Went from 1700+ sq ft manufactured to a tiny home 400 sq ft in Arizona. Now, going back to traditional stick built that is over 100 years old, 1600 sq ft. It will need a little bit of TLC but, it has character and we just fell in love with it. It is in a tiny town and has a large lot so. We are even allowed to keep chickens and it comes with a coop :)
@@KristinaSmallhorn you might be able to keep quail. They lay pretty well and could be used for meat if needed. Another benefit is they'd produce plenty of manure/compost for a nice vegetable garden
@@caliopeknows844 I know where I am they allow 10 chickens and no roosters. It varies place to place and much of it is by county ordinance and not city. Lots of unincorporated areas here. About 10,000 people here and not a "city" I am in Arizona City, AZ

I live in florence south carolina n there is a pretty large neighborhood just like that. They have their fences n driveways n at first glance it just looks like a neighborhood of ranches. Also the owners take care of their property like traditional communities.
Here in Colorado they have adopted a new tiny house building code, which was adopted in the past month. Tiny houses are legal now here... (we are in the tiny house industry and have been for ten years now)

I just bought a manufactured home and close tomorrow! Thank you for all of your information. I made a cash offer and had 2 others vying for the place, my agent did a great job in working with me for a quick turnaround. The housing in my area has gone up 30% and there is literally NO affordable housing at all and people building in my area have to travel pretty far and live elsewhere not even close to their new homes if they are building them in this area. I was shocked at the afforadability of this home and the land lease is under $400 a month, taxes $1200 a year and I couldn't be happier to downsize but there is no chance of finding ANY rentals around here in North Pittsburgh for a 3 bedroom under $2500 that is decent. I could live for 18 months in my current apartment for the price I paid for the home, and it's in excellent condition, newly remodeled and with a little paint we will make it our own. The one thing that I don't like to be honest are the homes on either side of me, they need some work and under new management they are giving them a lot of grief, but hopefully they clean up their yards and homes or move out (the down side is I have angry neighbors)!

The reason many opt for a tiny house is for sustainability reasons. Eco friendly materials, refurbished/reused items and a smaller footprint. How many people actually sit in every square footage in homes? The larger the home, the more money, work and time is involved. The more you have to buy to fill the space. Tiny homes are for like minded individuals who do not want to be tied to big mortgages, high utilities and the time involved. Living in a sustainable way with only what's needed is how these people really enjoy "living life". More time for actually living. Those who feel this way of life is just a "cool" factor or a "fad" do not understand the mindsets of these individuals who just want to help leave less of a footprint behind.

Its neat seeing what people have managed to do to turn small or otherwise "non traditional" spaces into functional homes, but at the same time I hate how its become "cool. Not only does glorifying it as a fad undermine that many people are just trying to make the best of a bad situation, the sudden demand by rich folk drives prices up for those who need it. You'd think that would mean supply will eventually catch up and make things affordable again, but historically speaking that isn't likely without intervention.
Many do it for sustainability. A smaller footprint, eco friendly or refurbished items used in it. Tiny houses are not a fad or a cool factor. It is a way for some to be able to move their house as they choose or for those who want to live sustainable lifestyles. Most don't want to work just to pay a mortgage and more untilities either. I myself maybe homeless soon. I may not have a choice but to find a small used RV or a van/suv to live in. Better than living in a tent as a senior. So to me, a tiny house would be a dream come true. How many of you actually literally sit in all the square footage in your homes. The more space you have, the more it costs to maintain it, heat/cool it, clean it etc. All that time and money for what? Only to miss out on really living life to its fullest.

It may be an idea for those who can live among others but who may not want to be sheltered in one big building. It is also an idea for housing college students if there is plenty of land. FYI. LACounty - Rural zoning kills ADU's. R-A, A1, and A2 in LA County Title22 specifically states no ADU's. You may have a guest house without a kitchen, but once you add a kitchen, it is an ADU and you must at least tear out the kitchen. We saw one recently that has a grandfathered ADU and we cannot "touch" it. Paint, sure. Any modifications needing a permit? Nuh-uh. Needs? a lot!

Hedge funds have ruined mobile home parks - they have destroyed all the once upon a time financial advantages of mobile homes. These are greedy investor groups who could care less that their profits are coming off the backs of ordinary mobile homeowners who cannot easily move - and many mobile homeowners end up losing the home they owned outright.

Mostly, affordability is about location, since affordable homes are illegal in most areas. Sadly, the vast majority of areas that allow affordable homes are in the middle of the desert. There are, for example, thousands of affordable homes in Arizona, in the $20k to $40k range. But who wants to live in the middle of the desert?

My modular home is a two story Geodesic Dome House. It is like a Thermus Jug to heat and cool. Electricity is $40ish a month. I love my dome.

California is ridiculous with their regulations. Thus, everyone moving out of state.

It’s very hard to finance a manufactured home after it gets 20 years old.
It can be more difficult but it can be done with different loan packages.
Stick built detached ADU is the best way.
