      *$350K is too much for a tiny house. The total cost of that tiny house should not be more than $75K so that the buyer can easily afford to pay its annual rent that he will have to pay to the USA government in a form of property tax so that the USA government can give his/her tax money in a form financial aid to the corrupt, fascist, and/or terrorist elites of foreign countries, such as, Ukraine, Israel, Egypt, Pakistan, India, European Union, NATO member countries, illegal and violent immigrants from Mexico, Domenican Republic, Honduras, El Salvador, Guatemala, Columbia, Cuba, Philippines, India, Bangladesh, Pakistani and Indian Punjabi, etc.*

      Better go with boxabl homes. They are smaller but you can get one for 40k/50k. They are all modular,so buy a couple of them connect or stack them and you’re way below the 350k with still money in the bank.

      I think that's true, unfortunately. The whole proposition of living in a tiny but commfortable house, should be that it's super affordable. Otherwise, you are trading off more than you gain.

      Exactly what I thought, the price is ridiculous. However, even if I personally were to build a house, I think I would go for houses made of hemp concrete... still, this type of construction is good and convenient, a good alternative not only to normal houses but for temporary shelters in case of disasters, and it was great that Enes brought this video. As for the company going bankrupt for taking a lot of money, I don't know that well, I also believe that rich people, especially in the United States, were quite capable of paying a large amount for these small "fashionable" houses, further relieving the possibilities of Poorer people may have a decent house or a house at all.

      It's all relative... compared to other options in LA, it's more affordable than a 1-bedroom condo. Compared to a starter home in a small town Nebraska, it might seem a bit steep.

    This is a great book with a lot of good construction tips The sheds featured in this book are probably built better than most peoples' homes. ruclips.net/user/postUgkxzaRUJNcbypw-fRBDbqqz43ULIa-1EGP- The author uses only the best materials and methods. It proved to be a great resource for my little 8' x 10' shed project and more 400+ plans. If you are turned off by the flimsy tin and home center kit sheds; if you want a shed that has some character and can be used as an extension of your home; then this book is for you.

    So they consider 350K - 450K affordable? My house is 3 bedroom, 2 bath nearly 2000 sq.ft. & costs about 350K with the land it’s on. So the future of housing is less than 500 sq.ft., but costs about the same? How is that better?

      Seriously pricing themseleves out of the market before they even get started. Besides the free media attention this will go nowhere fast at this price. My house is 4 bedrooms, 3 bath , & 2500 sq.ft. on half an acre and also is 350K and it's only 8 years old. Brand new homes in my area of the same size are going for 450K which is the same as their 2 bedroom. This "might" work in California where prices are sky high but even then it's the cost of the land that is mostly sky high vs the cost of actually building the house. It's a glorified mobile home for 5x the price.

    I just love Enes's videos and appreciate the efforts he and his team puts in. The house above is a big joke though. And as soon as I heard the names Apple, SpaceX, Tesla and Ferrari, the joke was further enhanced.

Just seems different since it's a laughable offering. I don't ever recall Enes bringing up any kind of critique, for obvious reasons of course, but to shill this overpriced garbage appears appears to me as selling out. Not blaming the guy as he probably makes a ton of money by now, just an observation.
      I don't watch every video, as a matter of fact I used to click more often in the beginning. Once they had started to review all those LA mansions that are just Copy&Paste versions of each other my interest plummeted.

      what's wrong with having engineers from apple, spacex, tesla and ferrari? it means caliber engineer and designers capable to capture the middle class market. the question is, if it is true though; if it was indeed true and not just engineers and designers who were just short time university apprentice (school affiliate) for the summer. On the hardware side, those spacex and tesla engineers are considered the 10x engineers and 100% legit to find another job with at least 3x pay from their current job. 10x means they can do 10x what ordinary engineers in the market can do. it is well known in the industry. these guys got $10M from founders fund (the famous billionaire peter Thiel) in series And another $60M in series B. founders were chosen by ycombinator the worlds most famous #1 accelerator located in silicon valley. ultimately, they should be able to lower the cost to $150k and they will reach the J curve chart in valuation. $350k is indeed to much. $350 was the cost of everything and not just the physical construction (inclusive of permits and everything).

