    Good insulation can help you keep the interior cool, especially important if you feel the need to have air conditioning.

      💯 agree and would be ideal, but I haven't seen it used much in Tenerife 😔

      I double this, I live in spain, Bracelona. Here as well all the apts have the worst insulation -> no matter how long I keep the AC on it doesn't get COOL enough to sleep. And my bills on a average august were: 200euros for electricity alone. So I think this is very very important@@AxiMolnar

    correct that is how I work. But you will have to make compromises. The neighborhood not least.

    What about a property direction, south vs. north, amount of sunlight, terrace/balcony ... not everybody wants to live in a bunker, even in a very nice location 😁

      I was thinking of Portugal and Italy, probably in the more temperate areas, but it occurs to me that bits of France, Germany and Switzerland are nice as well. I would add that I have an interest in wheelchair accessibility, which is an issue with a lot of properties and older places.

      @@AxiMolnar If you are interested I can probably write a lot about technical issues associated with caring for someone who cannot do anything for themselves, but a quick summary would be wide doorways for wheelchairs, level access and flooring, hoists, special beds, special bathroom facilities and easy to keep the temperature warm in winter and not too hot in summer. Oh and probably somewhere to park a wheelchair accessible vehicle.

      @@andrewwatson5324 now, when designing new buildings it's mandatory to design for wheelchair at least a % of the apartments, I designed a lot in my previous projects. When designing new apartments, it 's the easiest to accommodate the requirements...for old buildings or houses, it's unexpectedly difficult to solve even the most basic issues, like "2 stairs to the front door" or "enough space in the bathroom" 😭 😤
