Great information..As a Charlotte native I never thought the real estate market would get so crazy. My first house was $110k in a nice neighborhood in 08 that same house has more than doubled. Charlotte government has to do something before becoming like San Francisco. Tent cities that have popped up along 277 leading in to downtown is an embarrassment. The people of Charlotte deserve better.
It's terrible. No new builds until this summer and 400k for a basic house. Investors destroying the market. Nobody is renting a home for 2K here when we left cities with celebs and 4 star restaurants doing the same thing. Charlotte will never be that amazing. At least not for me. I'll wait for the foreclosures.
You are correct. Most new builds wont be ready until the summer, and sometimes there is a waiting list on even getting lots. We just have to plan out the move and purchase of a new home properly and have the proper expectations. Also, I dont believe the foreclosures are coming. Just about everyone has equity in their home (due to the rise in pricing) and instead of getting foreclosed on, they will simply sell the property and make a profit, without the hit on their credit.

When there are multiple offers on a property, sellers see cash and conventional offers as clean and less red tape. NACA also scares away sellers because they may require specific work to be done before the closing can take place. Most sellers don’t want that headache.

Everything u said is so true. I am in the process of moving to Charlotte from New York and everything u said about price increases are so true. Lot prices are staggering and builders are definitely taking full advantage of the market right now. Upside for buyers is great interest rates right now so make ur moves now.
Thank you for watching. Yes, I believe prices are artificially inflated right now but due to the lack of inventory and low interest rates, we keep seeing this constant increase in price. It may level off some, but I dont believe there will be a huge crash. This is the new normal and since the fed has already said that they are going to keep interest rates low ( presumably under 4%) until 2022-2023, these prices are what we can expect for the next 1 to 2.5 years.
It can be very profitable. I have investor colleagues who rent out rooms by the week and its very profitable for them. Just remember, that it is frowned upon by certain HOAs. Make sure you do your due diligence when purchasing.

My son was outbid three times on three different homes in Kerrville, Texas for more than the sellers were asking. I'm hearing that banks are buying homes and then gouging the public to rent them. Is this something you've experienced? Good question. I dont believe there will be a crash. Yes, prices may drip some (which should happen in a healthy market) but I dont see a crash. It will all come to supply and demand. So long as there are less houses available for the demand, housing will be solid. There wont be 15% increases like this past year, I think prices will rise 4-8% in the next year. Evictions and people selling to avoid foreclosure will increase housing supply but there will still be a lack of inventory.

The job market is strong if you’re a white collar worker. Blue collar workers have a lot of opportunities as well. Based on my conversations and some articles I’ve read, the service industry workers are taking a huge hit right now.
