REITs are where it is at during these periods of uncertainty coupled with high inflation... My go to REIT is Realty Income followed by STAG and STOR for the longer term as well..

Haven't seen any love toward NNN in a while. They're a great REIT that I've been watching for a while and owning for a little over a year. I stayed away from SPG for the longest time because of exactly what you touched on, the sentiment that malls are dying. I hadn't even been into a mall in like over ten years until a few months ago I walked through a mall on my way back to my hotel I was staying at for an out of town work trip after visiting a local restaurant. It was a Simon property, so I decided to have a walk around the place and see what was up. On an week day afternoon around two or three, the place was pretty bustling. This is in a not so large town in Central Washington State that isn't exactly known as a moneyed shopping destination, either. Almost all of the storefronts were occupied. The people in there mostly were carrying around bags so clearly there to shop. I decided to give SPG a deep dive and the mall sector more broadly a closer look and discovered that SPG is exactly what you mentioned, an owner of the highest quality malls. I won't be making SPG a large part of my portfolio any time soon, but they earned themselves a small, ancillary piece of my broader portfolio.
Nothing better than getting to visit the properties and see for yourself. SPG is as good as it gets when it comes to Malls. If you have a long-term mindset, I think the investment will pay off. While you wait, collect a very high yield dividend. Thanks for the comment!
REITSs are great for the dividends. However, the dividends are "ordinary" income, as opposed to "qualified" dividends, which ate taxed at preferential rates of between 0% to a maximum of 15%. Therefore, it would be best to placec REITs in a tax-free IRA as opposed to taxable account, correct?
Please clarify ALWAYS what country REITs you are talking about....UTube can be looked at in every country in the world so are you talking only about US stocks. Have you looked at the sole Irish REIT now about two thirds of it's high share price? David McCabe dublin
Simon Property Trust is OVER PRICED. And their tenants are always complaining because of repairs that have never been done. Multiply work orders and no repairs. This company is located in a fancy neighbor in Calif. and many of the tenants are retired and on a fixed income. I feel really sad because the elders are taking their retirement monies to pay their monthly rent and no results from management pertaining to the status of repairs being done. STAY AWAY FROM SIMON PROPERTY.
I have 14%of my portfolio in REITs, Canadian REITs which do not have to payouts 90%. They have done very well for me over the years. You have some interesting picks to check out. Thanks for sharing 🙂

NNN is my favorite. I call it one of my Tim Duncan stocks. Don’t get a lot of love but consistently win and one of the best
