My opinion on Condo investing is, condos are assets that shrinks in value over time whereas if you buy a house and lot, the value of land will increase over time. So if I will get a condo, I will make sure I maximize the rental income from the unit because 50 yrs later the value will be way lower than I paid for it.

Kahit sabihin mo pang it can last more than 50 years yang condo, it means hindi pa rin forever sayo, hindi mo siya mapapamana sa apo ng apo mo. Also ang hindi niya sinabi, yung 1% share mo sa condo(building & land) hindi same ng value ng 1%(land only) pag giniba na. Remember ilang floors kayong naghahati sa land na yun. Ang total value ng building + land is always greater kaysa yung value ng land lang (pag giniba) kahit i take in consideration mo pa ang inflation. So sabihin nating nagbreak even lang ang matatanggap mo, but yung time na nawala sayo, natulog ang pera mo, when you could have invested yung pera na yun sa iba ilang doble na yun ng pera mo. Better to buy a townhouse wala kang kahati sa value ng lupa mo, and mapapamana mo pa sa apo mo

Idol... a question for an investor like me. I have a current condo purchased at a pre selling state. Turn over is 2022. This flipping condo is new to me ( because of your vidoes... thank you again) Question about flipping: Can i sell the condo even if its not turn over yet? Reason being is i want to get another preselling condo on another location. From what I learned from your videos correct me if im wrong, after purchasing the preselling price. Condo will appreciate, so after a year or two i already have capital gains (even tho the condo is on a construction state and I haven’t paid the condo yet)
Hi, so basically you can "sell" your condo even if its in its preselling phase. When you buy a certain condo project during preselling, you don't have a title to it. You only have a contract to sell which means you don't technically own the unit until you've paid for the whole amount. For some reasons unexplained you want to dispose your unit, you can. All you have to do is to ask the developer to transfer your rights to another buyer and pay the transfer fee. In your case, i would suggest you ask your broker or agent to find a new buyer for your condo and sell it below the developer's current fair market value ( to make out more appealing). After you have the proceeds, you can use it to buy yourself a new condo. Just sharing my two cents. I hopes this helps you. 😊

Tip for better yield: give more than the downpayment during the DP period para mas mababa ang amortization and lower tax. Kasi marami binebenta na condo now sobeang baba ng downpayment monthly tapos 10% lng pala sya ng total contract price.
Hello po. Question po. Pwede po bang mag loan thru Pag-ibig for condo? We bought preselling condo near workplace to rent it out then planning to give more downpayment as you said para less ang loaned amount namin. I'm thinking kasi pagibig should be the lowest siguro sa interest rate, I'm just not sure how much ang allowed loanable amount sa pagibig.
