We purchased in Mayfair Sunrise. We really liked their greenery concept with multiple parks and rachabanda areas. Also 550 villas in 63 acres is good. It will not feel deserted at the same time not over populated. The best part is their villa floor plan. It’s too good when compared to others. We searched for almost 2 years and finally bought here. And of course same boat as you, planning to move back to India from US 😊
My friend bought villa for 2 crores , gave it for rent for 23000 + 5500 maintainence in ameenpur. He is paying emi of 1.5 lacs. Cost is artificial hype.

Hence the future appreciation may not be at the same rate compared to last few years. My personal opinion when someone value time more than money. It’s better to rent an apartment in a decent gated community so that home will not be an obligation to stick to a place and it will give more time leverage. Buying land is great but when, where and at what price is the catch. Also investing only in land may be a better option than villa if there are very lean chances for personal use and the rental income in India is very less and is almost same as bank FD. Also with new income tax rules on capital gains, almost one will end up paying 20% towards to tax w.r.t real estate investments. In India a lot has changed since last 4-5 years. Situation is always unpredictable now as everything has attained its peak potential. Anyways as you folks are great at investing, hope you would take right decision based on your situation, financial goals and ROI.

But, it might not be easy to visit them if you stay outside of city. I personally like investing in lands and I kind of used to hate apartments. But, now my thinking has changed a bit. I would still like independent house as I need space for gardening but you should not defeat the purpose of moving back with this social pressure is what my opinion. If you really like it go for it. Also, you said you don’t know much about villas as you started looking for them an at the same time you said your team has so much info. Somehow both are contradicting.

Hi Sahaja, we also looked into options like this and hence wanted to suggest something. We can buy commercial spaces in Hyderabad with the same amount of money and this can yield us returns every month. Investing in residential properties can cost us as they have to be maintained by us, but commercial properties are usually customized or maintained by the tenants. As you said, it’s a choice we have to make based on our needs preferences abilities etc. if it’s for investment, returns in future I am just bringing in that we have this option too

Saying is different and actually implementing is different. We all think that should not have peer pressure or society pressure but somewhere it will get indulged into us. So, nothing wrong when you thought apartment first and villa now. But, you have moved all the way to India to take care of your parents. But, it might not be easy to visit them if you stay outside of city. I personally like investing in lands and I kind of used to hate apartments. But, now my thinking has changed a bit. I would still like independent house as I need space for gardening but you should not defeat the purpose of moving back with this social pressure is what my opinion. If you really like it go for it.
Also, you said you don’t know much about villas as you started looking for them an at the same time you said your team has so much info. Somehow both are contradicting.

Hi Sahaja, we also looked into options like this and hence wanted to suggest something.
We can buy commercial spaces in Hyderabad with the same amount of money and this can yield us returns every month. Investing in residential properties can cost us as they have to be maintained by us, but commercial properties are usually customized or maintained by the tenants.
As you said, it’s a choice we have to make based on our needs preferences abilities etc. if it’s for investment, returns in future I am just bringing in that we have this option too