    The most amazing thing about this house is that you were able to get ten or fifteen minutes worth of words to go with the video of the place. You are a master presenter and I really like your channel. This video all things aside felt more like a commercial of the factory and the showroom example home.
    Any one with a hobby requiring space to build or work in would literally have to have an offsite space for it.

    I grew up in a prefabricated home in Germany, build in 1974. Apart from the basement-level build traditionally with concrete and brick walls which took some time to build, the actual home on top was completed in two weeks. My parents never had issues with the home and it is still good after 50 years. The exterior walls good significantly widened due to much better isolation (when the home was constructed, isolation was not an issue as it is today, due to energy cost).
    If I where to build a single-family home, i'd go prefabricated. It's fast, very cost-effective and the quaiity is very good. Today, I own a home in the center of a big city, where multi-story appartment buildings are the norm, so I am now living in a classical brick&concrete building, which was already there.

    Building a home doesn't need to be done from the convenience of your iPhone. You are not grocery shopping. For many people if at all this is a once in a lifetime experience and even though it can be stressful I would like to experience it and I think I am not alone

    I appreciate you trying to show us something innovative and under a million dollars, Enes. I know that’s not an easy task right now. Like, you show us all these houses that are tens of millions of dollars, and we’ll never afford those. That’s OK, because they are almost always marvels of engineering, or in astoundingly beautiful locations that are a pleasure to view (even if only through a camera). There’s just something a little off putting about showing us a home that 99% of us still won’t be able to afford, but calling it “affordable.” Better to just say “Luxury ADU” and let a few people be pleasantly surprised that it could offer us an affordable housing solution way, way, way down the road.

      Obviously, this is prefab for those not interested in "conventional" for example you wouldn't usually make 3D printed parts of a building on-site.

      @@facetiouslyinsolent8313well it’s not crazy in many countries. It’s crazy in the US but not in many others. I’ve been to many countries before, some charging a min of $1000 and you can’t get anything, perhaps a parking space for 350k.

    Spending less on a 3,000 sqft home in a nice area is truly efficient, and the money savings cover the extra utilities if it’s higher for many many many many years. That’s a storage container on top of a slab with a garage door under it.

    Regarding the first home: I love Silver Lake in Los Angeles. That home is definitely surrounded by multi-million dollar homes. My lender/homebuilder recently recommended these guys to me but I need at least 2000-sqft. I’ve worked in construction and know that the cost of this home is due to the [foundation] engineering on the slope with a retaining wall. Find a flat parcel and deduct 100-150k.

    Sure, a small house that’s beautiful and has all the bells and whistles is nice, and probably makes sense to someone who has lots of money and limited space to build, or just wants a small weekend getaway, but for most people it’s simply too much money for a tiny house, especially when you can have a really nice tiny house built for $125k or so.     I used to live in a Sears catalog house in Philadelphia, PA. I don't know to much of the history of the house since it was already built by the time my family and I moved in. It was a 3BR 1BA house with a full basement. Lived in the house from '82-'96. The house is still there don't know who lives there though. The little house is great for an invest homes, where you can have small properties to rent out. Great job!!!!!

    For 350k you can buy the property in a nice place + 2 bedroom 2 bathroom new home that you build with even better furniture than shown. This includes cost of getting a good architect, permits, and other expenses including taxes. Or a three bedroom home.

      ​As someone in the trades, this is my concern as well. Space efficiency is great, but those dead spaces behind walls, ceilings, etc are not just unused. That being said, they leave the seams exposed inside so maybe you can just pop off panels and easily access the internals which may be even better than having to cut sheetrock then repair it as we do currently. Also it looks like they have enough lights and outlets that you probably wouldn't need to be adding a bunch post-build.

