    Very timely talaga itong channel niyo.I’m 30years old may kapatid na 23 at 21yrs old at nandito na kaming 3 nakatira sa japan pero mas maganda pa rin talagang mag invest sa pinas.Nakabili na po kaming 2 lupa,yung isa overlooking ang area para sa future bahay naming magkakapatid at yung isa naman para sa apartment na ipapatayo namin next year 🙏🏻 At excited na rin po ako para sa resulta ng future house niyo ma’am at sana ma discuss niyo rin dito sa channel niyo kung magkano na po ang nagagasto niyo l.Thank you po 😊

    Meron po ba kayong mairefer na ahente ng lupa or property dyan sa palawan?
    Saan magandang bumili ng lupa dyan sa palawan? Lupang pwedeng tayuan ng bahay for retirement (20yrs from now) at lupang pwedeng tayuan ng commercial bldg (10yrs from now).
    Paano po ba malalaman ang future infrastructure development dyan? Meron po bang website?

      Yes, Jerry! Maganda talaga mag-invest sa lupa. Personally ang biggest regret ko sa lupa ay hindi kami nakabili ng commercial land na pwede pagtayuan ng commercial space. Dream namin yun sa future mag-asawa. Best kasi na may residentail at commercial. I will also make a video on diversifying investments para may iba-ibang klase tayong investments. It would help us a lot. Sana mapanood niyo rin in the future.

      Hi Ann!!! I will tell you this as early as now, IT IS WORTH IT 🥰. Your patience will PAY OFF. Just keep setting aside funds and praying for the best deal. The Lord hears. Para pagdating ng opportunity, ready ka na. You have purchasing power. Hindi ka ipit o gipit at di ka maka negotiate.
      I laud you and your partner for making that decision to invest in land while you're young. Our biggest setback in buying land is TIME and DEVELOPMENT. When an area develops with the passage of time, it will become more expensive. So it's best to buy while you can now. But of course, exercise due diligence always always like what you're doing now.
      I pray that GOD would lead you to the land where He wants you! 😊

    True ang report mo. I was in a very difficult situation. I had a friend who asked me to partner to buy a 4 hectare farm land. My share is 3 hectares and his is 1 hectare. The title seemed clean but it turned out that it was not, and the owner still owed the person who put a lien on the title... over P700,000 pesos. Luckily, we have not paid him, and instead payed the person he owed money to. It was dangerous, if I paid him that amount, then we would have ended up with a big headache. I now have the title to the 3 hectare land, but still, some of his tenants wanted it through DAR. But, s we justnmpersevered by letting them know that the title was already with us legally - It is through the government who gave us the title and the government must protect those people who have the legal right and title to the land. We paid lots of money for the transfer title tax, etc. We solidified our ownership pero ang lakes ng loob ng mga tao na mag claim kahit wala silang mga legal documents, puro satsat lang at walang takot.

      Naku hala, madugo yung proseso na pinagdaanan niyo. Kapag nay claims and conflicts talaga mahirap. Glad it got sorted out right away. Keep an eye on the claimants baka magtayo sila ng structure, dagdag sakit sa ulo. 😅

      Hello po! Price of land here depends on the location. The land we're building our house on now cost Php650,000 when we bought it in 2016. But it was a distress sale. Now 4 years later, we're buying a similar sized land two blocks away from us and it costs Ph1.6M.
      For the house, with the construction price now, if it's concrete, it will depend on the finish. We discussed that in detail in our Apartment Q&A. I took the libery to paste the link here.       But you may expect a 2-storey building to be around Php3M with the going rate now. 😊 It will all depend on the size of the house.

    ngayon po meron na naman po nakita na lupa taga province po kasi ako tapos mura lang . kaya lang mejo may doubt nga dahil sa nangyari . ganun po ba talaga yun agad agad pwede itatas nila ang price dahil marami ang gustong bumili noong lupa .
    then kung ofw po pwede po ba ipangalan sa parents yung deed of sale tapos pag uwi ko nalang po sa pinas saka po aasikasuhin yung titulo para nakapangala na sa akin? pwede po ba ito or ano pong thoughts nyo jaan. salamat po. Safe po ba yan kung dead of sale pa lang po yung makukuha.?

    Hi ask ko lang paano kong un lupa ay galing sa bidding ng PDIC, at nanalo sa bidding okay lang bayun? Yun lupa is titulado sa isang banko pero PDIC ang nagprocess ng bidding. ok lang un.

      Pwede naman po yun, nabebenta naman talaga ang nga foreclosed property. Research niyo lang po ah make sure walang bad history ang property. Kung mabibili niyo siya ipatransfer niyo lang po sa name niyo ang Title.

