    I'm a real estate investor in the Bay Area and my costs are no where near his costs. His costs are astronomically high!

    Lumber prices have come way down as of 8/17/21..$400 a sq.ft. is ridiculous.

    Don’t forget the rent the buyer has been collected minus property tax, insurance and maintenance expenses.

    I understand what I will be doing is not the correct way of doing things .
    My unit I’m building will be a 30’x12’ prefab garage unit on the side of my house .
    It will be a simple studio .
    The prefab garage 15,000k
    I will be doing a majority of the work myself .
    I will be having plumbing subbed out .
    I hoping to complete whole unit under 35,000 .

      As long as the finished result is a safe, beautiful place to live, there's no wrong way. Best wishes for your project! (If you're still in the planning stage, make sure that you understand the building code requirements for habitable living in your area and are budgeting to bring the prefab garage up to code with insulation, sheer wall, etc.)

    Said $500 to $900 per sqft. What do you build with to cost that high :)

      He gave a lot of context for that number, but it's not unheard of!
      Do you find these kinds of videos helpful? We're curious if we should do more or stick to the pretty videos of ADUs after completion ;)

      he said rockridge homes are selling for 1000 dollars a square feet which is correct
