Great rundown of the broad strategies Marko. Got my start as a commercial RE analyst and have managed my portfolio of rentals. Love the traditional route but lots of management and risks in it so crucial that investors get some diversification with REITs. Most people using the traditional route only invest in one property type (residential, office, warehouse, storage, hotels, etc) and only in their local market. Obviously very risky if something happens to that property type or the local market. Investing some of your money in REITs as well gets you exposure to other property types and in other regions, diversifying your portfolio. Great way to get the best of both worlds!
As MarkI said a REIT is required to distribute 90% of dividends to shareholders. It behaves more like a bond fund. As interest rates go down the share price increases.
Oh yes, baby - REITs all day long!! "O" is my fav too...triple net lease from investment grade companies with an average 10 year contract!! I was a landlord for 8 years and hated every second of it. Let REITs do the work, and you never have to deal with deadbeats, evections, or property damage. Also looking at OHI... thoughts, anyone?

That's because they are required by law to distribute 90% of their profit as dividends. The dividends do not qualify for the 15% tax rate. They are treated as ordinary income and taxed as high as 37%. If you bought "O" now and the 10 year treasury went up to 6% you'd have huge capital loss. So you can say REIT stocks are in bubble now.
@@ZXC_ZXC1 Depends on the sector - Mortgage REITS are certainly impacted by rates... Equity REITS (those that hold real property, and lease it to gas stations, convenience stores, senior living, skilled nursing facilities, et...) don't experience that same correlation.

In 2000 when the 10 year treasury was around 6% O was trading at $10.63. Now it's $76.63. So if the 10 year treasury were to go back up to 6% the value of the stock would probably fall back down to the $10 range for an 85% loss in value. So owning a REIT fund now is not a good idea. A medium term total market bond fund makes more sense to me even though the yield is so low. You won't lose 85% of a medium term bond fund if interest rates went back to 6%.
Not having the right systems in place when starting with traditional Real Estate can set you back, but eventually you learn how to manage all the responsibilities.
50k for a 7 series... Hmmm used Teutonic alloy... I dunno man haha. Anyhow I've done No. 1 and have a rental apartment in Miami that I picked for cash (foreclosed) when the housing market imploded. I really wish I was able to buy more. It's tripled in value since then, and I haven't missed a single month in rent since I put in into service. I've also had great tenants. However, I know how lucky I have been. And yes, if anything happens, I have to jump at any moment. Let's hope it stays that way! May look into other methods to diversify. Thanks for laying them out!

Thanks for the video Marko and belated congrats on 200k subs! Appreciate the education since I don't really know much about the crowd sourcing & syndication. As it stands today, of the five options, I only participate in REITs which I'm a big fan of. Current REIT holdings include HCP, MAC and STOR. While crowd sourcing and syndication interest me, I still have a lot more to learn before considering either. The wife and I will likely rent our current home if/when we decide to exit the SF Bay Area one day, but that's TBD as it's likely many years off. I'll leave the house flipping to the pros on HGTV. :-) Cheers my friend...
Since your knowledgeable on real estate can you make a video on Association. Are board members making money on residents, do board members find random problems around the community just to use funds in the account etc.

I instantly checked out Fundrise via the link you provided. Unfortunately, it doesn't presently operate in Canada. However, I do have some REIT investments on top of my dividend paying portfolio of stocks.

That involves a lot of easy to overlook stuff that may or may not go against your state’s laws. I watched a dude make a wholesale deal which involved him getting an agent to represent both him (at this point he was the seller) and the buyer, which is what is called a dual agent and is illegal where I’m at but varies state by state

If your not familiar with building trades, I wouldn't recommend trying to flip house by ones self. Try and shadow someone that flips houses in your area for awhile and learn and get to know the trustworthy contractors. Most plumbing contractors charge 200% mark up on fixtures for instance.
I can go to the bank and ask for a $250K house loan and get it. I've put 5% down or $12,500. I now have a $250K investment property. Using my $12.5K in a REIT or crowd funding I'm only going to have a $12.5K investment which is better? All investments have risk. Houses go up on average 5% a year after say 3 years the house is now worth $23K more than what I paid. Minus my $12.5K initial investment I've made $10,682 in 3 years. Will I nearly double my money in 3 years by investing the $12.5K in a REIT or Crowd funding? I know my calculations are simplistic and need to consider cost of sale, up keep etc. Keep the house for 10 years and even a better deal.

I like physical property the best but it's not for everyone, it's usually very hands on. Reits are a good substitute.
