Missouri is a single party consent state, even if you were inside of the house and they asked you not to record you can keep recording. They might ask you to leave at which point you can leave or trespass but that's a separate issue.

The owner asked if AFTER the closing could he stay an extra two or three days to move out. I immediately yelled, absolutely not! Have you ever heard of serial squatters? Situation is a little different but, no. He needs to handle his business BEFORE closing and be gone. I told my brother to make sure the first thing they do is change the locks.
This angers me. I was once a single mother and I had it hard. Never would I have considered doing this. So sad. I hope the landlords recoup all of their losses. Why do the criminals have so many rights? If they are in their illegally, they need to be forced out immediately.

Never let someone move in to your house without background and credit check. Also, you only give the keys of a sold property at closing after funds are disbursed. Every landlord should know that. And if you have a suspicious Pre-approval letter, call the lender to make sure. The lender will tell you.
As a landlord It's such a basic thing to do a background check to any potential renter. Landlords who choose not to are in part to blame for having such problems with scammers like these.

Example would be William Schwab and his wife, after like 20 something squatter evictions they started forging all their paperwork and identification, they were found guilty and sentenced to six years. Main problem is just that its civil, they can loophole around and tie up on getting a court ordered eviction. Vary few states have anti-squatting laws moving it into a criminal offense.
If the landlords would take $30 dollars and do background check this would all be avoided. In this case these aren't trained landlords but sellers who get duped by allowing possession before close of the house transaction. Thats Never a good idea.

In England, if you can't pay your debts, a court order will send Court Bailiffs to your property and they will seize everything of value including cars and sell them to pay back the debt to who it is owed!!

I have watched about 7 of these squatters videos on YT so far and the first 6 were whyte ppl. I’m pretty sure that everyone knows that this “squatters” issue is not a white/black thing. People need to just start squatting on the squatters. Just camp out an wait till they leave go in and throw all their stuff out. Call a locksmith to change the locks and either stay inside or pay someone to stay and secure the property.
Bad idea. There are laws prohibiting such behavior by landlords in most states. If you try that, the squatters would have a good case against the landlord, usually win huge settlements and the landlord is now a felon and in prison. Some squatters use this tactic as their primary income source. It will backfire big time. Get an attorney, don't try evictions yourself.

You need to have your neighbors watching. there is one case where owners left the home for a trip, and before even the owner arrived to the destination trip, the neighbor called saying that there were some people moving into the owner's place. The owner had to hault the trip and came back to resolve the issue.

People from the news to attorneys act like nothing can be done about people like this, but that’s not true. After 16 times, there is at least probable cause for an attorney general to investigate. During the investigation, if the squatters show any false documents to try to acquire a house that is much more than they can pay for, they can be charged and convicted with a felony, fraud, identity theft, etc… The attorney general is just lazy!
Here's the problem: it's CIVIL, not criminal. The AG has no real jurisdiction or cause in a civil matter. Its the same reason you could call the police on these people as the homeowner, they'll say sorry, civil matter, we have no jurisdiction, go to court.
Ask any service business, in MO you can just not pay a service provider and all you can really do is go to court. There is no 'theft of service' statute in MO.

This has been going on for decades. In the 90’s, I knew of a couple with two children that lived like this. They did it differently. They’d scout homes that looked vacant and would break in and take possession. What I can remember, they didn’t fight in court, if you showed up they’d leave. Who the hell creates a family to raise children this way. Never did I think it would became so prevalent.

Working for LL to handle their rentals, I can’t understand why a credit check wasn’t made on every applicant. An eviction is public information. Whoever let them sign any agreement to lease needs to be held accountable if someone other than the LL made the agreement. Go after them, they might be working with these criminal tenants. Something sounds fishy. Too many evictions ignored.
I delt with a roommate squatter once. He didn't pay, I wasn't paying his share. I rented a storage unit big enough for his bedroom crap and stuff. Waited for him to go to work, at least he still that job but didn't wanna pay. I had some friends ready. Rented a van and we got all his crap out in a matter of 2 hours and loaded into the storage unit. I payed the first months rent and his name was on the lease as I did have his private info when he moved in. I changed the locks, not hard to do. When he came home everyone was there and his key didn't fit. My big guy answered the door with the storage unit key and info. He tried to yell and said sue me crap. We laughed and shut the door. Problem solved and I have not seen that asz hat again. I even made sure I got his toothbrush out of the bathroom.

Because squatting isn't a criminal offense, it's a civil offense. It has to be settled between the property owner and the squatter, meaning a formal eviction process needs to take place, which is weird if they were never given any permission to use the property.
The stuff isn't even paid for. The did rent to owns and never paid it off. The renter companies can't get their items back so it goes on their credit reports. This is mad wild.

