- How to generate cash flow in your backyard? I'm going to show you a quick and easy way to build accessory dwelling unit in your backyard with a pre-fabricated granny flat.
To build a backyard rental, there are two different approaches: factory built housing (prefab homes) VS stick built homes. In this video, I'm going to give you an accessory dwelling unit tour on a tiny home built by Rent the Backyard, a prefab housing manufacturer in the Bay Area.
Factory built homes make building a backyard guest house so much easier and hassle free. The ADU construction takes only 4-6 months, with 4 weeks on site, which is a lot less than a stick built home.

I would love to see a video on your stick build ADU! I am considering an ADU right now actually and have been looking into some companies similar to RentTheBackyard but who do stick build (my sfh is very close to some power lines so it can get a little hairy to get a crane in there for pre-fabs).
I actually did get a quote for a pre-fab ADU, 800 sqft 2b2ba all in for $365k. (For transparency, that includes about $40k worth of upgrades like quartz countertops, upgraded bathrooms, extra AC, etc) That comes out to about $450/sqft (or $400/sqft without upgrades), so it was really helpful to know that your construction costs are around $300-350/sqft! Very helpful video, love it!
Yes, that is true, we built an adu in Turlock that cost around $150,000 1 bed 1 bath. It only took about 3-4 months and it increase the value of the primary residence $80000-$90000.

Price is a little high for me. I'm in Texas and just build my 1500sqft house for $130k. I need one of these under $50K, guess that time has passed.

I’ve done two dozen homes adding ADUs and for 500sqft it’s costed me less then $80k from scratch or about $40k converting a detached garage into a 1/1 ADU
200k+ thats insane. That adu has 13k worth of material
i can but an entire property in less than 200k. That is BS
You are paying for convenience
4/6 months? 200K? Overpriced as hell. Come on... a crew of Hispanics, working for a certified/licensed contractor will do this in 3 to 4 weeks and for 50K-70K, at your own specs and desired layout. (and before anyone says anything, every single house on this country is build by a crew of at least 75% latin Labor)

Not cheap at 200k, stick build is about $400 a square feet roughly. Also still 6 months not that fast. Maybe certain situation make sense.
Can you do a video for beginning flippers on how to protect one's personal assets in case a flip flops? For example, create an LLC or put personal assets in a trust before one starts flipping? What did you do before you started flipping to protect yourself? Thanks!

$200000 for $1000 a month net. Will only take you 16 YEARS to pay off before you're in the green and actually netting from your investment.
That company is taking advantage of the "Tiny Home" trend and raking it in.
Good thing people in the Bay area have so much money to spend on something that doesn't make any sense mathematically.
200k for a prefab 420 sqft unit is way too high. The construction cost ends up being almost $480 per square foot which is high even for standard stick built homes! I live in California and recently got a quote from a builder that was under $200 per square foot to build a house for me. That cost of $200,000 is fine for the boutique Bay Area investors but it doesn’t help the current housing crisis going on in CA. We need actual housing not more pricey Airbnb’s
The tiny ADU house, it's fit to single. But I am curious on your storage space and parking plan. My friend built one 500sf last year, too.

That’s great but unfortunately I won’t be capable to do so in many areas of north NJ. The drive way space and streets are narrow, truck won’t fit unless done in a cargo helicopter lol

The hard part is finding proper funding for an ADU. I want to build 2 ADU but I can only afford one.
$476/SF sounds like it’s on the more expensive side, also would appraisers value pre-fab differently?
That it’s the cost of a full house in Florida lot. 3000 sqft. A 418 sqft ADU around $ 30,000. That’s why as today the website shows temporary closed… 3/31/24
Is it difficult to get financing for Adu?
Most homeowners will get a second loan as opposed to a HELOC or a construction loan if they don't have the equity. Rent the Backyard recommends CrossCountry Mortgage as a great option.

Can an ADU or similar unit be a stand alone residence if you have a parcel of land to build on?
It can be the main house too. It’s called ADU just because it’s placed in the backyard as a secondary unit.

They will be expanding to LA approximately end of June. They can get permits started before then, though!
what about the sewer line and water line? dose is not included?
Hookups are included, but upgrades are not.

Can i buy a nice shed with porch, loft and convert it into a tiny home? I see nice sheds home Depot online for $9k. Im sure it wont go past $50k to make it move-in ready. Great video!

I would just hire a regular contractor. They'll build a better unit. Yes, it'll be loud and obnoxious with them having to come in daily and the neighbors will hate you, but you'll save money and get a better build

Would a tiny home count as an ADU that’s added to the back yard. Of course with all the necessary hook ups & permits…etc. I think this company that’s creating these pre-fabs is on a good track but I think the layout isn’t functional. Some windows are too big and that mini split, hmmmm…I realize it’s powerful enough to cool/heat the space but how efficiently does it get to the bathroom or back bedroom? The layout just didn’t feel like a good flow. Especially the kitchen. Something isn’t quite right. But the quality of the build looks good.
Y not just buy a 45 foot trailer for that price. Way too expensive
