I’m just worried about the building foundations in buildings like this after all that saltwater intrusion, especially in the long-term. Saltwater is an incredibly corrosive force. That horrific building collapse 1.5 years ago on Miami Beach was caused by untreated corrosion from saltwater exposure in the building’s foundation. So I’m concerned about what that storm surge might do to building foundations years down the road from now with all that saltwater exposure.
Exactly just because structures standing does mean there business operable or livable I would believe most are not!! They will have to pass housing & business codes! The foundations & corrosion will deem these buildings not operable for living or for business will be torn down!!
It looks like the bottom floor walls were designed to break away and let the water pass through to protect the rest of the structure. The biggest concern will be future rebar corrosion as salt water entered small, normal cracks in the concrete. So long as they monitor it with routine inspections and make proper repairs as needed it should be fine for the long term. The catch is that they must do more inspections!

The hurricane windows and patio doors are amazingly strong against wind and even debris impact. Nothing can really withstand the storm surge, so they make the bottom floor walls able to break away and let the water flow through so it does less damage to the structure.
