- In this video I review Fundrise and explain to you the pros and cons of this passive real estate investing platform. I invested $1,000 of my own money so that I can track this investment over time to help you understand if it’s worth pursuing or not.
Fundrise is an online investing platform that allows you to invest in physical commercial real estate projects. Yes, actual tangible real estate.
I’ve worked in commercial real estate for years and typically this has been an investment of the ultra rich or ultra wealthy.
Fundrise is changing that because it’s allowing non-accredited investors to invest as little as $500 to get started.

So how does it work? Fundrise takes actual real estate projects around the United States and bundles them into eREITs, which is basically the real estate version of an ETF or Mutual Fund.
Fundrise has shown that their average annualized returns since 2014 to be anywhere from 8.76% - 12.42%. I’m interested to see how long they can create these high numbers for given that Fundrise has never existed during a bear market.

Been with Fundrise since fall of 2017 and don't have any complaints. It's just one part of my overall investment strategy. Like anything else there is market risk. Quarterly to can request to liquidate part or all of your holdings. I've never tried.

Would love to see a bit more in-depth comparison between Fundrise vs typical REITS offered via Vanguard or Schwab, etc. (similar to other offering 8% or higher) Potential appreciation plus Qualified dividend tax benefits and may be more liquid than Fundrise. I have Fundrise myself and it does pay what is to be an anticipated 8.5% this year. I also have my brokerage account as well. Would love to see YOUR comparison Marko. I'm curious. =)

Thanks for this awesome and detailed video Marko. I think the lack of liquidity and the income tax bracket hit on the dividends + the fees, looks like it's probably not worth it.

@Open Ranks So over 6 months of a ZERO stress, ZERO work investment and it earned ~4.7% and that's not enough ??? I'll take that every Monday sir!!!!
I'm not suggesting that YOU'RE greedy, but I see a lot of investors that get mad if they don't earn double digit returns on their money... sadly those people are in for a rude awakening when the next bear market happens. Guys understand that the market has only averaged an ~ 7% return in it's life!!!! We have had an insane run on this bull market, and yes we have all made some serious money... but it has to lose it's steam, and when it does these "sub-par" measly 2 to 5% investments will be what offsets the big drops that are coming. I really hope our next correction is merely that... A CORRECTION, cause if it's a true RECESSION a lot of newly made millionaires will be broke!!!

@@iloveyourvibez I saw, thanks for using my referral too! I'm sitting at $2810, 1006 of it being IPO. I made a 6.8% return in 2019 netting $98. The IPO report had some fun stats - 988 million in assets under management (up 104%), 122544 active investors (up 94%), and 110 employees (up 45%) over the last year.
I did stop contributing and put it on supplemental income because I ended up buying 2 rental properties at the end of the year for 12% and 15% cash on cash returns soooo.
Fundrise is still cool though, I have a goal of getting it up to 10k and letting it ride.

Hey, Marko, I was watching your videos to better understand basics and specifics of the economy and personal fineness, and I have to say that they are very helpful and the way you explain is so down to earth.
And thinking about US economy led me to a question: what will happen with us housing market in the near future in terms of the “student debt crisis”. So basically some studies mentioned in Wall Street journal indicated that the purchasing ability of the growing up generation is slowly going down. In your opinion to what changes ultimately will it lead to in term of real estate ?
My primary interest is in investing in rental/ flipping houses. It would be very interesting to see a video on this topic.

Fundrise has given me solid returns (9% last year), though like you suggest, it's hard to say how it will do during a downturn given its limited track record. I stopped investing since I started Ramsey's baby steps, but left my relatively small principal there.

Marko, any risk as they are growing that they will start buying subpar investments? If more people buy a Vanguard index/etf, Vanguard will just buy more apple, msft, etc. But Fundrise will need to invest in more properties which is not that easy... great content btw, not criticizing just trying to get a better understanding 😀
thats the biggest concern is that all these companies will need to put money in places and run out of good opportunites. Fundrise business isn't unique, its platform is.

I haven't i'll check it out. I'm sure it's similar to Prosper, Lending Club, etc.
Out of curiosity, is this something that you can continue to add money to on a monthly or per paycheck basis or is it just a lump sum up front?
Jason Brown they have an autoinvest feature. Automatically deposits money from your bank account into the investment account.

anything can happen at anytime thats why you have to diversify
commercial real estate especially multifamily is recession resistant. the real estate market lags the stock market

Seems the tax implications and the lesser financial requirement for investing go hand in hand. If I make $200k plus a year there is simply no chance I can invest wisely in something that would be taxed at 2 or 3 times a higher rate.

How do you realize your gains for the appreciation side of things? I get the "income" fund, but the long term one seems a bit odd. So you put your money in, get almost no dividend. But at the same time the idea is to never take your money out. How would you collect on it?

Marko, have you/will you keep up with the company financials to make sure they're still sound? I invested a small amount in fundrise awhile back and have had good returns, however I am debating how much more I would be comfortable with without spending a lot of time making sure it was still a good sound company financially

Hey Marco thanks for your information it was helpful I did already before I found your RUclips site invested about 5k and it is appreciating at a slow rate but everyday it goes up, so far it went up by 80 cents for being in the plan for 4 days. Regarding the liquidation of the investment you can actually liquidate but like you said you'd have to be in the investment for over 3 months then I don't believe they'll be any penalty charges
is there any alternatives to fundrise wherein foreigners can invest(non us citizen/residing outside of U.S.)

As always, Great stuff Marko! With all of these type of EReit investments "It Takes Money To Make Money". Absolutely better than a bank account but even dropping 10G into Fundrise with a solid 9% return is only $900/year. 900/12 =$75 per month. How is the initial investment & return calculated upon Exit?
Same how and what is the cost of exit.