      Bale wag po kayo magbayad hanggat di nachecheck lahat ng papeles. Bakit po wala sa kaniya ang titulo? Nakasangla po ba? If di niya po maproduce ang titulo ask niyo po bakit. And paki check din po sa Registry of Deeds kung totoo ba yung titulo na yun.
      Wag po kayo magbayad without checking EVERYTHING ha

    If ever na gusto ko po mag buy ng land pwd po ba kayo ang hahanap for me? and if ever makahanap na po ng land and na bili ko na po sya e di kayo na din po ang magiging constractor na aatasan ko mag build ng apartment for rent buiildning po. Posible po ba yun? Im living abroad po and naka bili na din po aku ng house and lot unit sa cavite na ngaun ay still pre selling parin ang area.

      Bale depende po yan sa agreement niyo sa umpisa kung sino magbabayad ng tax after na ma full payment. Usually po kapag di pa nalipat, ang previous owner pa ang magbabayad. Pero kausapin niyo po siya para mas maayos po. Dapat din mapadali ang pagtransfer ng title under your name since tapos na ang payment niyo.

      Hi Pandin! Yes yes, that's true. 😊 usually nasa owner naman ang last say lagi. So usap nalang 2 parties.
      Sa experience namin, yung nabili naming mga lupa nasa presyo na binigay ng owner. Hindi naman kami naghahanap that time, inalok lang samin, pero hindi na kami humingi ng discount. Distress sale siya yes, but hindi naman namin sila ginipit. Sila rin nagset ng terms. Nagbayad na lang kami without asking anything 😅 kasi nga alam namin kailangan nila.
      Pero normal naman na gusto ng lahat ng buyer makatipid. Normal din na gusto ng mga sellers kumita lalo na kung matagal na investment na nila yun. Hindi naman nila ibababa presyo na hindi na sila kikita. Nasa kanila lagi ang final say lalo na kung maganda location. Kahit distress sale yan, di naman yan bababa nang husto ang presyo. I think i said it in one of the videos. Usually yung payment terms ang naga-ease and 'di naman malaki drop ng benta usually. 😊

Mamomroblema ang paglipat sa inyo ng title kasi (1) kailangan pa iprove na lahat ng owners ay patay na. Masalimuot na proseso. Kailangan gastusan ng owner/seller ang pagprocess. Number 2, walang kasiguruhan na aalis ang kamag-anak sa lupa. Bakit iba ang nakatira?
      Kung may makita pa kayo na magandang lote, best na doon nalang po. Mahirap kasi maipit. Mas masakit sa ulo.

      Hello po. If based po sa abroad ang buyer, mag-execute lang po ng Special Power of Attorney sa inyong authorized representative sa Pinas na notarized sa bansa na kung nasaan kayo. Isend niyo lang po via courier. Make sure po nakasaad sa SPA kung ano ang ipapagawa niyo sa kaniya. Attach din po ng valid Philippine ID sa documents na ipapacourier.

    Should I buy land with receipt because most of lot in Bayawan has receipt and no title. Dad told me, they are forest lot and my husband does not want to buy lot without title even they are good price.

People or family members who used to own them long ago got a receipt from the BRYG that they own it without paid for the land.. I don't know our to explain, but if I buy it they will give me a receipt that I am the new owner.

      Just for clarification. If it's forest land -- what do you intend to buy it for? To convert it into residential? It has to be reclassified first before that can be done.
      I will check po with Tita Ivy ha. She's our resource person for this. But for now, my advice is to not buy anything yet.

      Yes po. Kung nasa abroad kayo, pagawa po kayo ng SPA sa embassy kung nasaan kayo. Kailangan din po yun i-notarize saka niyo ipapa-courier sa Pilipinas. Pls make sure the name of the person your authorising is the same doon sa valid ID niya. Attach niyo na po agad ang valid ID sa SPA para masama sa pag notarize.

      Hi! :) By law, foreigners are not allowed to own land in the Philippines. What many of them do is if they have Filipino spouses, they buy the land and put it under their spouse's name.
      There are other options like if you are part of a corporation, it's possible. An alternative would be buying a condominium unit since there are no such restrictions when it comes to condo ownership.

      Hi Michael! Sorry for the late reply. Natabunan na pala ang comment na ito.
      Basically, kapag installment ang terms, ang unang makukuha mo sa first payment ay Contract to Sell. Makukuha mo ang Absolute Deed of Sale from the Lawyer if macomplete mo na ang bayad. Same day yun. You need it so you can start processing the transfer of the Title. Importante makuha mo agad and maprocess mo agad kasi may mga deadlines with BIR kapag kukuha ng Docd Stamp and babayad ng Capital Gains. Hindi ka makakapatransfer ng title kung wala yung Absolute Deed of Sale.

      Hello po! Di ko po sure ang sagot dito. Pero balak niyo pa po ba ituloy yung homeloan niyo? Check niyo muna po ang inyong Contract kung ano ang nakalagay na kailan mafoforeclose after ilang default sa payment or ilang beses mamiss ang payments. May mga notices po na pinapapadala sa inyo regarding this. So check niyo po sa address niyo if may napadala na sulat sa inyo. Otherwise, usually po nagpopost ang mga banks ng mga foreclosed property. So you can send a friend to inquire sa bank if merong foreclosures sa area niyo (without telling the bank na kayo yung nagpapa-inquire). Sana po magwork. Try niyo lang po. Wala naman mawawala.
      If you plan to continue paying your loan, then reach out to your bank po and ask for a restructure if possible.

