner of 4 properties there and just closed on 2 more properties. its a great rental market. Many areas have been cleaned up.

    If you look hard enough you can imagine how lovely those homes once were. It is the same deep in the Appalachian Mountains were I live. It is very depressing but you gotta have HOPE, for sure💚
