How to verified that documents is real Or fake?
I am buying a land on 30% down-payment and rest on EMI in residential project. The project developers saying they will do it on a notary agreement. Is this OK valid in law and can I buy in this EMI process? Suggest me.

12. Sir, 2006 me family ne Delhi ki ek unauthorised colony me GPA Property (Mkaan) kharida. Aaj hme pta chla ki uske to documents hi complete nhi hai, total 6-7 document hai. Ab sale krne me problem aa rhi hai. Pls give some solution.

2. Chain of Title Document (Right from first owner)
3. Encumbrance Certificate or Title search report for 30 years from lawyer
4. Completion and Occupancy Certificate (OC) from municiple authority
5. Allotment and Possesion Letter
6. Mortgage Document (List of documents and loan statement from bank) know how much loan is pending
7. Property tax receipt - up to date (check owner name and property details
8. Utility Bills
9. Car park allotment letter
10. NOC from Resident welfare Association (Essential for sale deed registration)

When I asked that seller. Seller said, I will sign the paper through embassy office and will courier it to you (buyer ). Is it mandatory to have conveyance deed and sale deed from builder or conveyance deed is sufficient . As my builder said they will provide conveyance deed only.

I have one query we are thinking of buying a flat but the owner hasn’t taken the possession of the flat yet and has around 20lacks due to the builder but owner is saying he will clear up the dues before selling the property and we will get the possession after we do the registry. Sir Is it safe to go with properties which doesn’t have possession yet compared to one for which registry has been done (Ps: the society has all the flats ready)?

If the builder refuses to provide an OC, you should consider exercising your legal rights. You can issue a notice against the builder asking him to apply and hand over the copy of the OC within a month. You can also approach consumer forums and file a writ petition demanding the OC.