      Pwede po. Usually po kapag di pa mapatituluhan lupa, tax declaration po ang katibayan. Same process pa rin po. Check niyo pa rin po kung sila talaga ang may-ari, etc. May deed of sale pa rin po yan at magbabayaran pa rin sa harap ng lawyer. Ganyan po yung isang binili namin na lupa sa Sta Monica. Tax dec (rights) lang kasi di pa pwede patituluhan yung area. Naka ban din kasi sa land titling ang Palawan last time. Kakalift palang ng ban late this year.

      Hello po! Kung OFW po kayo na nasa abroad ngayon, papagawa po kayo ng SPA sa consulate and then papa notarize niyo po. May ibang consulate na ang content ng SPA ay naka uniform na, merong iba na pwede kang mag-draft ng sarili gaya ng ginawa ng Ate ko. Then pina-notarize sa consulate saka pinadala via courier ang actual SPA to the Philippines. Ang bayad po ay depende po sa consulate/embassy niyo.

      Hi Rigel! :) Pls ask the seller bakit wala pang title first ha. Pero may mga ganun talaga na areas na rights lang kasi di pa natitituluhan ang area, either di pa open for titling. Yung isang lupa namin rights lang din. Tax Declaration ang hawak niya. Pero still, go through the same verification process. Punta ka ng city hall or munisipyo to check if yung lot nga na yun ay yung seller ang nagbabayad ng tax dec. Same procedure din sa payment. Haharap pa rin kayo sa lawyer at sa lawyer kayo magbabayaran. Make sure nacheck mo lahat-lahat bago ka magbayad.
      I would prefer buying land with a title already. But may areas talaga lalo na mga malalayo sa city na wala pang title. Pls check din sa neighborhood kung may title na ang area. Kung ang iba meron ba at sila nalang ang wala, questionable yun.

Yung sa amin, binili rin namin ng cash pero ang usapan ay 50% muna sa pagbili then kapag natransfer na ang title, saka namin ibigay ang 50%. This way napabilis ang pag-asikaso nila ng transfer para makuha nila ang full payment. Pumayag naman ang seller. So nasa usapan niyo po yan.

      1. Sino nagbayad ng lupa? May contribution ba si mama mo?
      2. Adult ka na ba? Meaning over 18 years old? Sa Pinas ka ba now?
      3. Single ka pa ba or may asawa na? May kapatid ka ba? Buhay pa papa mo?
      The reason why I am asking is, in case na may mga kapatid ka and papa and may nangyari sayo at sa mama mo, mapupunta ang lupa sa surviving heirs. Pwede rin siya i-contest ng mga kapatid mo later on as pwede nilang manahin dahil nakapangalan din sa mama mo.
      Hindi mo rin siya mabebenta ng walang consent ng mama mo.
      So technically, dapat sa iyo nakapangalan ang titulo since ikaw bumili. Walang need na isama si mama mo sa title unless siya ang nagbayad ng kalahati.
      Mas masakit kasi sa ulo kapag may co-owners ang lupa. Hindi ka makakagalaw or makapatayo or makabenta if walang consent ng co-owner kahit mama mo pa siya.
      Pwede naman later on ipabago ang title. Maga waive ng rights ang mama mo. Kaso panibagong process na naman siya. Ask kayo advice sa lawyer on what to do.
      Kung okay naman relationship niyo mag-ina and mga kapatid mo if meron, siguro okay lang din.

Hindi ako familiar sa presyuhan kasi diyan kaya I cannot answer. Please check with real estate agents there 'cause they will know. Then compare mo. Usually ang location ang magdedetermine ng presyo talaga. Pasensya na ha.

    Naku ayaw ko na bumili ng lupa ang hirap mag patitulo lolokohon ka pa.magaling pag sales talk.3ang nabili ko last 2015 pa till now wla pa nakaulang tao palakad ako dahil ofw ako at .palipat ang mahal ng process babayaran .nakakastress

      Aduy naku ang sad naman po ng experience niyo. Sa amin naman wala naging problema ang pagtransfer ng title nung pinaka recent na land ng sister ko. Nakuha na namin title last year after less than 6 months. May inaasikaso din kami now na binili namin Dec 2020. Natagalan lang kasi may binago sa survey na pinaapprove pa sa LRA Manila which took 8 months. Dami documents din na hinanap pagdating sa RD so nagbalik-balik kami sa lawyer, surveyor, etc from October to December to 2021. For release na po ang title this January 28, 2022, Lord willing.
      Maganda po talaga na reliable at trustworthy ang lalakad para talagang sure na maaasikaso. Sana po maayos din ang sa inyo soon 🙏
