Wow, what a ride this house is! Thanks for taking us along on the walkthrough, this was so informative. What's the area like, and is it really enough to convince an investor to tear the place down and rebuild it? Also, are these repairs you're planning to do before you try to wholesale it or after? You got this!!!
Lol its definitelyyyy a project. The resale on this house is $240-$250k, I have it under contract for $92k, so definitely is a high-end area for this market, but it's going to take about $80-$90k of rehab work to get it there. This rehab info is what I'm gathering for my cash buyer, I won't do any work on the house prior to wholesaling it.
Do these guys have a channel? Id love to see videos of them giving rehab breakdowns and suggestions like they did here. Seem like knowledgeable and great guys.

I'm not super familiar with the climate in OK. Does it warrant double pane windows. New windows are expensive! I like these video walkthroughs you do.
Mmmm it definitely helps for a high-end re-sale value, which is what this project would need to be. Also these windows are so old and shot they need to be replaced anyway!
Hi Lili ! Thank you for such an informative video, my partner and I are interested in wholesaling and have started thanks to a lot of your videos! We are at the point where we need to send a contractor to the house to get an estimate but we’re not exactly sure how much information we need from them. We also wanted to know if we need a contractor and a home inspector and I saw in the comments that this was a free estimate but do you know the price range of how much it would generally cost for a contractor to look at the house ?

Oh wait do the contractors do the home contingency inspection?
I'm seeing more then one dude there, did they come along with the main guy? or did you ask multiple contractors to come out? I may be overthinking this too. Also, if you close on a deal they gave you estimates for, do you state that you're paying them in your contract?
Is this a contractor you hired so you can run your numbers or this is an end buyers contractor?
How much did the foundation damage cost you to fix?