    If it's less than 500 square feet, why would there be a need for a two-car garage? Would a one car garage be better suited with the remaining space dedicated to much-needed additional room?

    The one thing I appreciate about this design is actually the garage. You rarely see a tiny house with a garage. Sure the design is cool, the layout is good, but the cost is ridiculous per square foot. Other builders may not use those materials, but could more or less build a tiny home with the same layout and size for 1/3 that price.

    I'm guessing that you have to pay the company for repairs since the prefab means there will be no conventional wiring or plumbing? I'm also guessing that they'll make you replace the whole panel instead of doing repairs? Which I'm guessing will you more waste?

    The big issue i see is security with this. They key fob system is a bad idea, cars are regularly broken into and stolen that have key fobs and no physical keys with the use of a repeater, with this system if you leave a extra key in the house, or if you are sleeping and have the key in the house the repeater can easily open up your sliding glass doors and now you are in danger.

    Here’s what people in the comments are missing: 1. It’s California so these prices are competitive. 2. These guys are literally taking care of everything you can think of from zoning to design to build, etc. You’re literally getting a fully custom home, the zoning work is taken care of which by itself is such a big headache. Of course you have to pay a premium for all of that! And their goal is to get these homes to become more affordable which I think is possible in the near future. Overall, I think it’s incredible and I’d love to one day have one of these for myself.

Tesla promised millions of people would be *_making money_* with their fully self-driving robo-taxi Teslas in 2019...
      And it's even horrible for society: Built unsustainably, supports 🇨🇳 and goes against then interests of the West, and needs so much subsidies your tax burden goes up massively.

    As a Mexican architect, I could build the same amount of square feet for 28k. I also think that the measurements of the house are wrong, because you are not taking into account the mezzanine slab (the roof of the parking lot) which in that case, would be at least double the square footage, so it would have a price of 56k . Of course, not including the land.

    $350K isn't that bad. I think for the price it could be bigger, but it's really not that bad and it's nice and modern! Definitely a cheaper starter home option than a normal house.

    This price works as an ADU in California where median home prices exceed $1M and nice rentals with garages are few and expensive. Increase your home’s value and rent out the tiny house.

    I like it quite a lot (ignoring the price).
    I live in an apartment so this is fairly close to being one in terms of space saving.
    The thin panels are what I really like, extremely good for space saving.
    My only complaints are the top light bar, it's a massive headache to work around it. Another issue is the potential sound proof.
    And there doesn't seem to have any normal window design as well. So either you open the whole window or you don't open it at all.

    There is a saying that even though a sparrow is small, it has all the internal organs.
    This mini-mansion can be described with this sentence!
    It’s great, we finally got to see a mini-mansion that the average person can probably afford, and I love it!
    I like the concept of it being surrounded by wooden boards, like living in nature or a tropical forest, it feels warm!
    I also like its sliding glass assembly, which allows the entire mini mansion to have plenty of natural light!
    The amazing thing about the studio was that it was alike a functional B&B Apartment, fully equipped!
    It’s great to be able to design your own mini-mansion. You must feel very happy living in it!
    The plot of playing the game at the end really made me feel happy.
    Happiness is actually around you, waiting for you to discover it at any time, it is just so easy!
    The only thing that makes me curious is how soundproofing it is? If this is okay, it's perfect for me!

    Only in America the garage can be as large as a house. As others have said the house is way too expensive. The Cover website only says something generic about "our homes pass the most rigorous energy standards". But there are no energy numbers or rating.
    My new home comes with pre-fabricated walls, too. But I will get 36 cm of clay and not plastic.

I save in other areas I don't go to the salon for hair or nails and I don't like to travel and prefer to cook at home so I guess this makes up for the extra cost in heat and air.

I would never want to live in a new energy efficient home where things are sealed up tight it's not even healthy. When I was growing up people opened there windows especially if someone was sick in the house.

