Not new but how to win friends and influence people is a classic. Also read about great leaders like alexander the great, specifically things they did. For example alexander would go into battle with his soldiers, everything they did he did as well, he obtained many wounds some deadly ones. He ate with them, he refused to drink water when there wasn't enough for all of them. Leadership of a company does not constitute passive income. It's isn't manual labor, but that doesn't mean that it isn't difficult or mentally and physically taxing.

I mean passive by that he have 100 people who sell for him so he pay them 10%-20% of price that hi told him to sell so wen 100 people working 10 hour's in single day that means 100x10=1000 hour's
If the product that he buyed on alibaba per product and shipping togheter 10$ for one part and after that they sell it fo 40$ in usa,he givs 4$-8$ for every sell to his worker's that means 40$-14$=26$ profit per one single sell
And what you think how much can 100 people sell this product if they working 10 hours per Day to sell it
In one month 1000 hours X 30= 30 000 hours
Mostly one pople can sell 30-40 per day
How much thry can make profit

Edit: Schein's book is a good resource to readers of Mastery by Greene. there's a specific in Greene that relates to Schein's but Schein's on a deeper level wherein Greene only broadly stated

Tại sao có người nghèo vì mua nhà, lại có người sau khi mua nhà cuộc sống lại trở nên giàu có?
ĐIỀU 1. Người nghèo mua nhà chỉ để “ở”, người giàu mua nhà là để làm “tài sản”
Trước tiên tự hỏi mình một câu: Nhà của bạn mua để làm gì? Câu trả lời sẽ cho bạn biết căn nhà của bạn là “tài sản” hay “tiêu sản”.
- Nhà là TIÊU SẢN khi bạn trả lời là “MUA ĐỂ THOÁT CẢNH Ở TRỌ”. Nếu giờ bạn chỉ nghĩ mua cái nhà để có mái che đi ra đi vào thì chắc chắn căn nhà đó chỉ là thứ khiến bạn nghèo thêm. Vì sao?
Vì bạn phải sống vật vã để mua nó, tiết kiệm để có tiền đặt cọc xong lại cày vì nó để trả hết số nợ. Cuộc sống không bao giờ sáng sủa, chỉ có cày và sống tiết kiệm để trả nợ. Vòng xoáy đó khiến bạn luôn mang tâm lý “phải sống tiết kiệm” phải “cố tiết kiệm” mà chẳng bao giờ thoải mái.
- Nhà chỉ là TÀI SẢN khi bạn trả lời “MUA NHÀ ĐỂ KIẾM TIỀN”. Thật sự như thế,
Trong cuốn “Cha giàu, cha nghèo”, tác giả đề cập: “Nhà là tài sản hay tiêu sản, quyết định bởi phương hướng lưu động dòng tiền mặt của nó”.
Ông nói: “Tài sản chính là thứ có thể bỏ tiền vào túi của bạn còn tiêu sản chính là thứ khiến tiền của bạn từ trong túi mà đi ra”.
=> Cái nhà chỉ là tài sản khi nó giúp bạn có thêm khoản thu nhập. Nếu nhà là chỉ là nơi để ở, bạn phải nộp tiền thuế, nếu tiền mua nhà này là tiền vay mượn thì bạn còn phải trả lãi và nợ cho ngân hàng (người cho mượn) vào mỗi tháng, như vậy tiền liên tục chạy khỏi túi bạn, và khi đó nhà chính là “tiêu sản”. Nhưng nếu cho thuê ngôi nhà này, tiền cho thuê lớn hơn khoản tiền phải trả mỗi tháng, thì khi đó tiền không ngừng rót vào túi, và ngôi nhà lúc này trở thành “tài sản”.
ĐIỀU 2. Người nghèo chỉ dùng lương/tiền tiết kiệm mua nhà, người giàu lại dùng tiền thừa
Người nghèo thông thường là sử dụng tiền lương của mình để chi trả cho chi phí sinh hoạt, và dùng số tiền để dành mỗi tháng của mình mua các sản phẩm gọi là “tiêu sản”, sau đó vì trả tiền lãi mà phải chi tiêu càng ngày càng nhiều, dẫn đến việc không để dư được đồng nào dẫu thu nhập có tăng.
Trong khi người giàu không nghĩ thế, họ chỉ mua nhà khi thừa khả năng, không động chạm đến tiền lương, tiền gửi tiết kiệm của họ.
=> Ở điều 2 này sẽ cho ta nhìn nhận lại bạn là người giàu hay người nghèo? Nếu đang có tư tưởng của người nghèo, chỉ lấy căn nhà làm động lực để sống tiết kiệm thì đừng nghĩ tới nữa nó chỉ làm bạn khổ thêm. Muốn mua nhà, hãy suy nghĩ theo hướng lấy căn nhà làm động lực để kiếm thêm thu nhập từ việc đầu tư/kinh doanh.
