Will you be sure that for the next 10-20 years, economic conditions will be stable? Yung rate ng pagtaas ng rent sumasabay pa sa pagtaas ng sweldo? Everything is good until it isn't. You have to understand that there will always be market cycles. That people go from being risk-averse to disregarding risk. Could you imagine if everybody does this business model? There will be oversupply.
I agree with Carl on the alternative to paying a lump sum w the excess money saved. Use that and pair it again w debt/leverage to acquire more appreciating real estate assets.
