I sold yesterday my Mapletree Reit to go all in on Link Reit and CK asset . My logic is that Mapletree has a 40% gearing plus the assets which I dont like that much(Japan and South Korea) , also discount to book value is lower.
Reits are inside a value trap. Higher returns comes with a lower unit price. If one can understand this - wiser to put your money in SSB & S$ fixed deposits. Lower return but capital protected. In 2025, it is far wiser to protect your capital & perform risk management analysis to your holdings. No point being a hero. Privatization based on NTA are still dependent on acquirer & their borrowing capacity. Everyone wants to buy cheaper. Blue chip reits manager are all empire builders. Most are at 40% debt to equity which indicate Reit's managers are focused on acquiring, not reducing. Their renumeration are primarily based on AUM, not efficiently managing on debt/equity structure & on capital realisation on disposal. If got spare cash, I would go for the S'pore Banks instead if they ever come off ie. buy on price weakness.

Dec/Jan will be very volatile. 10% correction in DOW will be a bullish sign. Should be more as market doesn't like uncertainty of Trump. REIT is not Trump trade good luck.
