Roof tiles are water proof you don’t have to paint them. Only if you want clean look if cleaning/scrubbing didn’t work. The leaks are in cracks, connections or where water stays (puddles). Tiles are interlocking so you should focus on top, corners where roof planes connects and around chimney. It is not like all roof is leaking. It’s only one point or few that spread bellow. You can check attic after rain where is wet place. The yellow spray foam builders left between metal sheets are not waterproof. You can cut it clean with knife and paint with that roof pain you have.

If I’m honest with myself I wouldn’t. I chose Funchal as I wanted to be close to town, however the island is so small that it’s all within driving distance. I’d personally recommend the north of the island (if you have a car).