ĐIỀU 3. Người nghèo mua nhà là không để mắc nợ, người giàu sẵn sàng mang nợ để đổi lấy căn nhà
Nghe có vẻ ngược ha. Bình thường là người nghèo mới cần mượn nợ để mua nhà vì họ ít tiền; người giàu sẽ dư dả cần gì vay mượn.
Nhưng thực tế ngược lại, người nghèo thường chỉ thấy bất an, không dám vay mượn sợ trả không nổi nên chỉ ráng cày, nhịn ăn cho đủ mua căn nhà.
Và người giàu thì lại không “khờ” như thế. Họ dư tiền nhưng chả bao giờ ôm nguyên cục tiền để mua cái nhà về làm món đồ đi ra đi vô. Bí quyết của họ nằm ở sự tính toán, căn nhà có giá trị không nhỏ. Dù có 5 tỷ, thừa sức cầm cục 3 tỷ đi mua 1 căn. Nhưng họ sẽ không bao giờ cầm hết 3 tỷ đi mua 1 căn nhà. Vì tiền đã đi là tiền NGU, tiền đổi lấy 1 căn nhà là tiền đã chết.
Cho nên họ sẽ không dại dột giết chết tiền của họ. Họ muốn mua nhà 3 tỷ ư? Dùng 700 triệu để đặt cọc nhà sau đó vay trả từ từ. Số tiền kia để họ chia ra kiếm lời để trả tiền vay đó. Tính ra cuối cùng căn nhà có, 5 tỷ vẫn còn đó không hao hụt bao nhiêu cả.
=> Người thông minh không phải là người sống không có để mắc nợ ai mà người thông minh là người nợ người ta mà người ta vẫn nể. Giống như câu “bạn đi vay 100 triệu bạn sợ NH, bạn đi vay 100 tỷ thì ngân hàng sợ bạn”. Và họ biết số tiền lãi họ bỏ ra không hề hấn gì so với khoản tiền họ có thể kiếm được.
ĐIỀU 4. Người nghèo đi mua nhà để nở mày nở mặt, người giàu mua nhà chỉ để lo tương lai
Mọi người có nhớ tới câu chuyện ông nhà giàu chạy xe tiền tỷ lại đi thế chấp chiếc xe để vay 100 triệu gì chưa? Nhân viên ngân hàng chê người đó khùng tự nhiên đem cầm chiếc xe hơi chỉ để lấy 100 triệu nhưng thực ra ổng dùng cách này để thuê 1 chỗ giữ xe rẻ và an toàn nhất mà thôi. Nói riêng về chuyện mua nhà thì người thông minh đi vay chỉ là họ muốn vay để có 1 đống người tư vấn có tâm thôi (họ bỏ ra tiền lãi cho NH cũng được NH, NH muốn cho vay sẽ phải đi nghiên cứu căn nhà đó các thứ gọi là quá trình thẩm định dự án vay rồi từ đó thấy tốt mới cho vay thì có khác nào tư vấn nhà cho bạn nhỉ).
Cũng là câu chuyện đó, người giàu lợi dụng NH cũng là hình thức bảo đảm tài sản căn nhà đó chứ nhỉ. Thay vì để sổ đỏ, giấy tờ nhà bị người ta lấy cắp, bị hư hao; thay vì lo lắng tranh chấp thì coi như trả phí cho NH giữ giùm thôi mà (bị gì NH chịu). Mua bảo hiểm cho căn nhà chưa chắc gì an toàn bằng gửi Ngân hàng.
=> Ở điều này, bài học đưa ra là đừng chỉ vì lý do trước mắt là an cư và tự do. Mua nhà không phải để người ngoài nhìn vào bảo “ồ, giỏi quá!” mà mua nhà là để bạn tự do tài chính về sau, là món đảm bảo giúp mình cảm thấy an tâm và tự tin hơn rất nhiều trong tương lai.
ĐIỀU 5. Người nghèo đi mua nhà âm thầm, người giàu mua nhà trong phô trương
Thường người nghèo mua nhà chẳng mục đích gì đâu, chỉ vì muốn thoát cảnh ở trọ thôi. Và sợ cảnh phải trả nhiều tiền cho môi giới, sợ mang tiếng nên mua trong thầm lặng khi nào mua xong mới thông báo.
Trong khi đó, người giàu lại khác, khi làm việc, giao thiệp và hợp tác kinh doanh, …thậm chí là quản lý nhân viên thì họ lại cố tình khui mẽ ra chuẩn bị mua nhà. Chi?
Để người ta biết mà giới thiệu, để người ta biết mà góp ý. Ví dụ như anh tôi ngày xưa định mua nhà khu q7 vì nghe nó sang, khu đó toàn khu nhà giàu, cỡ nào giá nhà sau này cũng tăng hốt bạc hoặc chí ít là khu đó sẽ cực kỳ tốt để ở. Nhưng khi hỏi ra mới biết khu đó cũng dơ lắm, nào là rác rưởi, nào là đường xá xa trung tâm,….và hỏi ra mới biết khu quận 2, khu Gò Vấp lại có thể phát triển hơn. Nhờ chiêu mộ thông tin mà cuối cùng anh bạn lại có thể mua căn tốt hơn.
Đó là chưa kể khi có mối quan hệ, người giàu có thể liên hệ những nhân viên ngân hàng, nhân viên trong nghề bất động sản, chứng khoán để moi được thông tin bí mật riêng hơn nữa
Tại sao người nghèo vì mua nhà lại trở nên nghèo hơn? Vì sao người giàu lại mua nhà trong sự giàu có và ngày càng giàu thêm? Đó là ở 5 điểm phân tích trên. Hãy thử thay đổi theo cách suy nghĩ của một người giàu để trở thành người mua nhà thông minh nhen.