I knew that he was really asking me to give up the only leverage I had, and possibly deeding him the property for free. So I declined. He finally signed seven days later. What clued me to the fact he was a scum bag was that he low balled me for an "immediate sale" and then kept me waiting for an additional six weeks...
I've ran into a squatter! My ex girlfriend! She did nothing but smoke weed drive my vehicles never filled up the gas tanks slept all day never looked for a job! Never helped with a single bill! Not even help with food! It was horrible it took me a year and a half to get her out of my house

No justice in the system: People have been known to purchase a home for cash and receive a property title in a down market for pennies on the dollar, stay and fail to pay annual taxes when due, then sell every door, door knob, heating system, etc .... before vacating the premises. Leaving the community with an abandoned home left empty for years and years and years. Then, move to another location and do it all over again and again and again.
No consequences means no change of behaviour. They need jail time.

It’s indeed a criminal offense. 16 counts of fraud at that. It has nothing to do with them knowing the law; it has everything to do with local authorities refusing to prosecute. Believe me, as a prosecutor with over 15 years experience and as a judge I know failure to pursue when I see it and this is it in a nutshell.
People need to just start squatting on the squatters. Just camp out an wait till they leave go in and throw all their stuff out. Call a locksmith to change the locks and either stay inside or pay someone to stay and secure the property.

Bad idea. There are laws prohibiting such behavior by landlords in most states. If you try that, the squatters would have a good case against the landlord, usually win huge settlements and the landlord is now a felon and in prison. Some squatters use this tactic as their primary income source. It will backfire big time. Get an attorney, don't try evictions yourself.

You need to have your neighbors watching. there is one case where owners left the home for a trip, and before even the owner arrived to the destination trip, the neighbor called saying that there were some people moving into the owner's place. The owner had to hault the trip and came back to resolve the issue.

I’ve been in the real estate & mortgage business for a long time….never, EVER lease a property to a buyer prior to sale.
Why? Does it give some kind of legal right for them to never buy the property or even pay rent? I'm honestly curious.

People from the news to attorneys act like nothing can be done about people like this, but that’s not true. After 16 times, there is at least probable cause for an attorney general to investigate. During the investigation, if the squatters show any false documents to try to acquire a house that is much more than they can pay for, they can be charged and convicted with a felony, fraud, identity theft, etc… The attorney general is just lazy!
Here's the problem: it's CIVIL, not criminal. The AG has no real jurisdiction or cause in a civil matter. Its the same reason you could call the police on these people as the homeowner, they'll say sorry, civil matter, we have no jurisdiction, go to court.
Ask any service business, in MO you can just not pay a service provider and all you can really do is go to court. There is no 'theft of service' statute in MO.

This has been going on for decades. In the 90’s, I knew of a couple with two children that lived like this. They did it differently. They’d scout homes that looked vacant and would break in and take possession. What I can remember, they didn’t fight in court, if you showed up they’d leave. Who the hell creates a family to raise children this way. Never did I think it would became so prevalent.

Working for LL to handle their rentals, I can’t understand why a credit check wasn’t made on every applicant. An eviction is public information. Whoever let them sign any agreement to lease needs to be held accountable if someone other than the LL made the agreement. Go after them, they might be working with these criminal tenants. Something sounds fishy. Too many evictions ignored.

I delt with a roommate squatter once. He didn't pay, I wasn't paying his share. I rented a storage unit big enough for his bedroom crap and stuff. Waited for him to go to work, at least he still that job but didn't wanna pay. I had some friends ready. Rented a van and we got all his crap out in a matter of 2 hours and loaded into the storage unit. I payed the first months rent and his name was on the lease as I did have his private info when he moved in. I changed the locks, not hard to do. When he came home everyone was there and his key didn't fit. My big guy answered the door with the storage unit key and info. He tried to yell and said sue me crap. We laughed and shut the door. Problem solved and I have not seen that asz hat again. I even made sure I got his toothbrush out of the bathroom.

Because squatting isn't a criminal offense, it's a civil offense. It has to be settled between the property owner and the squatter, meaning a formal eviction process needs to take place, which is weird if they were never given any permission to use the property.
The stuff isn't even paid for. The did rent to owns and never paid it off. The renter companies can't get their items back so it goes on their credit reports. This is mad wild.

I had a similar situation where the buyer was out of town at closing. He told me to just sign my paperwork and he would do the same a week later. I knew that he was really asking me to give up the only leverage I had, and possibly deeding him the property for free. So I declined. He finally signed seven days later. What clued me to the fact he was a scum bag was that he low balled me for an "immediate sale" and then kept me waiting for an additional six weeks...

I've ran into a squatter! My ex girlfriend! She did nothing but smoke weed drive my vehicles never filled up the gas tanks slept all day never looked for a job! Never helped with a single bill! Not even help with food! It was horrible it took me a year and a half to get her out of my house

No justice in the system: People have been known to purchase a home for cash and receive a property title in a down market for pennies on the dollar, stay and fail to pay annual taxes when due, then sell every door, door knob, heating system, etc .... before vacating the premises. Leaving the community with an abandoned home left empty for years and years and years. Then, move to another location and do it all over again and again and again.