    I loved this build and design! Great video. The price is probably comparable, for this is in Los Angeles where home prices are already inflated. To be able to own a small piece of landscaped property and a newly built high quality turnkey home with a 2-car garage in an upscale LA neighborhood while not a being a millionaire or billionaire is rare and should be appreciated.

    I like the idea of this. As efficiency increases cost will come down. Its a matter of scale right now. For a place like LA with skyhigh prices this is almost an easy button option that is more affordable.

    A real brick and mortar residence in an upscale private neighborhood and a very nice car can be bought in my country with that kind of money, and still be set up for life putting the rest into an investing account. My guess this would only be viable in first world crazy expensive cities.

    Yeah, unless you're talking about a condo in downtown Manhattan or Beverly Hills, this is way too expensive. I do think it looks very nice, and I appreciate the fact that there's just one company that takes care of all the paperwork (well, for California/LA) and then it goes up quickly on site. There are several questions/comments though. 1) What's the lead time before they start building? 2) You were using wide angle lenses that make everything look bigger. It was particularly noticeable on the outside deck. It looked like it was 100 feet long through the camera, but it's probably only 40 feet. So walking around the rooms saying "look how spacious" is somewhat deceiving. 3) As a realtor, you know when people look at houses that are over 15 years old they always talk about remodeling. This looks like you're stuck with what's there. If someone wants to remodel the bathroom, how is that done when everything is prefab? Is close the only company that can do the remodel?, etc. I just remodeled a couple of bathrooms that involved tearing down walls and rerouting plumbing. I don't see how that's doable here. 4) Those walls looked pretty thin. Insulation? Maybe the panels can be made thicker (don't know since I haven't checked out the manufacturer's website. 5) rooms always look bigger when there's nothing in them and no clutter. Have someone live in there for 9 months and then drop in unexpected to see how much room they really have to work with and not once you've cleaned everything out and thrown away, so it looks good when someone visits. 6) Kinda related to #3, this looks like your own personal apartment. Now, if you outgrow an apartment, you just go somewhere else. Is the intent here that every 6 years you sell a prefab house and go into another one? I really did like the look of the place ... and I think it looked great as an ADU .... but it looks like it's really only useable as an apartment alternative (and darn nice alternative) that you "throw away" when you've outgrown it or need a change.

    My grandparents owned a Sears catalog Home in VA. Later on I ended up working for Sears construction Division building the homes for a short time before it became Subcontractor only. It would shock you the amount of jobs they had available that had nothing to do with product sales.

    Merry Christmas everyone!!!!! Now you too can pay and live like you rent a 1br in Manhattan anywhere! AND you can do it from your iphone! Sooooo modern! Modern day America is so great. I'm sure our grandparents would think this is a great house. Just kidding. They'd hate it (and they lived through the depression). This is not the flex you think it is. 425sf? Are they paying you for this? Container houses for everyone!!!! Just like Haiti (except in America they're $350,000,000.00). I guess what triggers me about this is not the cost. Its that I tune in to see what 'could be' one day. Not only what could be for me one day, but where we are progressing as a society. THIS is not that. Container houses can be very beneficial for those who can afford a big house. Companies should spend time bringing those options to those who need it. But instead, we're trying to pretend they're chic. "You can do it from your iphone!" It's American capitalism run amuck. Out of touch with everyone who lives and works hard today for half what their parents had. And to bring this garbage on the most commercial day of the year is gross. The fact that even you are trying to pretend this is ok is borderline insulting to every one of your hard working viewers.

    There is no place to put umbrellas, outdoor shoes, or coats at the entrance, and there is no storage unit in the living room. Imagine that after you have eaten delivery, unpacked packages, and played games, you have to throw them directly out the door, or go downstairs and throw them into the garage. You can indeed stay there for a day, but it's more like to stay in an airbnb, the next day you will need room service because you don't even have room to put cleaning tools and supplies. This is a stunning minimalist house that's just not for live in. And the cost of living is as expensive as this house. For example, do you know why most houses require storage? Because the price of 12 rolls of toilet paper is the same as buying 3 rolls alone.
