You are being overconfident on the RE in Canada. The newer immigrants don’t understand Canada is a capitalist country. There were always be “scarcity” if resources but it doesn’t take the policymakers long to reset everything to make sure people start again. The people that bought a peak won’t see them recover their overleveraged homes for a hell of a long time. Immigration will come down starting next year. The math is not adding up these days in Canada.
